- Chisom Okwulehie was gifted at drawing from a young age. She decided to turn her artistic instincts toward a more profitable line of work, studying architecture and public planning in college. Today, the 35-year-old mother of two earns about $163,000 a year working as an architectural designer for the Port of Authority for New York and New Jersey and running her own interior design side business for private clients, Juntero.

What about insurance within the mortgage... so if a spouse dies.. the mortgage is paid off (as here in the UK)

You hear a lot as an architecture student about how there’s no money in the business and get ready to be broke forever. This story inspired me a lot! Especially her being a black woman, there are really few black women architects and she still found a way to be successful.

Some people are just made to thrive and suceed. She's obviously one of those people that can asorb large amounts of information and not feel overwhelmed. She seems to be able to balance a lot at one time. Not everyone has that ability. Impressive

Maybe she wasn’t “made to thrive” as in she was born with all these abilities. Maybe she took time to learn and her supporters encouraged her growth. Most of it is about choices and discipline.And who knows if lots of information doesn’t overwhelm her? People choose to thrive.

This is such a backwards way of thinking and part of the reason some people blame themselves for not being "successful" and turn a blind eye to the overall system that makes it hard for some people to get ahead.

A true hustler. For her to be able to build an interior design business in 2 years while working a 9-5 says a lot about her work ethic. Whats also interesting is her and her husband were able to buy a home for 675k and a piece of land for 450k so financially it seems like they are already set. The cost of building their dream home will probably be another 500k so all in that dream home with land cost will be over 1 mil. The surrounding homes around that vacant land seem like mansions too.
What im saying is it doesnt even seem like she needs to do the side gig but shes a go-getter and want more out of life. A very smart woman. Inspiring!

It sounds like her side hustle is her $126,000 government job at Port Authority.
Not really, she still makes most of her income from her port authority job. She made 126k for her port authority job, and 37k from her side business for total income of 163k. The Business had revenue of 400k, but much of that revenue has to go to pay architects, designers, etc which explains why she only paid herself 37k from that business. Her business is the side hustle, she's bringing in close to 40k extra a year from it. Not anywhere close yet to quitting her PA job for it. But if she grows that business, maybe.

She is really knocking it out of the park. I started my second business life around the same age as she did and 15 years later, I’m semi-retired.
She’s on the right track for the most part, except for that vacant lot. At her age with her young family, she cannot be sinking money for years without a return. She really should be investing that money now, either in a rental or at least in a stock index fund to get 8-9% annual returns. Do that for another 15 years and she’ll be much better prepared to build the dream house when she’s 50 with kids in high school.

Get a 20-term life insurance policy to cover the mortgage in the event of spousal demise; they are cheap if you're relatively young and healthy, and then you don't have to work extra hours to cover that potentiality.

My ex and I owned a home together with a $500k mortgage. We each took out a $250k term policy and named the other - it covered us for 20 years and cost $50/month (that's $12k cost over 20 years for $250k of insurance). The cost depends on many variables, but we could not have achieved this putting $50/mo into an index.
Not many can be in architecture designing. You have to be able to draw and do math. That’s a rare combo talent to have.

I hear what you’re saying but I find it inspiring watching videos about people who have jobs which pay extremely well. I don’t earn 6 figures but if I was aware of some of these highly paid jobs before I went to uni then I would be on a different career path right now. I like the fact that these videos show us that normal people like us can earn great incomes if they study the right course and put in the work.
You make an excellent point. I assume the target audience for the series is Gen Z (not to generalize) but many fantasize about earning money through social media and influencing. This series shows them you can make a lot of money by doing other work as well.

A lot of folks downplay the role of advisors until being burnt by their own emotions. I remember couple summers back, after my lengthy divorce, I needed a good boost to help my business stay afloat, hence I researched for license advisors and came across someone of due diligence, helped a lot to grow my reserve notwithstanding inflation, from $275k to approx. $850k so far.
I think this is something I should do, but I've been stalling for a long time now. I don't really know which firm to work with; I feel they are all the same.

I lost over $70K when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. I'm confused how can you make 150k+ and not want to pay your student debit? Can I buy a house and then be forgiven the expenses when I decide I don't care to pay it? What about my car note?

If she signed up for the loan forgiveness program. That’s not the same as the Biden plan. They always had it for government workers.
They will pay your student loan after a certain amount of payments and/or she work the minimum years.
In High School my economics teacher that’s what she did.

@@kostetze yeah, also like 99% of people who apply for forgiveness after 10 years still get denied! and plus, even if the debt is forgiven she's gonna get a huge tax bill from the IRS because any debt that is cancelled is considered income and you will have to pay your ordinary tax rate on that

Well it says she brings in $400k. It also says that she paid herself about $30k from that business. She’s doesn’t have any major overheads so I would guess she is profitable.

$450k on that lounge she bought just been spent paying off her loans entirely. Also, she’s worried about a spouse dying and being left with a mortgage - it’s literally what life insurance is for. You take out $1 million policy on yourself and on your spouse so if either one of you dies, you can just end up further ahead than when you left off.
No. Life insurance = higher probability of Epstein'd.
The interest rates on student loans are low, and she’s going to have it forgiven since she works for the government. Paying for her student loans would literally be throwing money away.

Using PSLF is within the terms of the loans. (I believe she still has to make the payments and on her income there's not much income based relief. I'm not sure that she would still owe anything to be forgiven
@@stevenroshni1228 She still owes 173k on her loan. Which suggests she was only paying the minimum payments in anticipation the loan would be forgiven in 10 years. So she'll probably save over 140k in student loan forgiveness. Smart financial move on her part.
