I watched this one and the one on staging. I’m a Realtor in California and your advice is spot on for our market too. Pricing to sell now is most quoted number 1. I am impressed that your number 2 is smell. I agree. Nothing smells better and more inviting than Clean. That goes for the daily shower stall too. No one feels welcome in a moist environment scented with someone else’s personal hygiene products. Nobody can live long like this. That drives home the need to get that price right. Home sellers should declutter all the closets, cabinets garages, attics and all the nick knacks on the tables. Pack them up and put them in storage. A clean and well-maintained home will always sell first.
