      It’s going to cost about €200,000 to do up. All new plumbing, all new electrics. All new windows probably insulation. Etc. External decoration.

      ​@phoenix-xu9xj Whoa, do u like replacing all the plumbing and electrical just for the hell of it? This was built in the early 70's , not 300 years ago. Sure, add some ensuites for more convenience .... but more things to clean. As Dave mentioned, this was built as a summer holiday house for 4-5 months use so unless it becomes a permanent year round home, new double windows and insulation not really required. Plus here in the valley, you would be lucky to get more than a few days of snow in winter and it all melts when the sun comes out!

    An Italian retro country home. I would fill it with Beliani retro style furniture and keep the 70's alive. I love the window style, no stone arches, keep it as authentic as possible.

      I agree too. I was thinking white wisteria in terracotta pots in the four corners he was pointing to. ( to create a curve he was talking about )🥀

    It's so quiet and beautiful green fields. Good place to sit and watch the world go by. Lovely. The terraces are nice to enjoy evening meals.

    Been nice to see more of the land property as an Olive orchard was mentioned. Some of us are more interested in the land and gardens than the structures. Nice property.
    I was interior designing as you walked through. French doors where the windows are and some wall removal where feasible and arched. The 'stone' arches would be a nice tie-in to typical old Italian casa's, though, the big entry porch's span would need a center column resulting in an attractive double arch. Thanks for posting.

    The house is typical of the 1960s. There are loads here in Friuli very similar in style and even the kitchen tiles and three pane windows are the same. It certainly has a lot of potential.

    If I purchased this house, I will have that kitchen stripped of its tiles completely and make it into a living room with a fireplace. I will punch an arched doorway into the back of that room (like you suggested) and put a proper kitchen and dining space in the large space back there. I will convert that terrace space next to the bathroom, at the back of the second floor, into a full room and put a solid ceiling over it - this will allow for a terrace to be made available to the 3rd floor. Speaking of the 3rd floor, I will take off the roof and raise the walls into a full 10ft wall, plus vaulted ceiling. In so doing, I will now have a 10ft high vaulted ceiling master bedroom. The entrance to which would be moved to the staircase threshold. The smaller section of the 3rd floor will be the master bathroom and the previous entry way will become the walk-in closet. Finally, I will punch through the back of the master bedroom and have French doors installed, so that occupants can walk into the newly created terrace. (The roof of the newly added second floor room will serve as the terrace, ....remember?). Doing all this will ensure that the house becomes a 4 bedroom (including breathtaking master suite), 2.5 baths with home office (using the current lounge) or simply a second living room. I wish you had shown how much land it had to the sides.

    My first thought seeing fissures in the road was there have been earthquakes here. The structural issues with the house would confirm that to me. To be certain, best to research local history.

    I really appreciate that you show the little towns and villages for the homes you show. I think that's really important and you also include what services, shops, medical, etc is available. As far as I know you're the only one on youtube showing homes in Italy that does that. Many of them don't even bother to mention what the closest store is. They'll just say they're in the Tuscany region. BTW, Tuscany is beautiful, perhaps the most beautiful area but I still am only interested in southern Italy for a variety of reasons including but not limited to the financial advantages of buying there.

    A lovely place for the price.
    You could spend a lot of money on improvements, like new windows and doors, definitely doors to the terraces from the bedrooms, new kitchen, the micro-piling would be a must, adding the lower room into the main house as a living area...
    I'd also get rid of the gas boiler, and replace with a ground source heat pump, which could provide both heating and cooling for the property depending on the month
    Top floor: main bedroom and man cave 😃With A/C!
    Edit: Forgot a few things... I'd also install a solar system with Battery storage, hopefully enough to run the house without needing to resort to the grid. If you insulated the garage, you could put all of the machinery in there, clearing up that spare room downstairs so there wouldn't be any extraneous noise from boilers or anything like that.
    Also, the roof on the garage looks like it may be the old corrugated asbestos roofing, so I'd probably get that replaced with something better.
    I'd probably use the back end of the garage as the battery storage and a workshop
    I mean, saying all that, you *could* probably just move in and do a little something in the kitchen for countertop and cupboard space, then do anything else at leisure. The only things that would be necessary are a good clean and paint (that's a lot of nicotine staining in the left hand bedroom on the 1st floor!), the shoring up of the lower room, possibly replacement of the garage roof, and clear up the garden.
    Everything else would be nice to have...
    I'd have to come up with the money first!

    Quite a nice property. You can see the owners were elderly by the 70's furniture and fittings. They were not able to maintain it....but that happens to us all.
    Underpinning the corner is an easy fix. But David you did not mention the cost of supporting the wall and removing the damaged brickwork. then remediation to make the walls whole again. That will be substantial.
    The garage is interesting, but it has an asbestos roof. that again is expensive to remove and dispose of. In the UK there are specialist firms that do this. It is NOT something you can do yourself.
    It is a cheap property, but it needs a ton of essential work done to it.

    I love these small towns! Makes me want to sell everything I own here in the US and move to one these towns in Italy. The home is stunning! Just a short distance out of town is perfect for a bit of tranquility and privacy but close enough to enjoy the amenities.

      It's a total no brainer. With all you get for your money in these kinds of towns in Italy, vs. the U.S., where I am, you would need to be a Multimillionaire to equal the quality of life in the U.S. This place is in Abruzzo, and Abruzzo is so very, very, nice yet not so well known because it is off the beaten path. Abruzzo is inland and in the hills and mountains. Italians call Abruzzese 'the mountain people' jokingly. Well let me tell you, the whole region is magnificent and the people are salt of the earth. It's a total haven.

    I don't know if you even see these comments so long after the post date, but this house is still interesting. it's time period kind of sucks and its , as you point out, lacking in archirutral detail. But I have a architect son. I'd have to figure out if the kitchen could be reconfigured to allow that doorway into the big room you suggested, with out compromising the kitchen lay out. Italian kitchens so often are laid out so poorly with no prep space. how do they cook? Maybe the kitchen could be the opposite corner. Sometimes I can't help but look at these houses as a challenge to make them right. And that house needs work. but not tons of it. you know? The up stairs bath needs a larger shower. and I'd move the master suite to the top floor and build a really nice bath with a soaking tub and shower. One could easliy put another two bedroom up there.
    And it has that wonderful shop space in the garage. View is nice.
    Still, an interesting house with potential. I've gone back to it several times. wondering what I'd do with it. is it even still for sale? Were you saying it was built in the 70's or redone then?

    Great price but incredibly utilitarian from the doors and windows to the old hospital corridors, this house really needs softening up to make it beautiful and cosy. What a wonderful task for someone.

    I have a complaint about some of your videos! I had never heard of De Cecco pasta until you mentioned it a few times on some of your home tours.     Very nice home! A blank canvas for someone willing to put the time into it. As for that lower level with the crack in the wall, is micro piling a process of injecting concrete under pressure from a series of holes along the perimeter and maybe a second row of holes staggered and 50 cm in from the first row by the wall? We had this done to a house in the states on the approach just outside of the garage. Because they did not allow for settlement of backfill, over 20 years the slab dropped 4 inches at the point of meeting the floor of the garage. Now further on in the video when you covered the back garden just outside this area appeared to have a grade issue where someone needs to add a bit of concrete along the wall and build up the soil so it drains away from the affected corner. A VERY EASY project and would take less than a week to finish with the internal work as well, as long as the workers there are not like those here in Greece who are finding excuses from finishing work or failing to follow the engineers detailed plans. We make them sign contracts stating they are responsible for costs of everything if they mess up and it needs to be redone.

    I think by 'micro piling' what is meant is 'underpinning'. A lot of that happened in the UK, after the very hot summer of 1976, particularly where houses were built on clay, while properties built on chalk were unaffected. The ground contracts as it dries, and it causes the house to shift. When I came out of the army I sold houses for a while and I saw a bit of this.

    This is an amazing property! I would leave the outside as retro as it is. Just some kitchen cabinets would be necessary. The rest is just paint and updating as you want! I love this! No major changes would be necessary for me.

    a house full of potential. Underpinning is not as daunting as people think. I would break into teh side room and have modern big glass sliding door to the garden. Needs about 50-60K spent on it to bring it up to an amazing modern design property. Yes, attic space needs door exactly as you say and ensuite .

    The views are amazing. A little bit of tlc and that house will be fab. One thing I noted though, a room in an old house with a crucifix always gives me the creeps. Probably from watching too many horror movies when young. 😅

    Love the ideas you have for remodelling, but I've heard these sort of changes either have to get through a long bureacratic process first or any changes to the outside except for renovations are not allowed at all.

    Absolute bargain. Bet it has sold already. Just factor in the repairs but regardless can live really well in it as is. New paint, some good horticulture, and a creative interior design vision is all that is needed. Looks like great location for someone like me as well.

    I would just use rounded stones in an organic fluid lines around each window, add small stones in the center vertical line of that tall brown tiled colume. I would never remiv to any functional windows, only emhance their curb appeal. The only syructural interior change would be to open the kitchen to make a kitchen, riner and lounge all in one. Keep all furniture and add even more modern lines or shabby xhic it up for an eclectic yet rich color added interior.

    This is actually the exact idea of what we are looking for and Im sure we will be talking soon. really enjoy your properties you offer but if I can make a suggestion to holding your camera still lol maybe a wide shot than ONE directional change into your close up shots and descriptions - when you spin it tends to make us a little seasick as such lol - love your explanations but please slow down the panning back and forth...we were trying to show this to family and they just couldn't quite deal with it and you are so very good!

    I can see a fancy Senior suite on the third floor. Can this be air-conditioned well? Are there laws or constraints in Italy against modernizing the "services" that are brought into the home to provide a greater supply of electricity for powering appliances? Air conditioners, dishwashers, washers, dryers, hair dryers, etc? Asking for a friend :D

    Tons of potential with this house. I had a question pop in my head when watching this one, though. What is the closest thing to a Home Depot in Italy? For those of us who could do a large portion of the renovations ourselves, this is a good project house. But, how far does someone have to drive to find a Home Depot- like place to get the materials needed?

      There are place all around in the countryside or just go to Lanciano where you will find everything, Lanciano is 15/20 minutes away.

    The stone archway is in my opinion a terrible idea. It is fake architecture. Really cheap taste. But don't cry: I love your video's!

    a LOVELY LITTLE CASA how far away is the beach, is the water there hospitable? Are there small waves at least available, are the swells surfable? surely some places in Italia would have ideal conditions for a few tasty waves? Some of us are just wishing to make Italia our permanent home pleeeeeeeeeeeeeeeeezzzzzzzzzzzeeeee!

      Beach 25mins. Yes you get small waves but bigger in winter or windy days obviously. Wind surfing and kite surfing very popular as well.

    Yes please open the doors/ windows .more beautyful plants hanging on the balcony's. Put some big old iron ? "Vazen" with lemmon trees by the entrance .. a loverly "prieel " with romantic curtens outsite at the back where you can sit and have diner and wine...put some lamps in the ground that give some soft light in the trees .and offcause in the front of the house so in the evening this lovely stone BEAUTYFUL HOUSE can shine ... lantarns with candles ... i'm sorry but this is triggering my " i love interrior " ❤ !!! I can see the differents with small changes and i love it.!!

    Balcony remind me that I Sit in the morning sun and snip the Ceylon tea and enjoy the life. How far is Doctor/hospital, glossary store or shopping mall and medical store from the property?? House is worth of price.

    Stone? Must be concrete or cinder block construction. And it seems over engineered. Meaning it's going to be a hot mess to take down interior walls. No traditional arches unless you alter the modern roof design, let alone the staircase light well. Views are gorgeous.

    Dave, I have to admit you have me spoiled rotten with how you present these homes. I checked out a couple in Tuscany(which is my real love) or was until you started showing areas I'd heard of but wasn't too interested before you.
    I promise, if I were a bit younger and not bedridden from a freak accident, I'd be living over there, quicker than a lamb can twitch it's tail. This property would be turned into a vacation rental and I'd turn that delicious garage into a little home for me, cause there aren't any stairs.
    Keep up the great work so I can keep living my dream through your lens.

    hi, so, garage is on the opposite side of the house. How big piece of land is around a garage? Also, how many olive trees are there? How big is piece of land around a house? I mean, it looks more than enough for anything to do, just wondering about size...
    I see your vision about that huge room that can be open through kitchen, and than further to the back yard with nice terrace, lets say 4 meters wide along all house wall...one side could be little shaded space with barbeque, other side pergola with vine and central part just open...nice property.

    Judging by the style it seems more beginning 1960s, late 1950s to me as there were so many buildings just like this already around and not new in 1970 when I arrived in Italy.

    Those are beautiful marble stairs! And the place is huge with large spacious rooms & great views. The outside terraces need some stone work which can get pricey but the outdorr spaces are spacious too & well worth the extra money. Why is it "way undervalued" as you put it? Seriously, why the low price?

    The winters are probably cold as of the mountain being seen so well and close and the ski areas nearby? The heating system looked like it was maybe gas or hot water? Think I saw radiators? Think it would need a good source for warmth on all three floors, and cooling in hot weather, especially the very top area. Wondered about water as it was maybe not close enough to come in from the village? Probably there is a 'well' some place on property and 'septic' system? Maybe if no one has been there in awhile it may need to be cleaned out or would that not matter?
    Lovely views nice and quiet and land cold be very nice once cleared out. Kitchen must be the heart of this home, I think?
