We pay $1,800.00 PER MONTH for our beach condo’s HOA in Naples.

I lived in Naples from 1979-1985 and loved it mostly because I met my husband there, married there, bought my first home there and had our first child there. Because of the way things are now with crowds, heat, high tax snd insurance expenses, over-building and climate change and storms, we will never go back except to visit.

$4000+ a month just for housing? And it goes up from there with ever increasing insurance, property taxes and potential special assessments. For a condo. The median income for retirees is around $47K; the average is around $97K. Factoring in 12% for federal income taxes, the monthly numbers come in at $3400 and $7000, respectively. I believe there will be a “time of reckoning” for FL real estate. No financially responsible person would be comfortable spending this much on housing. It will be interesting to see where the market goes.

Barrett 👋: Just saw something where certain Florida municipalities (for example: North Palm Beach, Sarasota...) now have (1) Vacant house registration fees, and the SOBs charge renewal fees annually too (WTF !?) and; (2) sometimes towns also have graduated property tax rates for "absentee" (snowbird) owners ⁉ Do you see much of this crap where you are ⁉ Its enough to just make me a lifelong renter 😡... All these headaches are starting to make "van life" look attractive (I cant believe I just said that !)....Or, just get a cheap tiny storage place to keep mattress, kitchen stuff, as you "bounce" around to a treadmil-lifestyle of perpetual rentals !?

I know someone in a beautiful Bonita Springs 2 bed/2ba condo that just yesterday was notified they had their HOA raised to 16K a year.. It was previously 12 or 14K ? a year... Granted they have a dual view of ocean and back but to me that is a hideously frightening cost "just for the views".... And, they could also still get hit with a special assessments on top of that 😱 ⁉ I prefer to be in an "in-land" condo like your helpful example shared. 💪 Happy to "drive to the view" if and when I want it😊

well, what is the monthly income needed to keep a comfortable life style?

On furniture front: you can often find or get BETTER nicer furniture at the Restore than all the modern crap in hideous taste... You just need to be patient... People in Naples area are so rich/spoiled the stuff they "dump" at the stores is AMAZING...

FYI Re the Studs (interior) insurance issue... My USAA insurance rep warned me to never use/make claims on that insurance, ie., make claims on that for things like theft of laptops, etc. as your rates will go through the roof... (Pun intended...) after that ! Kind of scary how life works, she was adamant about that... I would only want liability insurance for some fraudulent or spastic worker injuries/claims..

Unfortunately I think the die has been cast long ago for Florida. Desantis and his legislators have failed miserably with their greed, mismanagement, and corruption. Little will likely change either way at the state level with Trump policy on the federal level for Florida.

The only counties in FL that went Democrat were Gadsden, Leon, Alachua, Broward, and Palm Beach. None of those are in southwest Florida.

Great video ❤Thanks Barrett. Although didn’t vote (a family member passed away and I was out of town) I supported a change in leadership and a different administration. Who knows where the housing market will go. My gut tells me it’s going to be vastly different from state to state( Florida will suffer). I closed on my West Palm Beach home in July and am now renting in a resort style complex which I’m loving. With the proceeds of the sale of my home in an interest baring account, add taxes, insurance and HOA I’m just about breaking even. But the best part is the freedom to get up and move whenever I’d like. I plan on buying another home someday, but right now, I’m just enjoying the freedom.

Do not expect miracles from Trump. He has been handed the biggest leaky bag of sh*t ever dumped on an incoming U.S. president; the fires are burning everywhere and a lot of bad things are already baked in the cake. The U.S. economy is like a supertanker: you can push the helm hard over and ring for full astern, but a change in course will take time. For housing, the prices have to come down. That is the only real 'fix'. When the market corrects, that process will accelerate, and what went up the fastest will come down the hardest. This will be tricky to navigate, but your suggestions thus far are good.

I am an 82 year old Conservative Republican. I should have bought in early 2020 but I didn't. Although I am a Republican, I totally despise Trump. In my opinion, he is horrible for the country and the world. Harris was very bad also, but I believe Trump is worse. Right now we have a one party system, Republican: President, Senate, House, and Supreme Court. Have we been converted into a Communist Country over night?

I wouldn't recommend buying any home in Florida right now. Wait a year if you can. Prices are falling in most major markets here. There is a glut of inventory in SW Florida, and the condo market statewide is depressed. The luxury home market is in freefall. It's a mess.

lol, Naples is Paradise....it's great here. Lost my job over a year ago with immediate job offers, said no thank you as not leaving here. as for healthcare, if you don't like concierge, shop around. It's been so much better here than what we had in MD around Annapolis. And not sure where all the seasonal talk is coming from. Seen how many schools are here? It's pretty fulltime and younger than what people claim. And for cost of living, relative.....it's less here for me from where I moved from.
