Yes you are absolutely correct. Very risky area. If there is heavy rain you can't escape easily because water will flood through the road. Still kiskintha road from Tambaram is very bad condition. Even last 2015 flood ourter bypass also water logged. Urban rise is the good developer. But the location they choosed was maybe wrong now.
They have one in Thirivaluar and one in Oragadam right now. One co.pleted and sold out project know Thirumazasai as well. Nothing in Sri Perambalur at all
I mentioned near Sriperumbudur and didn't say it is Sriperumbudur. It's very old project and selling the remaining plots. Builder said collective drainage facility is available but as of now connected to opened space which Is not hygienic. The exact place is not oragadam too. Very near to Vallakottai Murugan temple.
I felt 5k per sqft is over priced as the place is Kishkinta road and not seeing much improvement in past 6 years compared to OMR/Poonamallee Purva Ragam selling for 4400 per sqft . They have close metro station
Each location is different, and projects come with different advantages and disadvantages. West Chennai is great, but the Tambaram location is truly underserved

I am a landower, and I have rented out my apartment, and i get my rent on time and everytime a tenant has moved out, he has always chosen to get a bigger flat inside JR iteself! With regards to the Property Tax or road, these are things outside of the developers control and goes to the local body i.e Goverment. Yes, the developer will help us facilitate all this and I'm pretty confident that they will . Have they ever said that they will not? Let's all agree first on association formation before we shift the blame on someone else

Committee is spending their time and money instead of this builder. If we form an association, builder will wash their hands by saying no fund for road and that is the basic commitment they gave while purchasing the flat. I know you are in the group and watching all the conversations. Why you didn't get it sorted if you have good relationship with builder ji? Also this builder creates more issues within owners by playing double games. Are you aware of those issues? Such a cheap minded corporate they are. For many of us, it's 1st house and we all feel bad for choosing this JR. Even owners like u not understanding the issues of hard earned money and just trying to support the builder by hiding the reality or promoting their business.
