Why is there no specific rate for a land ? Even in a same specific area , different builders gives out different prices for the land. Who fixes the price in the market ? Is going for the cheaper land the safer option or reputation of the promoter /builders is better ?
Reputation of the plot promoter is extremly important, especially if you are looking at something as an investment. Prices will change based on what facilities and amenities are provided , and also depending on the type of approval.

Hi Yasser, recently had a chance to visit TVH sites at mannivakkam and plan of building a home after 5 years, (i) In Layout map they have mentioned size as 19.8 and 32.10 (636sq.ft) but they told as 645 sq.ft. does it always differ? (ii) additionally, Legal charges and infra structure charges 40k. Is it fine to pay if buying a plot there? Overall, is it good place to buy a land?
The size is wired. It should not be different. Legal and infra charges are okay and as per market standards. Personally, would hold on for six months before buying this property.

Manavari land is nothing but dry land on which crops or productive trees grow without any irrigation i.e by nature (rains, groundwater etc) . It is essentially dry land and can be easily bought and sold and built on without any problem. Only issue will come when you want to build large structures, like apartments , where you will have to go for reclassification from manavari to nanjai (dry land) . For individual houses ulto 2 floors, you can get approval on manavari land itself. This is to the best of my knowledge. Would reccomend a leg opinion before finalising any purchase. Also, highly recomend Thiruporur. Happy to help if you have not already identified anything.

Sir... I need your suggestion on one thing. Actually I'm planning to buy a land thats a dtcp approved plot. We took the documents to an advocate and checked legal opions and he asked more parent patta.. I mean in 70/80s This land got exchanged from an Jamindhar and finally it came to the promoters. They provided the patta on their name . But they don't have patta for previous owners. Old pattas are not there. When we asked for it, they said it 30 yrs old patta and it's nt with them. And they r saying we have to go and search in Ezhilagam office. But they said we will.give adangal document from registrar. Though we have all those documents , advocate said he will not give NOC Bec it does have those old patta so I can't sign and give noc. But you can buy the land. There may or may not be a chance for problem to come in future. Like that. What should I do now? Is it okay to proceed or should I ask them to get the old pattas some how and if not deny to buy the land. Plz advise

I have a small confusion, sharing the doubt here, kindly share your thoughts. --- I liked a property, the property had CMDA approved, but when I checked the document with a lawyer, the lawyer said that the first owner person A, has passed the POA to person B, the person B after 15 yrs sold it to person C (which happens to be her own daughter), now person C holds the patta. My lawyer's point is that, there is no proof of life of Person A on the date of person C buying the land from person B, so he says this might be an issue and not to proceed with the land. I checked with my seller, they couldn't provide me with the dead certificate of person A, so can you shed some light on this please.
There is a lapse of time and the death certificate or proof of life was not required around 15 years ago to execute a saledeed using a POA. However, always go with the advice of a lawyer. Would suggest you get a second opionion from a property lawyer.

Prem sir. The 60 sq.meter rule is for building approval from CMDA. What I am reffering to is the layout approval. Layouts can and should have smaller plot sizes (EWS) and they are approved by CMDA. There are two approval agencies for layouts, CMDA for plots within city limits and DTCP for all others. Hope this answers your question. Happy to answer any follow up questions you may have.

Only for more than 3000 sq.ft it is compulsory to go to CMDA for sanction. So basically from 0-3000 sq.ft building you can go to corporation for sanction. For CMDA approval, you need minimum of 886 sq.ft to unlimited sq.ft There is an overlap , but most people just go to corporation for sanction because it's cheaper and faster.

But the idea behind the quote I belive is that the supply is fixed and it can't be manufactured anymore , however the demand can vary based on population growth or decline, as the case may be. A lot of the smaller houses don't follow the FSI norms, but will eventually get in trouble, especially since the govt has given a written declaration to the courts that they will not allow any further Regularisations. All developers do follow the FSI normal otherwise loans will not be sanctioned.

Kundrathur itself is a good area and the prices have been going up there because of the Increase in apartment projects on the area
