The current rental rate for kuchai sentral is around 1.9k (partial funrished ) up to 2.5k-2.6k fully funsihed for 2 room 848sq unit
On top of reviewing the area and explaining the geographical location , would be nice if can include more data about the area ,eg transactions / rental market

Hey Joseph, there are few coffeeshops/restaurants but no pasar malam and banks there as it’s mainly in OUG Marketplace. Condo wise, only Waltz is in Taman Yarl (sort of) and Legacy is opposite of it. That was what caught me off guard! In Malaysia, most China cuisine are very tasty, but was shocked to encounter “sad” meals over there.
What is your view recent buyers sue developer about the PLS scheme in jb.
Always two ways to see things. Either buyers didn’t read properly, or it was a post signatory scam. Likewise, PLS is one of the worst possible way of buying a property in Malaysia because it’s not like any other leasehold from gov, this is a private leasehold by developers. Technically you can’t renew the lease when it deteriorates (unless there is an exemption)

Unfortunately charging foreigners more seems to be more Asian culture than what you’d find in the US or Canada. Charging more based on religion race or culture in the US would be against the law and considered racism. I looked at properties in Malaysia 2 years ago and could tell I was getting foreigners prices so stopped looking
Hey Adam, it’s sad to know that you have encountered such things in Malaysia. No doubt there are certain projects that has foreigner pricing but I would say a good 60% of them don’t have. It’s recommended to find it in non KLCC or Bukit Bintang area. Likewise, do join my Patreon for more insights that are friendly for expats like you! Be it as a tourist, short-medium stay, renting or buying, there will be guides on them so you don’t get conned. I hope you visit Malaysia again one day and do buzz me up for a cup of coffee!
@ Thanks for the response. Was hoping to have time this summer to stop over again, but not sure we will. We’ll be near, but think schedule will be pretty full. It’s not a major deal. I also found the system difficult with no centralized way of listing properties, different agents trying to sell the same property and the same property having different prices depending where you saw it.
Ahh, now I understand your POV, and unfortunately yes. It is always very misleading on listing platforms, from rentals to properties for sale. So it’s always good to know the median price of that area, and when things are too good to be true., mostly likely it is.
Can't compare china and Malaysia. Even the third tier city is more modern and structured than KL . I am surprised their city is damn clean and zero graffiti.
Correct, I do agree that they developed things way faster than us. In terms of infrastructures especially. And they really take good care of the cleanliness of their cities (aside from smoking in public and throw the cigarette butts)

Would recommend PENANG for remote Expat worker (WFH), retirees, and expat with family. Other place in Malaysia no match
The rental in Penang no doubt is lower than KL, with a much more tourist atmosphere overall. Where would you recommend to stay in Penang?
@@dylanngan It is Silicon Valley of East -- All foreign factories is here (Intel, AMD, Broadcom, Micron, Western Digital...). Fact: Penang is largest exporter of Malaysia (not Selangor/ KL). please google to check fact. Also has highest GDP per capita among state in Malaysia. (KL is not a state so excluded) Tanjung Bungah, Strait Quay, Batu Ferringhi and Georgetown is best place for retirees and Western expat. Penang is All Western no 1 choice.
As a Msian living in a western country down south, I can confirm almost everything in Msia is cheaper, after conversion, except for ICE cars. Msian EV cars are slightly cheaper. Imported groceries in Msia, however is on par or slightly more expensive than us. Imported clothes/cosmetics etc brands are also on par or slightly more expensive. So perhaps, if one buys imported stuffs to eat or wear then it may not be so economical. Oh some imported medicines if not subsidised is also on par with us but services/rental etc are definitely way cheaper in Msia, so overall, Msia is definitely cheaper by a long shot.
I agree with you. Not to mention our petrol is cheaper as well since it’s subsidised but will soon see it being stripped away. The main difference is our real estate prices and rental rates are very much affordable which allows us to have some breathing room. However lifestyle inflation is real in Malaysia, especially major cities. Thanks for watching buddy!

Definitely you guys can survive in jiuzhaigou, especially when you are inside the national park, there are a variety of choices inside(it may not be nice haha) and even a fast food chain inside. I took a tour bus but I definitely recommend taking their train which you need passports (treat it like an airport check in). Their MCD and KFC are all without pork no worries. I will be uploading my part 2 trip this weekend,stay tuned for more!

China have many restaurant for muslim awaywhere,you can use Apple‘s map type in 清真菜(qingzhencai)and it's will take to you find a restaurant for muslim

The crowd is considerably packed, compared to when it was opened I think in year 2017/2018. It is now transformed into a China Expat’s hotspot

Yes indeed the weather is very hot but most importantly is you guys get to understand more about Maluri😉 For those condos, it would be under Commercial HDA hence the electricity can be converted to residential but you are right on the maintenance fees which is on the higher side, which is to maintain those condos is a tip top condition. Undeniably sizes of condos are getting smaller due to the increase of cost of materials , hence subsales is always an option for youngsters to buy in, provided with a preparation of at least 10% downpayment. Pudu Ulu, got it! Let me put it on my checklist and thank you so much for your kind words!

Actually, that’s not true. The houses in Gamla Stan are much older than those in Södermalm. Gamla Stan dates back to the 13th century, with many medieval structures still standing, while Södermalm wasn’t really developed until the 17th century or later.
Yup! Gamla Stan is definitely older, it can be seen from the architectural designs! However, I didn’t really get to explore Södermalm.
Just a quick correction: the Vasa is definitely NOT a Viking ship. The Viking Age ended around the 11th century, while the Vasa was built in 1628-over 500 years later! It was a Swedish warship commissioned by King Gustav II Adolf during the height of Sweden’s empire-building era. Viking ships were sleek, lightweight, and designed for raiding and exploration, whereas the Vasa was a heavily armed, top-heavy warship designed to display naval power (though it tragically sank on its maiden voyage). Completely different eras, designs, and purposes!

Your videos resonates with me as the 2 areas you featured Bangsar South n Maluri were my residences decades ago. It's surreal looking at this area as development has sped up so fast. One thing struck me is that apartment and condo buildings in Malaysia like KL are allowed to be for Airbnb and for long-term rental purposes legally. The majority of the cities in the West and the US here in New York City are illegal for any type of rental in condo buildings. It created an ownstay and a peace of living condition, and the environment of ownership. Im still trying to find a condo in KL that where it is only for ownstay and knowingly who my neighbors will be. Again, if KL strips away Airbnb or rental in condo buildings, it will dramatically slow down the construction activities and its economy for 'investment' purposes.
I do understand your concerns as current I myself am looking for an own stay house and this is bugging me alot. My suggestion is to go for condos which is residential title (not commercial HDA) and also go for bigger sized condos which are generally for suited for ownstay rather than airbnb/investment.

Yes, this area has changed so much but I liked how Kg Kerinchi is still there making it a very special area to explore, mixture of new buildings and the old ones. I don't think there is a studio unit lesser than Rm300k unfortunately. Likewise, you should drop by sometime in the evening during weekends for a walk!

It really depends on location, generally 3 will be a sweet spot for more options to sell and rent. There will be more target market.
how much is racism towards immigrants?
Malaysians generally are very helpful and friendly towards foreigners. It is actually named as one of the most expat-friendly countries as we understand many languages. I’m not saying this just because I’m a Malaysian, but this is what I see from my daily life. But, there are always some bad apples everywhere.

Yes! A bit bored with only those few countries that are “hot” in properties. In Sweden, the government controls most of the housing and if you want to rent or buy, you have to queue for it. Some queue can last up to generations if you want to buy in the city centre of Stockholm!
@dylanngan Wow, then maybe the prices will rise like SG soon, since SG government also control the property launches there, unlike MY developer can keep building, ending up oversupplying the market for many years already.

Hey Jonathan, if you want to be convenient and not being in the middle of the KLCC,TRX and Bukit Bintang, do consider 1. Bangsar South 2. Bangsar / Damansara Heights 3. Desa Park City These few locations has its own attractions. Thanks for watching!
@@dylanngan Thank you Dylan! As you said, I walk a lot as an expat. So I prefer groceries attached to my condo (Sri Hartamas) and like full gym amenities included. Mont Kiara had lots of premium convenience options, for example I had a $500USD macbook pro repair completed in 3 hours same day. In a nutshell, premium convenience + walkable + modern comfortable is ideal. Are your recommendations similar or better? Thank you!
