I'm a Chicago native and out all of the types of homes one can live in I'd choose one of the city's classic architectural gems, whether it's a two-flat, bungalow or greystone. Spend one year in the clouds in The Loop or West Loop and then comeback down to earth living in one of said styles. That's just me.

Absolutely stunning, love the whole transformation process. Will definitely keep your contact information, as I am interested in this idea of buying a multi family property and completing a single family transition. @Mary Tabar we try to stay North of 290...even that is a stretch. It gets hard to manage projects when it gets too far

That size project now is anywhere from 350-400k

I'm looking to convert a newly remodeled single family home into a 2 flat. I did a walk thru and everything is all set up for a 2 flat with everything needed on both levels. I would just have to put up a wall and door to separate the entrances in the front. Where do I start?
Hi Jaymara...you would start with an architect. You would have them draw out the proposed conversion and with the plans you would be able to pull a permit. The architect would be able to tell if your zoning would allow the conversion.
Curious if you don't mind how much did the total renovation cost? I really love everything you did. I especially love the kitchen and I really love the stairs and the railing.
This one was just over $200,000 renovation cost

My Dad is an architect and he says renovating vs. move in ready is the way to go. Also in Chicago as you know property taxes here are so high. So it's a way to save a little on that too. Great job! Yes but depending on what area you are in Chicago you may be able to get good amount of money selling an RT4

Hi Esha83 thanks for the question...to do a complete gut rehab like what was done in the video you're looking at about $120 psf for the interior. Exterior work would be additional, that's why it's important to choose a Chicago 2 flat that has been maintained on the outside. That's not to say you shouldn't buy a Chicago 2 flat that needs work on the exterior, you just need to make sure you lower your offer amount to account for that work as well.
There's a certain point where it just doesn't make sense if the building is in real bad shape but in general these buildings were built solid.
@@ChicagoRealEstate411 So it will cost about a hundred and twenty thousand. And if you get a mortgage loan And alone is more than What the building actually calls or what you pay for it. Is it good or can you use the funds that are left over to rehab the project
@Esha83 It would cost $120 per square foot. 2 flats are normally 1000 sf per floor so for the 2 floors it would be $240,000. If you did the basement too that would be $80-90 per square foot without digging.
In order to get a construction loan the bank would need your budget and then they would do a feasibility study to see what the 2 flat would be worth after the work was done. If the purchase price or current loan amount you have plus the cost of the work are within a certain percentage that the bank requires they would then approve it.

Midgrade materials and labor about $90psf
How much is the price per sq ft from the stubs?
Anywhere from $85-$100 or more...all depends on finish choices.
The basement would be an additional $50psf

Why that tub for the washroom, no kitchen appliances, no washer and dryer, no basement window blocks for security in that area, all the washrooms with the same counter not marble the kitchen is plain and you are asking $700, BIG WOW but it's beautiful but I need more wow the tub why not Jacuzzi bath tub? just threw in the furniture 😯
