I don't know the lead times now, 3 or 4 months sound like too much. If you're a resident in DK it shouldn't take that long, just check with the banks listed in the video.

Thank you Mario. I have a question, before I go find an apartment should I talk to banks first to see how much and what types of loan I can get? So I can be more clear about the price range of my apartment.

100%! Talk with the banks first. Then you know how high you can go.

    Hey Mario,
Quick question: do you think speaking english in the meetings with the bank is a drawback? I've been in Denmark for 10 years and while I do speak Danish, it's not on a level where I am comfortable discussing crucial financial details in anything else but English and my native language. Do you think this counts against you as an expat?

It's 100% fine to speak in English -- If you can speak some Danish make the intro (first 30 secs, minute) in Danish to impress and then switch to English. That's what I did myself.

    Hello Mario,
following your content for some time now.
What would you say I should do if banks are not interested in requesting more information from me and telling me straight away on phone that I need 40% downpayment if I want to get a mortgage? I am an expat without permanent residency in Denmark (I am EU citizen with CPR in Denmark, full time employment) and as soon as they find out they dont want to proceed any further. I believe I can make a pretty convincing case considering my savings as well as my monthly budget but its hard to do if I dont get the chance to show it. Thanks for help.

Hey Viktor - Ouch. That doesn't sound good. How many banks did you talk with? I don't think the PR is a prerequisite as it takes so many years to get it...

Hej Viktor , in 2017 i applied for loan they told me that to come back in 1 year because we have only 1-2 years in Denmark, in 2018 they request 40% 1 week after this i made another apoiment but with different consultant they aproved us with 5% only 1 week after verbal agreement he called us and told that his boss told to cancel the deal because we have been rejected 1 week prior , in 2019 we tried again they aproved us with 5% but we had 20% down payment so we choose with 20% ! we saved over 270.000k in interest rate for 15% , i pay every 3 montsh only 11k , my apartment doubled almost since then and now they don`t let us to take some equity out !
P.S. member of EU don`t need permanent residence , you will just have to be aproved by Ministery of Justice or something like that and that`s it ! i paid 4k on lawyer and the bank offer us with 15k. ! The bank is Nordea !
