    Hi Jerry and Linda (Dean from Taiwan) I saw your recap on costs living in Florida. A little tip for you to check out regarding your cell phone cost. If you check out " Cricket Wireless " there in Florida, you will find the cost is $35.00 per month ( works everyware ) instead of the high cost of ATT and Verison. Got this info from a friend in Florida.

    Good question about age. I read that the younger people are further south with the older folks more north. One realtor said the north part will eventually cycle out and more younger folks will start moving there. But, if/when I move there I plan to stay until I have to move in with one of my sons. 😉

    Florida state law makes it a crime to harass or feed an alligator. Anyone caught is subject to a $500 fine and/or 60 days in jail. Biologists who study wildlife report that alligators involved in human attacks are usually ones that have become accustomed to people.

      Good idea. That is an extremely short time to get a real feel for the Villages. Try to get a golf cart. You can rent one from Villages golf carts. That is the best, fun way to see the sites. I would also make sure that you get to at least one of the other town squares.

      No, you can just push a button at the gates. Many of the villages you drive around and don't even need to go through gates.

    Jerry & Linda ....we are here...The Lightbody's helped us buy a home on Tuesday...they were both amazing...if possible we would like to meet for lunch before we head back North.     My retired police officer/private detective - mother-in-law lived in The Villages for 20 years or more until she couldn't get around so well. My dear husband, Jeffrey, and I, of course, were in The Villages last month for a week. We loved it there and were going to move there. We live in a New Jersey Shore retirement community presently. However, my husband has epilepsy which is very effected by strobe lights and bright Sunlight flickering through the trees as we ride in a car. He was not doing well down there during our visit and we had to call his epileptologist doctor up in Marlborough, New Jersey. He recommended that we try to stay out of the bright Sunlight. We, sadly, can't move there. We love it there but I can't take the risk. He wares sunglasses 🕶 😎 but that's not enough. We listen to you guys often. Thank you for your candid and honest videos. New Hampshire is one of my favorite places, but not my husband's favorite.

    Have to agree with your comment about choosing the lifestyle vs just a nice house. We're building in Connestee Falls outside of Brevard NC for just that reason. Connestee has something like 80 clubs and groups for residents - instant stuff to do and people to meet. We see nice houses everywhere, but a community with lots of activities that are interesting to many people is harder to find. (Add in 4 mild seasons, opportunities to volunteer & give back in the local area and the gorgeous Blue Ridge mountains and we were sold 🙂)

    Tks for honest answer Jerry of YES, TV’s has priced out many retiree’s. We looked in past 9 months and know the prices are skyhigh since we began. Wait for the real estate bubble to burst folks, then buy.

      Experts agree that there is no bubble to burst. Real Estate pricing today is not like it was in 2007 that lead to the bubble bursting. Real Estate prices are expected to continue to rise. The pandemic has increased the number of Florida buyers because many people have learned they can work from home. They don't need to wait until they retire to enjoy The Villages. Many people are fed up with lock downs and want to live in an open state like Florida or Texas. 10,000 baby boomers are retiring Every Day! YTD, There have already been as many homes sold as ALL of last year. Demand is greater than supply. This is expected to continue for at least the next 18 months. Those waiting on the bubble to burst will likely be priced out of The Villages or need to find a community located outside The Villages. The time to buy, is NOW.

    Hey Jerry and Linda. Literally my wife and I just got back to our home in Plymouth Meeting PA from our 7 day lifestyle stay in DeLuna. Many folks we talked with all know of the "Jerry andLinda couple" so you two are very well known. I met Dave (Dave and Brenda UA-cam video folks) at The Savannah center on Wednesday for a Billy Joel tribute concert.
    My wife and I had a fantastic, terrific, enjoyable time and our sales contact was very knowledgeable, professional and very accommodating taking us around. We are 3 to 4 years away from buying BUT we saw a few that were very tempting.

      Oh good. I jumped on comments to mention that you accidentally forgot to tell that person that if they're playing golf they'll need a collared shirt. And Rusty Nelson another UA-camr brought a lock to secure things in his golfcart on his lifestyle visit. I forgot what he secured though.

    Prices are certainly increasing briskly in The Villages. A new patio villa that sold in the $180'a last fall is now selling for $210K. That is with a carport, no lanai and no walk in closet in the master bedroom. Plus the bond on a new patio villa in Citus Grove is $18K. This information was given to me by a Villages sales rep at N uoen house about 2 weeks ago when I visited The Villages.

    My dreams of living in The Villages have been quashed by people paying these exorbitant prices for homes down there. Many not worth near that amount in my humble opinion. That’s not a sentence. I had my budget figured out putting 80% down on the home (down from paying 100% of purchase price) and, factoring in additional living expenses, I would be able to live comfortably. Not the case now. It does anger me somewhat, but I have a home without a mortgage and gorgeous flowers in my yard, family that comes to visit nearly nonstop in summer and fall. I’m very fortunate, but I did work long and hard my entire life. I live vicariously through UA-cam.

      @@Kathrynanne9 a well known fact as I myself have stated many times. I don’t think homes in The Villages will ever be upside down, but that’s why I’m staying put for the time being. I have more house than I need or want. However, I now hope to move up the shore and I can guarantee the mortgages on those homes will be upside down in a few years. Even though I would not carry a mortgage, I don’t want that.

    I agree with you Jerry and Linda. I always tell people that ask me why I bought here instead of another community that I'm buying a life style, not just a home. I visited many other places in Florida, Del Webb, Top of the World, Solivita, etc and they all had beautiful homes, but they didn't have the lifestyle that The Villages has. Thanks Giz for the joke! You're real funny!

    Prices are going crazy. A courtyard villa in my complex just sold for approx $450,000. I figure it must have been bought by a California escapee who didn't research and was judging by San Francisco prices.

    We used to live in Fernandina Beach, FL. (that would make a fun day/weekend trip for you) and we would kayak on a local creek. One day, my husband and I were kayaking and I saw 2 gator eyes staring at me up ahead, then it ducked into the water. A couple of minutes later, I was paddling over something really bumpy but I could not see anything. I yelled for my husband and he just yelled back, "keep paddling!" I paddled right to the dock and jumped out of the kayak. I never kayaked again in Florida. Moved to GA and picked up kayaking again. No gators here but we do have the occasional water moccasin snake! Now my husband is wanting to move to The Villages since we have friends that live there. Maybe we will see you if and when we get there! Have a wonderful week!

    After much consideration I’ve determined it wouldn’t be in my best interest to relocate to Florida. I’ve listened to a lot of realtors (these were not The Village realtors) on UA-cam and have learned the following: 1) Insurance companies are getting more strict and refusing to insure roofs even if the roof is not currently leaking. In many cases a new roof is being required before an insurance company may insure the roof; 2) Cost of exterior maintenance of the house is expensive (painting); 3) Expect roofs to get half the life as normal due to extreme heat & storms; 4) Expect central air-conditioners to get half the normal life due to heavy use; 5) Additional insurance costs for sinkhole insurance; 6) Additional insurance costs for flood insurance; 7) Bond costs are common; 8) My auto insurance would be higher; 9) Real Estate taxes are much higher than my current state; and 9) Costs of groceries are reported as higher.
    Collectively these costs add up to be very expensive and fail to include the cost of the house and monthly recreation fees. I don’t pay income tax in my state. My current home is all brick so I don’t have to deal with the costs of exterior maintenance. I already have an inground pool. My only hobby is swimming. I don't play golf. To buy a comparable property in Florida would be cost prohibitive. As much as I think I would like Florida, the costs to live there makes it restrictive.

    We will be joining you in The Villages (Spanish Springs ) on 7/23. However, we have opted to rent due to the volatile real estate market. Even finding a rental was difficult. If you did not jump on it within hours of it being listed, you lost out. We are looking forward to life in The Villages!

    We had just brought our first dog (a dachshund) home when we discovered she also enjoyed coffee: Cream, no sugar. My husband was sitting in a low chair and had put his mug on the floor instead of on the coffee table and all of a sudden we heard this lapping! One of many firsts for new dachshund owners! Excellent Gizmo coverage today! We really look forward to your videos :}

      If you call The Villages sales office, they will tell you all about the Lifestyle Preview Visit. Prices are higher in snowbird season and lower in the summer.

    I’m living part time in the villages and still check in with your videos. In regards to bringing things I would suggest water shoes and get to any classes you want to attend at least 30 minutes to get a place in line. It’s that busy with water aerobics, line dancing and water volleyball. I also do not trust enough to kayak with alligators in the water.

    I was sympathizing with Linda about being afraid of alligators. We are from Ohio and just toured Margaritaville near Hilton Head. My biggest fear is snakes. Not sure if I could even move there because of this fear. My husband says I just have to get over it lol.

    The housing market is a sellers dream and a buyers nightmare now. Demand is higher than availability. Hate to say it but if you buy now you will end up probably taking a financial loss.

      I have to disagree. Even during the housing Crisis in 2007 and 2008, the prices did not go down that much. This is why I bought my retirement home in 2014 for my retirement in 2024. Bought a second home for rental in 2017. Man is it tempting to sell that one. To be honest, I think they will continue to appreciate so we are staying put. I do think that the developers will continue to come up with new "lower cost" options - like the patio villas without garages, so people are not totally priced out.

      @@lowridinpacker 2007 and 2008 issues was caused by the banking system. People lost money in the stock market then. This problem is being caused by supply and demand and with inflated pricing of building materials. People leaving lockdown states which is contributing to a buying frenzy. Our state is seeing an influx of people moving from California and New York. You probably will not loss $$$ but a person paying $600,000 for a $300,000 house could.

I can tell you this, the extra rental I picked up in Fernandina is ALWAYS going to be a prime location in TV. Center of everything. It will always be in demand. No freeway, no power lines, and near 2 squares

    During our Lifestyle stay last Fall, we walked a trail at a brand new construction site with a recently filled man-made land-locked collection pond. I thought "no way an alligator could be in it yet", but sure enough, the construction crew paused to look at the "log" that turned out to be a gator. Are you sure someone doesn't bring them in? Anyway, can't wait to get back soon, gators or not, here we come. Love to you both and Gizzy!

    Here's another thing my wife and I noticed driving our golfcart all around during our lifestyle visit. We saw sooooo many homes with pools, BUT never saw anybody using them. The clubs have pools outside that you have access to, and most are not really busy...... may not need to spend money on a pool if you are not planning on using it more than say 3-4 times a week.

      Thinking back to the COVID lockdown, only those with pools could go to the pool. Its just a lot easier to jump in your own pool first thing in the morning. We have both, but we can just jump in our pool where going to the community center takes an effort.

    About the salty air rust problem. Yes yard or patio metal furniture or ornaments will rust over time. It takes four or more years of being out in the humid weather for the rust to develop. It may not be salt water related.

    Speaking of rust from salt air, I have lived in NJ my entire life and I am closer than 60 miles from the Ocean. I know for sure that even 2-3 miles inland the salt air dies not affect your metal objects. Certainly in the Villages there is no possible effects of salt air!

    In the 30 years I have lived in Florida, there was only one time where I was concerned about kayaking on the waterways in Florida. Most of time, the gators lay on the river banks basking in the sun and are actually fearful.

    A lot of young people South of 44 including myself and wife. Many are working remotely! In their 40's and early 50's! Home prices are going up everywhere. I came from South Florida and it's much cheaper here!

    The available homes are actually better than a couple of months ago. I'm leaning towards Solovita because most of the homes in my price range in the Villages don't seem to have big enough lots to put in a pool.

    Hey Jerry! Hey Linda! You mentioned borrowing golf clubs from someone you know in The Villages. You guys are the only ones we know. Just saying ;)
    As for housing prices - when we first started looking at TV 3 months ago we could sell our home, buy there and end up with money in the bank. That gave us a lot of comfort considering the costs of moving so many miles. That difference has now disappeared - poof!

    The prices of new homes went through the roof in the last 8 months. I watched it daily and saw a dramatic rise, the kind of increases that price you right out of the market. I think a lot of it was pent up demand driving up prices. I also think it will settle down and like most housing markets, it will ebb and flow. Florida home prices crash quickly, faster than the northeast.

    Good estimations with ages. Logic would tell you some 80 year olds may move to live near family if a spouse dies. Not all of them will move but many will relocate near family due to the trauma of losing a loved one.

    I get notices of homes for sale in the villages. I just got one that sold for 370k and it was listed for 349900. People are starting to over bid on homes here in the villages.

    Licensed vehicles, like scooters, are not allowed on the MMP. TV has homes for sale between $130K and $2M. Inventory is quite low here as well.

    We played at Evens Prairie and had to rent clubs. Shampoo and washing, towels etc. were included AND COFFEE. We had a weeks supply of coffee :-)

    Cost of property has drastically increased which can and will effect seniors who are looking to move and retire. It all comes down to being financially sound and making sound discussions when planning. Even then 400 k plus homes may be out of reach for someone who is more average. And by meaning average I am still talking a millionaire.

      I live in the Midwest and new homes around 1900 sq. ft. and a slab are selling for $365,00 and up. So in my view no sticker shock for me.

    My sister just bought a house . 3 bedrooms, 3 car garage, 1800 sq feet on a quarter acre, with a lake view. No bond , no CCD. Minutes by golf cart to two town squares. And all the shopping within minutes. $280,000. How…Spanish springs is going thru a transformation where all the old manufacture homes on bigger lots then down south are being replaced with new houses. In 10 years from now there will be huge sections totally replaced. We just saw someone buy an old trailer for less then 100,000 and remove it. What a beautiful lot looking right over lake paradise. Now they will build a big beautiful home on it. Street I live n have 10 newer houses all on lake or lake views for way less then down south. So yes, there are lots of options to hit price targets.

    I just watched a video by and ERA agent showing this lady and how she got scammed....my question is, does the "Villages" have a list of companies that a person could trust and also a list of companies they should avoid? and if not, why not?

      Just go on Talk of the Villages and do your research. Also, you can call the warranty department and they will point you to contractors they trust. NEVER pay for anything up front.
