NSW Delays AS 1851 Fire Safety Compliance to 2026
On January 19, 2025, the Building Commission of New South Wales announced a delay in the enforcement of the mandatory compliance with AS 1851, the Australian Standard for routine servicing of fire protection systems. Originally set to begin in February 2025, the new compliance date is now February 13, 2026. While the requirement has been postponed, it’s still recommended for fire safety contractors and building owners to continue implementing the standard to ensure the reliability and safety of fire protection systems. Stay informed about this important update and what it means for your fire safety practices.

    what would be nice is the standards to stop saying "check" and actually do some work. testers attend site in dinner suite, defect an item then send a random quote. Example: for adjusting a screw in a fire door. attendance fee, 2 men minimum 4 hrs. $1000 bill for adjusting a door. Australian standards should review the word "maintenance" and what that means. Maintain its current condition. Imagine asking for a car service and all they do is just perform checks. Servicing under this standard should include some adjustments and maintenance for defects.

      Interesting perspective. the word "check" is part of AS1851 like inspect, verify, operate, record, test, etc. You are correct that there may be people working in the fire industry (like any industry) that could do better. I would encourage you to look for a contractor you are happy with, there are many out there.

      @@Firewize i think this is a great opportunity to fix what is wrong with AS1851 2012. yes previous versions need updating and make this space more safe for tenants, but in doing that it drives costs up. i think the FPAA should also incorporate the consumer into the panel so they can provide some feedback instead of only the contractors (business owners etc). yes the industry is a business and people work for money but the standards create a tool to hold a customer for ransom where they can dictate the terms. it shouldn't be up to the consumer to hope and prey to find a good service provider because even the good ones all stick to the standards and when reading the standards, it unfortunanlty just says check and test. some level of general maintenance should be added to the standards. will help achieve the intent (safe systems). In Australia fire extinguishers are colour coded based on their type; Red Cylinder = Stored Pressure Water Fire Extinguisher Red Cylinder / White Horizontal Band = Dry Powder Fire Extinguisher Red Cylinder / Black Horizontal Band = Carbon Dioxide (CO2) Fire Extinguisher Red Cylinder / Blue Horizontal Band = Foam Fire Extinguisher Red Cylinder / Oatmeal Horizontal Band = Wet Chemical Fire Extinguisher Learn more by checking out the fire extinguisher page on the Firewize website; firewize.com.au/extinguisher

    I need to test smoke alarms in my apartment to meet Victorian legislation, there are only smoke detectors which I cannot test. Do I need to install smoke alarms to meet legislation?

      Hi Jack - If you already have "Smoke Detectors" in your apartment, leave them up to the fire contractor (like Firewize) to test. These detectors are likely connected to the building Fire Detection and Alarm System (FDAS) and may call the fire brigade and operate other connected services such as an emergency warning system, access control system or the heat and smoke control measures of mechanical ventilation systems. If your building already has these "Smoke Detectors" then that is adequate to satisfy the "Approved Design" for the building. If you are certain the apartment is fitted with Smoke Alarms (not Smoke Detectors) then go-ahead and test these smoke alarms at least once per year. If they are older than 10 years, consider replacing them.

    Sorry but that just gave me a headache due from information overload to the fast delivery. I have memory issues due to medication I take for an injury and I am unable to remember what the different colour bands are as you jumped from one to the next. Do you have a chart on your website (I looked but didn't find but I could easily have missed it) that can be copied and printed out which I could then laminate for a constant reference to help with what "colour band" I would need. I'll look online and see if I can find something that will help me if you don't have a Colour Chart for fires and recommended extinguishers. I ran a SOHO fixing computers and I picked up 4 x 1kg powder units and a fire blanket 20 years ago. I know Dry Powder makes a massive mess to clean up but if I was going to have an need to deploy it then it was going to be electrical so a liquid was out of the question. (Powder is still flowing inside the containers with yearly checks and the pressure still reads in the green though I am skeptical) and I have upgraded the fire blanket. As a result of my scepticism I added an additional 1 x 1.5kg Dry Powder in the kitchen and would like a 2.5kg in that location instead of the 1.5kg one. There are 2 x 1mt x 1mt Fire Blankets in easy reach above the extinguisher though I am considering getting a couple of larger blankets. I have 1 x 2.5kg in the garage along with 2 x 9kg units last checked in December 2022 as there is a 9.8kWh Lithium Ion battery in there). There are 1.5kg and 2.5kg extinguishers in the occupied granny flat (not granny occupied) plus a 1mt x 1.2mt and a 1.2mt x 1.8mt fire blankets there as well. The 1mt x 1.2mt is to smother a kitchen fire and the larger one to be used as protection to exit the building. The granny flat has a single exit and my reasoning behind the large blanket was to get out of the occupied building safely and with minimal if any burns. I would like to replace the 1.5kg Dry Powder extinguisher in my kitchen with one that can be safely sprayed on an oil fire. I read or watched a video recently that Dry Powder on an oil fire was not a really good idea as it could cause a flare up a bit like when idiots fling water on one. I finding conflicting information about this and your info seems pretty good once I'm able to absorb some of it by watch the videos three or four times. I'm also 68 so that doesn't help either. Crap, sorry went off topic a bit. What I was trying to ask was *what would you suggest would be the best extinguisher option for an oil fire in the kitchen?* I realise 5 x 1kg, 2 x 1.5kg, 2 x 2.5kg and 2 x 9kg extinguishers is overkill but they are placed all over the two buildings in strategic location to allow us to egress a burning building and maybe extinguish a small fire. They are not for playing pretend fireman. Why is there not any Govt Regulation for having at least a Fire Blanket for the kitchen? I got my first one 27 years ago when they initially became more common and affordable. An extinguisher use needs some training which was not available 27 years ago unless you could organise a suitable number of people for some instruction at your job site. I know this because I wanted my wife to have training on how to correctly handle a cooking oil fire. This should be taught in schools alongside bushfire drills. My apologies for my _War And Peace_ length post for just a question about the most appropriate type and size of extinguisher for an oil based fire in the kitchen. Also, got any suggestions for an appropriate unit to carry in a car? My 1kg extinguishers have exposed parts that can get knocked in the boot plus there is not a good place if any to mount the holder. Any suggestions on that? I also had to Subscribe so I wouldn't forget your site; don't get old because your memory begins to suck. 🤦‍♂ If this post is too long, not very coherent and could cause confusion to the readers who will visit then please delete it.     When I worked for home depot , it wasn't unusual for a fork lift driver to strike a sprinkler head causing it to fail. Generally happened in the lumber department for some reason. Real fun times when they manage to crack the supply line.

    There is a system that has 'pilot' sprinklers and then additional sprinklers without a glass bulb. These systems detect when a pilot is flowing (glass bulb has broken and water is flowing) and activate all the sprinklers. These systems can also be activated smoke or by pulling the fire alarm switch. They are usually used in chem labs or tire warehouses.

    Thanks for a series of interesting videos. I'm medically retired from 25 years at CSIRO. I was in the fire science area at North Ryde, Sydney. The facilities are still going strong, testing fire doors, floor sections, and lots of AS and international tests. CSIRO developed hot smoke testing of facilities. I'd developed the halo ring fire truck protection system now used on RFS/CFA etc trucks. Cheers

    So is it a given that diesel starting batteries have the specific gravity checked each month (as in the standard) or would a load test be more appropriate given you are actually testing the batteries ability to deliver a specific amount of current at a given voltage, (ohms law), because specific gravity only tells you that the battery should be ok to deliver what it claims to, not the fact of what it does deliver through a load test.

For all other types of AGM sealed batteries, you cannot measure specific gravity, so these requirements listed in the Standard do not apply.
