It's directly in the city center and a short 5 minute walk from the main center metro stations, grocery stores, restaurants and coffee shops. At less than $97 a square foot and around $1,057 per square meter fully remodeled and furnished, this may be the deal of a lifetime. I live in Kharkiv and I totally agree with you that all real estate agents in Ukraine suck. Basically they do nothing except adding photos of a flat to their real estate web site and then giving you an excursion in this flat. They don't check any papers on flat or the owner of the flat at all, they say that they have checked all the documents but it's not true. They want only 4-5% from the price of your flat and they have 0% responsibility on the deal. Many cases have been in Ukraine when after buying a flat new owner have to deal with big issues. And some of such new owners have lost their right to own the flat through court. In your case you had lawyers eye on the deal so everything should be fine.

Anywhere in the World, you need to consult a lawyer when buying a property. The realtor's job is purely sales and marketing.

Congrats Johnny! Nice apartment and it's good that it's move-in ready. I would rent it if I were coming there. Reminds me of a place I stayed in Bucharest for 35-40 euro/nt. In my experience, it's more important to have a good lawyer than a real estate agent.

A wee bit small, but still, quite a deal. I appreciate how you actually give costs and prices on apartments. Many tend to gloss over the price. You are helping making the decision between Ukraine and Russia very difficult. The good thing about being someone's first is, they have no one to compare you with. You could the best! Well, until the next one comes along. So, is buying real estate as rentals considered investing in the country to satisfy the requirement for residency? I'm so confused on this issue.

I send money to someone in kharkiv on a regular basis and the cheapest by far has been paysend. They charge a 2$ flat fee for conversion and it shows up in their bank account as hyrvnia within a minute or so.

I really liked that apt you bought Johnny but here's my problem, I'm 6 foot 5 and I would need at least a queen size bed. Was that a queen bed in your apt.? I liked the style of it and all the modern appliances for sure, but I think I might need a little bit bigger place. I know sometimes the cameras will make rooms look smaller than they really are, or even vice versa. I just love the fact that you're a friend of Benjamin's! LOL
In Ukraine the bed sizes are different. This one is their version of a Queen which is 160cm x 200cm almost 6'7.

Congrats! looks like a good deal, repairs alone can cost $10k -15k at least, real estate agents in Ukraine - people who don't have any skills, usually who moved from small cities and can't find a job, they do nothing and can't be trusted, it like Timeshare sellers.
yess, and without already knowing trusted contractors, even Ukrainians often get ripped-off on house furnishing/remodelling ( repairs), for a "rich foreigner" the prices will go up 2x at least for sure

Yeah i go to Jysk for many years now in The Netherlands. I bought 4 desks for only 25 euros each. Its all they had. I like their prices, but i prefer ikea because ikea is easier to put in.

I've seen Jysk all around the world. It's just a place for everything you need for your bedroom. It doesn't have everything like IKEA. Jysk has high quality items which IKEA doesn't, but it also offers the low quality cheap stuff.
How much are the yearly building charges ?
This is why I act as my own agent. I can keep or give my agent cut, to more shrewdly deal.

One question ? When you buy a property /appartement hos much are THE monthly fees for electricity,water, etc..?
It's usually less than 10$ for cold water and around 20$ for electricity for one person. Of course it depends on how much you use your utilities. And the heating comes at 50-100$ per month for a single room apartment. But it also varies according to the outdoor temperature/the region you live in.
But what about the bigger killer fee, the building management & maintenance fee per month, it's usually the biggest $ for older than 6-7yrs to much older condo buildings right? (as in US&Cda)
@@nnes759 Well, it's actually the other way around here in Ukraine. The older buildings, that date back to the USSR period or the 90's, don't have high maintenance fees. You may be charged as little as 10$ per month for a small single-room apartment (that's around 40 sq. meters). To the contrary, there's been many new apartment complexes popping up in recent years. They may come with a concierge, a surveillance system, big playgrounds etc. And the maint. fees there are obviously much higher.
@@user-uw8um4qz2d Here this fee is for building manager + one to several cleaning, repair etc assistants(size& amenities based) the running fees of $199- $899+/mo that's been argued as way too over priced, this by original owners associated managmnt companies as sheer greed driven (includn consultant other exuberant hourly rates, bad contracts etc,etc) a $25- 100/mo from hundreds of units is, perhaps more than adequate, etc, at many buildings this fee even exceeds the monthly mortgage rates, a turn off /awakening moments for many.

Jysk is danish and it basically means "Jutlandian" meaning a person from Jutland "Jylland" in danish (a region of Denmark).

I'm not familiar with Ukraine. But I'll assume they have a government property registration system like Russia has. This records and is proof of your ownership. They don't do deeds like we do in the US.

You have to have the full amount. There are no mortgages here unless you want to pay something crazy like 15% interest.
