Beautiful home. I particularly like the size of the rooms and walk in closets. Very spacious. I'd also expand the deck, screen a portion of it and add stairs, finish the basement adding a 5th bedroom, a home gym, an entertainment area with a wet bar and a music room. As usual, great tour, Terrance!
Hey Mike, thanks man! I'm so glad you commented. I wish UA-cam's comment/community section would be more like Instagram. I've been trying to find your number. I've been through my call log up and down since we spoke 2 weeks ago, and trying to find a comment on here is like finding a need in a haystack. I found some moderns to send you. Would you mind texting me at 678-785-5275 and I'll make sure to add you to my contacts? I'll send over what I've got for you to check out, so you guys can see if it's something you'd like to explore in person.
The house is very nice, but your presentation makes it even more desirable. Love the shout out you gave to Alex. It shows your commitment to your viewers. Love the engagement too! Thank you so much for bringing these wonderful property tours, Gail McBride in Gwinnett.
That's really kind of you Gail, thank you very much! Thank you for watching and taking the time to share in the comments too. What part of Gwinnett are you watching from?
@@TerenceRichardsonTours, I am in Smokerise, near Lilburn. I am surrounded by Lilburn, Lawrenceville, Snellville, Loganville and Duluth. It’s a wonderful area, centrally located to shopping, and restaurants. I can definitely get into some good trouble, here! Take care, Gail.
Ah very nice! I sold a house not far from you in Lilburn last year. I used to love going to O4W Pizza in downtown Duluth, ever been? Their Grandma Pie pizza is so good.
Hah, all good! I promise I took zero offense to it and I actually had a laugh because it's true, especially in Atlanta. I have a funny story about that actually... A couple called me back in like 2012 and when we met in person, they weren't expecting a white guy to show up lol. But we hit it off and they found a great house and we still talk to this day.
Nice presentation. I would finish the basement with a fully equipped wet bar, and 6 person island, plus I'd increase the size of the patio with an outdoor kitchen and larger seating area. I'd replace that back balcony with a longer and wider one with a staircase leading to the patio, screened in of course. Just as soon as I hit the lottery for 50 million that is.
Hah, great. But for real, I work with people, not price points, so if you ever need my help for a real house, not just the dream house, let me know too :)
Envy's here! First, I'm glad you came thru the storm looking safe. It broke our drought in Ohio. We needed the rain. Sorrow for the devastating outcomes down there. 😢 I agree with earlier posts on the home. Connect the porch for a wraparound. Connect the deck and patio with stairs. Screening on deck. Bugs love me, and I'd be eaten alive. I suppose the split primary closet is to accommodate a load-bearing wall. If not, I'd remove it and add an island in the middle for his and hers use. You know my taste for hard floors. I wonder if they offer the option? Lot is very nice overall. Closets are great. I wonder if the builder offers basement contractor recommendations? With enough money, everything is negotiable.😅
Hi Envy! Some areas of Atlanta flooded, but not anywhere near the extent of what happened just north of us in North Carolina, holy moly... I'm shocked at the devastation there... With respect to the house, I don't THINK that wall in the closet is load-bearing. I think they added it to wrap more shelving around it. I like the idea of having an island though. For the floors, they have limited options for engineered wood floors and LVP. They might have a recommendation to a contractor that can finish basements. Otherwise, I certainly know a few good ones :)
This is exactly what I want for me and my family 🙏🏾 updated, kinda modern -yet “ Home Alone” old school feel ( my opinion). The bricks make me feel back at home in Brooklyn.. it’s the little things. I’m sold, I just need the blessing 😂💯
Primary is absolutely not too big. The primary in my house takes up half the upstairs and has a marble fireplace. They're suppose to be extremely large.
Cumming, GA resident - My master bedroom is at least that size if not bigger, which is why I have an 80" television in it. TV is in another zip code. I also have a 4 season deck off of my bedroom. The one negative about having a very large bedroom is that it's not intimate. I've slept in other bedrooms in my house and they are certainly much cozier.
Thanks for watching and sharing your thoughts, I appreciated reading them. I like the exterior too, but I'd like to see this plan with the wrap-around front porch instead of the isolated one.
I've seen some awesome yards in this neighborhood. I think the builder will do a baseline build, but the homeowners after, some have done a great job making those spaces their own.

Very nice house and neighborhood, but I prefer the wrap around porch style

Not a bad house. I would go for wraparound porch. I prefer 1st floor master and would hesitate buying with unfinished basement.
Wraparound would be my choice too!

Did you hear that the Home Alone home recently sold? I wonder what Kevin's dad did back in the movie to afford a house like that lol
@@TerenceRichardsonTours right ! 😂
The house is quite pretty from in and out. The basement could be used for more rooms maybe 🤔and even the neighborhood looks nice.
What else would you build in the basement?
I’d give up all of the front yard for more backyard
The good thing is this community is acre lots or bigger. This plan could be built on a different lot and have a huge backyard.
Beautiful home! Love the outdoor porch.
Right? I would love to relax and read a book there. You?
Well done, another beautiful home. 👍
Thanks BK! I appreciate you!
Nice! I'm surprised the closet isn't custom.
It would be nice to have something a little more custom, but that's not usually what we see from production builders.
Only thing I didn’t care for is the carpet 😅. Otherwise the house was beautiful
I'm fairly certain it can be built with hardwoods as an upgrade in all of the bedrooms if someone's willing to pay for it
The house is ok but the back yard need more room but cut the trees on back yard so I can build pool .
Some of the lots are much nicer in this neighborhood. They're all at least 1 acre though.
that huge shower and no center ceiling mounted rainfall showerhead
Missed opportunity!
I hope that the name Hurricane point really doesn’t mean they get a lot of those in that area ⛈️
We really don't get hurricanes much here in Georgia. They are typically tropical storms or less by the time they get here. Helene was the exception
Master bedroom is really big. Id add more lights tho
Good point, more lighting would be nice. Cans though or something different?
@@TerenceRichardsonTours cans for sure, like 10 maybe
That's a good number

Thanks for sharing your thoughts! Your primary sounds amazing!
Nice
What did you like best about this one?
Like big kitchens 🙏❤️
Ahh very nice!
Nice house but it looks a bit outdated for the amount asked
It's certainly a more traditional style
This house is normal. The primary suite is sized correctly for this house.
What did you like about this one?

The TV in another zip code comment made me laugh, thanks!
Beautiful exterior, but that interior is a letdown small cheap kitchen. The foyer looks small. The family room is small and cheap looking.
Thanks for watching and sharing your thoughts, I appreciated reading them. I like the exterior too, but I'd like to see this plan with the wrap-around front porch instead of the isolated one.
With all the news of the recent Hurricane Helene, I think I'd have to shy away from an area named "Hurricane Point". Not a good name for marketing.
Unfortunate coincidence yea... It's been named this since 2006 though.
The house was surprisingly disappointing. The backyard and the deck were my least favorites.
I've seen some awesome yards in this neighborhood. I think the builder will do a baseline build, but the homeowners after, some have done a great job making those spaces their own.
No a million no
You can get into the neighborhood for under that
