at $3mil the fence needs to be higher they need to put real tile in the bathrooms (bathfitter is okay but not for luxury properties) each room needs a bathroom they need to put an elevator in. reminds me of nyc. no one needs turkish honed marble in such a low price point. they need to fix the landscape and remove the carpet from the basement. looks like they ran out of money.
I know this location as I used to work in the Capitol Hill area for many years, and I would take Massachusetts ave when driving to work. This house is beautiful, but the location is odd to me. Mass ave is so busy, especially during rush hour, and the side streets where the house is located are super busy too. The backyard is extremely exposed to passersby. I'd personally be concerned about safety because of the busyness and foot traffic. If this house was on a less busy location, I think it would be better... plus the kitchen doesn’t have much cabinet space.

At that price point I cannot believe the closet in the owner’s suite was not finished and the builder seemed to take the cheap way out in the kitchen with the inexpensive shelves. A kitchen needs to be practical with cabinets not open shelves.
Beautiful, high-quality, and very expensive house. Anyone who can buy this house will also pay a decorator to furnish those quirky shaped rooms. It reminds me of historic homes with round rooms and nooks and crannies.

The basement apartment possibly can have a small kitchen set up added like a half stove and mini fridge It has it pros and cons but overall it has a lot of potential particularly if you are looking to sublet it out or use as a multi family residence depending upon the zoning and permit criteria.
I am a DC native and I like that the structure fits in with the original DC architecture. However, at that price point it does not give enough kitchen, parking, closet space and private backyard space. I would have preferred less rooms and kitchen in basement. This looks like a renovated apartment building.
Kitchen is inadequate; lacks ample storage......front yard is a hot mess, and I didn't see any place to park. Also, it needs to be fenced in. For the money, one can do better.
My first thought about the brick also. Because of its location (DC) the brick is good to help for drive by shooting and stray bullets. But unfortunately the master is facing the main streets and it’s all windows.

BUT I have a saying, “If I’m paying anything that starts with an “M”, I’ll have acreage, NO neighbors and definitely not LIME Scooters in front (I hate those).😂 Primary bedroom and kitchen were a bit small, but cute and trust me, parking is always desired whether they have a personal Jeeves or not.😆 I’d submit an exceptions permit, open that fence and put in a parking space. The weak flimsy doors are called hollow core. The heavy solid doors are called solid core. The home is beautiful, it has flaws for the location such as no dedicated parking. I like your videos however, be a bit more thorough when you are describing things, you miss a few things that should have been addressed such as the doors on the side of the kitchen.
The should have put a curve way on the side. Plus there are too many windows that lack the accommodation for a dresser with mirror & chest drawer set. It looks more like an office building with a kitchen added to me. & People can get a bigger & better house with plenty of both garage & off street parking in the suburbs of DC in MD. They will need to put window privacy film on those bathroom windows . I hope they windows do ever leak. The utility bill will be crazy! Is the home insulated?
I wouldn't pay this kind of money to not have a private parking space. Believe me, a wealthy person that purchase a house like this also has a nice car to drive themselves. With crime being the way it is on Capitol Hill, I wouldn't want all those low rise windows and glass doors. I have watched too many horror movies over the years, I would be afraid, Freddy Krueger and Jason Voorhees might break into the house with all those glass doors and windows. I prefer to have a main front and back doors made of solid steal with not glass.🤣
Is there a near by parking garage for visitors who drive? Social events at this home would have limitations based on parking and the layout of the 1st floor. More like a rooming house with a much too small kitchen, storage and a proper breakfast room for the total occupants of this home. Can you imagine that many people being at home all at once with limited space for lounging, relaxing, cooking and eating (get your tv trays ready)!. Only one washer & dryer. Did I miss a adequate linen closet for the number of bedrooms? Need entry coat closet, a place for wet shoes. I would expect more and a better floor plan! Service providers coming to this home needs parking, deliveries, maid service, lawn service etc. Seems like old days of a rooming house with a need of a place to bathe and sleep and meals outside of the home.

If I were to purchase this, I’d have to take $500K off asking to get this to functional living. It doesn’t even have a Butlers pantry so even if the folks didn’t have enough storage they also don’t have room for catering with all the conference rooms they seem to have peppered in, in the listing.
A refrigerator that's built into the wall? No way! Can you image the cost to replace the refrigerator if it goes out? High pantry cabinets must be made for giants. It's amazing what these builders come up with and think that there's an all-day sucker somewhere out there.

The laundry room is bigger than the master closet and was there a coat closet on the main floor or is the pantry that is across from the bathroom the coats closet

Looks really nice & newly done. I just can’t imagine paying over $3 million dollars though for no garage,no driveway or your own parking spaces at all. Plus kitchen space looks really nice but don’t understand the extreme lack of upper cabinets space. Just 2 pull out ones that might need a ladder to use. No pantry. Master closet not finished & really not that big either. Looks good though like I said & you did a great tour of it. I personally just couldn’t justify paying that for those major needed things mentioned for that price at all. Plus should include an elevator for that size house & price. I don’t have 3 million dollars & live in CT so couldn’t do it anyways. But thank you very much for a good tour! I love house hunting & designs & love house tours to get even more ideas.
When u 1st enter the home it's a living rm to your right, formal dining rm to your left, kitchen, family rm combo. We don't say master any longer we now say primary rm & primary ensuite
I always had this one image of a particular home in mind. Idk why I felt the vibes of the cartoon Little Bill or the essence of Felicia Richard. I have a have vibe for this home of how I would decorate but I wouldn't want to move to DC. It's absolutely beautiful tho
Given that this place has eight bedrooms, it must have been some congregate living facility, such as a large group home/small assisted living, rooming house, sober living, halfway home, etc. Either that or it's ready to become a congregate living facility of some kind. Zoning approval and a possible license would be all that would be necessary for a buyer to turn this property into assisted living group home, sober living, rooming house, etc.
How is it “new construction” when it was a dry cleaners before? If they put in a huge amount of work renovating the property including additions it is still a reno. If they completely tore down the old property and built new then you can call it new construction.
Why not have the Master on the top level so you could enjoy features like that tub where most aren’t looking that high up? Seems floor 3&4 should have been reversed. $3mill is a lot for an odd master bedroom layout and a micro-kitchen, and I’m in that area.
Great video but for that price and no parking and no Inlaw suite , a small kitchen, no tinted windows and your on a corner lot they might want to lower that price and there’s no privacy in your backyard. So many things wrong with this house; there’s no ‘wow’ factor, there’s no garage, no pantry, the master bedroom with its puny closet is in front of the house and right oat a busy corner. Even if it was originally a building of townhomes, the architect did a lousy job. For over 3 million dollars, there’s really nothing to write home about it.👎🏽👎🏽
It’s gorgeous, but so many bedrooms. Why? Who has more than two , maybe three, kids today? No kitchenette in the lower level was a mistake. The kitchen is beautiful, but storage is lacking. An $3 million home that seems to be built to hold a family not a single person with a huge house. That’s indicative by the fact there’s not even an office space on the main or basement level. I would expect definitely more storage and a garage to park your car knowing that DC has snow. I can get an $8 million home of New York that has a garage for $8 million. And don’t get me started on that “primary bedroom” closet . They definitely could do better. the space inside and the land outside give them enough room to make these additions that are missing it still keep a profit price point. The second bedroom on the second level could’ve actually been the walk-in closet.

How is it “new construction” when it was a dry cleaners before? If they put in a huge amount of work renovating the property including additions it is still a reno. If they completely tore down the old property and built new then you can call it new construction.
Why not have the Master on the top level so you could enjoy features like that tub where most aren’t looking that high up? Seems floor 3&4 should have been reversed. $3mill is a lot for an odd master bedroom layout and a micro-kitchen, and I’m in that area.
Great video but for that price and no parking and no Inlaw suite , a small kitchen, no tinted windows and your on a corner lot they might want to lower that price and there’s no privacy in your backyard. But if someone has 3 million to spend on it, good luck with them, but if I had that money it’s a no for me.

This home is beautiful and perfect for city dwellers! I will never understand why people come to videos of homes that they can’t afford to complain. This weekend, I think I’ll go to the Rolls-Royce dealership to complain about how the leather isn’t as soft as I imagined.

So many things wrong with this house; there’s no ‘wow’ factor, there’s no garage, no pantry, the master bedroom with its puny closet is in front of the house and right oat a busy corner. Even if it was originally a building of townhomes, the architect did a lousy job. For over 3 million dollars, there’s really nothing to write home about it.👎🏽👎🏽

It’s gorgeous, but so many bedrooms. Why? Who has more than two , maybe three, kids today? No kitchenette in the lower level was a mistake. The kitchen is beautiful, but storage is lacking. It needs a pantry. No dedicated parking, arg. I think the price is fair, but so much wasted space. I’ll be curious about the person who buys this home :)

An $3 million home that seems to be built to hold a family not a single person with a huge house. That’s indicative by the fact there’s not even an office space on the main or basement level. I would expect definitely more storage and a garage to park your car knowing that DC has snow. I can get an $8 million home of New York that has a garage for $8 million. And don’t get me started on that “primary bedroom” closet . They definitely could do better. the space inside and the land outside give them enough room to make these additions that are missing it still keep a profit price point. The second bedroom on the second level could’ve actually been the walk-in closet.
At that price and the builder didn't think about building off street parking. Lol I talk like I had the money to buy it. But in all seriousness that place is begging for off street parking
After watching it like 3x my cincers are no off street parking, the backyard fence needs to be higher, kitchen is so small, too many awkward spaces
