Below points which M3M couldn’t have done to avoid dissatisfaction in customer 1. Before time applied OC and took partial OC in order to pull money from customer 2. At possession, marketed their unsold inventory with reduced rates 3. Oversupply of commercial , approx 1000 shops in cornerwalk and then prive and then broadway 4. Fake advertisement of lease out shops at possession in Dec 21 but none of the shop is operational

The biggest flaw of M3M is already covered by you @ ashish gutt ji which is leasing. Firstly the kind of landbank which they(m3m) have, they(m3m) should have a better leasing team than AIPL. AIPL gives very low roi hardly around 6 percent but still they give something and are able to lease it and they also have a major share in their own inventory which gives their impression of their leasing confidence. I recently came to know after my research that AIPL does not have its own landbank here in Gurgaon. It monopolizes on local players and builders land.The details can be found on their Rera approval letter. Like they did with landmark. There is a lot of chances of dispute in AIPL. Now coming to M3M. They do a lot of show off. They sell schemes like AR after increasing prices. They are very very aggressive in sales. They literally corrupt their channel partners and lure them to loot money out of innocent people. Super manipulation. Launching more projects without making a one success especially in commercials. M3M sales staff is sweet at the time of sales and crm staff if very arrogant. Mr Pankaj Bansal is like an arrogant lalaji. RMs are also very bad. The only good thing about M3M does timely construction and delivery which is only good for residential projects. They need to work on leasing for commercials else they should outsource their leasing to AIPL or JLL or make a proper leasing team. As I said M3M does show off, they throw massive parties for channel partners and do bhandaras on its investors money. They run a foundation or NGO which is good for publicity. M3M should also adopt it's commercial investors in the NGO after investing there. They do a lot of inventory reshuffling for sales.
M3M CRM is one the worst. They lie, dodge, manipulate and basically are trained in all tactics to fool customer at least once. Once customer gets conned, they do not reply to emails or calls.
Sir one more idea why don’t you do builder specific drone videos. For example do a drone video of DLF projects where you show the top upcoming 10-15 projects of DLF one by one.

Sir, from consumer's point of view, The only thing wrong about M3M is that they accept payment in cash as well and due to which it raises questions about them...I could be wrong but I believe accepting money in cash in today's time raises questions
Even signature global does cash aka kacha aka 2 number ka adjustment. This is a wrong practice, the reduce the property cost in BBA. That money cannot be claimed or will have any record

Skywalk doesn't have rera and its almost sold. Schemes they gave you has no update. Wheter we are getting benifit or not.
I booked flat in m3m skywalk last year in may and deposited 20% of amount .They promised rera will come within month .so applied for bank loan but there promise completly failed .All the time they keep on promise only but nothing lastly after a year they got oc but i cancelled my unit and got refund after 6 months of cancellation.
M3M gives huge commission to Channel partners to sell their products very aggressively with pomp n show marketing. The key issue is the pricing difference at which ppl have bought in M3M Commercial in same type of product is huge. There is no standard pricing. Do not go by what M3M shows on websites coz that is no indication of the price. Secondly, their leasing is very poor and they always have excuses like Corona, Recession, Catchment area etc etc. Then why are these excuses not applicable for other builders who have done an amazing job in leasing??
