I understand and appreciate your advice/information and thoughts. But as a resident of Naples I must admit there is no major panic or sense of a stall/decline in the market of many of us here. Not sure if it's the belief that the positives of SW Florida living outweigh these upcoming condo state regulations? Maybe the group of buyers that are attracted to live in SW Florida have different concerns/interests? I don't know. What I do know... the buyers of Florida today are not the same buyers from our grandparents day . Thank you again for all your info in helping folks make a good decision for themselves to live in a wonderful area of our country .

Stop. Just stop fear mongering. I just sold my beach condo last week for triple what I paid for it five years ago. Certain areas always go up in value. My building has been well-maintained. Gulf condo beach real estate is well worth the investment. 😁

who is responsible for the sinking ?

Being born and raised here since 1969 I don't understand how people are shocked about the sinking. Just look at pictures of the coast line from Miami to Fort Lauderdale and you'll see the massive change.. let them keep spending millions on these big eye sores and then loose everything.

So when is the buying opportunity coming?

Boring, hot, traffic, caters to the older crowd, starting to lack nature and wildlife. So not worth the price tag, people only want to live here to say they live here, it's like bragging rights. I cannot wait to leave this town.

Having been a long-term work from home IT engineer who can live pretty much anywhere in the eastern half of the country, I bought a winter place in Florida in 2017, in Charlotte County. Paid $90K for a small 2bd/2ba. Best financial decision I ever made, I save $10K+ a year in state income tax. It would be harder to do today, but my little place is still only about $220K. Insurance IS expensive, but insurance plus property taxes are 50% less than JUST property taxes on my place up north. And I have housemates up there that pay for that house year-round. At this point, I spend about two months a year in Maine. I am actually building a new house next door to my current one here in FL. I have hobbies such that I need a MUCH bigger garage, so I am fixing that. Keeping the current house as a rental is the plan. Both places are paid for, so it's good income, and I can always sell one or the other if it makes sense to. My first words to my realtor - NO HOAs. Don't even bother to show me anything in an HOA. And buy the smallest, cheapest place you can live comfortably in. But my mother ended up selling her place in ME and buying a condo here in Charlotte Co. in 2018. Was only $65K, worth $120K today. 2-story building so exempt from most of the new nonsense. I think the big factor is knowing people in the area before moving here. I ended up where I am due to friends who already had a place here, and they let me live in their place while I looked for one for a few months. There is a whole friend group here from Maine - we call ourselves the "Maine ex-pats". I really love it here - wish I could never see snow again. I will take FL summer over ME winter every single time, and FL winters are nicer than ME summers.

BUYING CONDO in FL is for FOOLS.. most are literaly WORTHLESS.. especially the HOA Fees, special assesments, insurance.. do not be surprised to buy a condo only to learn you must MUST PAY UP TO 250,000$ for repairs.

Self insurance is only a risk if the insurance isn’t paying your claims. My insurance company used to pay my claims, but not anymore. In many cases, buying a well built house is the best insurance. Wish I knew that 18 years ago.

Great advice about renting first.

I used to be a snowbird. However, it was because my mom loved Florida. Me? Not so much. I missed my friends in NY. Since 1997, I haven't been a snowbird. i stay in NY. I don't really miss Florida.

I rent my beach condo January February and March for $45,000. The other 9 months are mine and everything (HOA and utilities) is paid for.

I really don't get the fascination with Florida. Yes, it is pretty, but the heat is horrible. I went to Florida when I was younger, and my skin felt like it was on fire. Between the heat, bugs, and cost of living.....no thanks.

I was born here in Florida in 1956 just like my great grand parents. #1 negative about Florida is New York transplants. #2 is New Jersey transplants. #3 Pennsylvania transplants. #4 N.E transplants. #5 immigrants coming to Florida with no education. no money, no skills, no American values, lazy, moochers, entitled.

Always info about the negatives of Florida...and we get it... you are always prepping folks to make them aware of the pitfalls .. but.. couldn't you kinda throw out the positives as well? I mean people have been flocking to Florida for decades... a lil bit of the positives... just saying! ❤❤

That’s actually kind of sad that one of the things that people don’t like about Florida is that it is a melting pot of different people from different places and different backgrounds that’s actually a beautiful thing and that’s what it’s so cool about America but I guess post Maga world it’s actually looked down upon by some people

My biggest shock moving to Florida was scorpions 🤯😱 and I was horrified. Yes attacked by no-see-ums. And had fire ant bites. And the sheer yuck of giant cockroaches flying. They sound like small airplanes. The Rhinoceros Beetles, Walking Sticks are pretty cool. We had horrible humidity in Nebraska (who knew that all that corn can sweat ???) but yes, nothing like FL. Thought I would enjoy gardening even more in FL...😂 😂 😂 We live small town and yes, doctors are thinner on the ground here (Gulf side). edit- forgot to say thanks for the video!

Cape Coral was a place that was high on my list of places to live in Florida just for it being a boating town, it sounds too much like a big HOA now. My parent's had a home there in the late 90's and I loved it there now there is way too many restrictions on what you can do on your own property, No Thanks I will look elsewhere.

I met a woman at the hospital where my mother was in New York City, shevsaid she had to come to New York to get the Medicare care she needed because she couldn't get it in Florida.

Get some eucalyptus oil on your bites.. it stops them in a heart beat … yes I have to spray inside and out once a month! I think we are toxic full of bug spray in the environment… I have zero friends in Florida ..,everyone is in their own world.. I don’t care but it’s odd! I’m in sw fl.. I’m still fixing up my home after hurricane Ian .. price gouging .. no public transport .. triple priced Ubers! Yuk food it’s all fried! Yes you can’t go out 6 months of the year! But winters are fabulous… Iast time I went to the beach was 3 years ago 😳 Drs are crappy here! We get Drs that are not board certified .. look them up online!

You should have titled this video "The Truth about Living in SOUTHWEST Florida." The entire state is not like what you describe.

Yes it has grown a lot since I moved here 25 years ago, that being said I still love Naples it's beautiful it's clean and it's better than Miami and other Florida cities
