This is a series where i'll breakdown neighborhoods and what i've noticed when a single property has sold a few times in my career. Some will be good, others will be sad stories. Today's is surprising growth in just over 3 years!
Bernal Heights is a popular neighborhood for people who want to live in San Francisco and may work downtown or down the peninsula and like an easy commute to and from work. It's a small neighborhood with two main eating corridors (Courtland and Precita Park). It's also very close to both Noe Valley and the Mission District with loads of great food, bars and cafes!
Join me as I break down a transformation of a single property that went up for sale originally as a "fixer" for $800K in 2017 and how it was updated and each agent used the same pricing strategy to create demand with buyers and maximized sales price for their sellers.

Thank you for this tour! I spent 2 wonderful years in San Francisco and it remains one of my favorite cities. I spent most of the time exploring the city on foot and playing tennis on Margaret S. Hayward Playground. Out team is the best! I miss you, guys!

So lovely… those tree shadows on the streets are so dramatically attractive and artistic! The style and places that you filmed of SF are tasteful, calm, and of course beautiful! I love Russian Hill, Nob Hill and of course Pacific Heights too!

The most beautiful neighborhood in SF!
I have lived in SF 45 years and have lived in many neighborhoods here. In the 90’s I was a volunteer City Guide and my beat was Pacific Heights. I learned the history of the area and loved sharing it with visitors. 2 years ago I moved to the neighborhood, one block from Alta Plaza. While it lacks the ethnic diversity I’m used to, there are so many things I love about it. That’s San Francisco, every neighborhood is unique.

This one here is $3.8M, a bit on the high side for the neighborhood.
First visited in mid-1950s. Remember Coit Tower, Far East Cafe, à huge public swimming pool, and more. Our nice home in St. Helena cost my parents $20,000. The average new house was closer to $12,000. No tuition at UC or the state colleges. Only a fee of about $125 per semester.
Wow!! In St. Helena, that's such a beautiful place. I hope you enjoyed making memories with your parents there over the years. I wish education could get back to that type of affordability, it's certainly getting to an unattainable level.

May I ask where are the grocery stores close by in the area?
I missed this one, There are a few surrounding the neighborhood. Mollie Stone's, Whole Foods, Bryan's are all larger ones nearby. There are also neighborhood markets like large corner stores throughout the neighborhood like Luke's Local, Mayflower Market, Cal-Mart, etc
what month was this taken ?
This was back in March, but anytime of the year you should bring a light jacket! Especially when the fog settles in and the cable cars get moving!

Most the pizza at Giants games is actually Tony’s. A North Beach neighborhood special. Goat Hills Potrero location just started up the “Neighborhood night” where it’s all you can eat pizza and Salad for about $15

I've walked every street in every neighborhood in San Francisco and have learned a lot in the process. What I learned about Pacific Heights is that its rich, entitled and paranoid residents universally asked me the same question: Can I help you? The interpretation was clear: What are you doing here?
Hey Cliff, Sorry to hear that. It's a huge neighborhood and there are certainly some parts that are much quieter and I've even felt out of place as a local. It's interesting how many people have hired private security and patrol consistently through the neighborhood. I don't think that happens in any other neighborhood here.
@@realjamescullen Having toured every street in every neighborhood in San Francisco, I can confirm that this only occurs in Pacific Heights.

The narrow streets were design for horse and carriage. The Ford Model T was still new technology.
Back when we had an awesome street car system too...
@@realjamescullen yes. My cousins live on Dorantes. One of the few homes in the city where is actually quiet. They’re in one of the original Story book Tudor homes. The exposed wood beams in the garage and basement and true redwood 4x10’s. Extensively overbuilt.
@@mattmayo3539 Love that! My weekly email last week was talking about how we lost good building design after WWI started. Many workers and good resources were pulled for the war efforts. Creating an opportunity for average builders to build homes that looked good, but deteriorated much faster. I'm sure your cousins love it in Forest Hill!
@@realjamescullen they love it. The house was built in 1927. The 1906 earthquake was still on the minds of buyers and thus these overly engineered homes came to fruition.
