OMG Barrett last month I was on the beach in front of the Riviera Beach, FL Ritz private residences (2 Ritz buildings there, no Ritz hotel) and did you know they had a freaking alligator on their beach a few months ago ❗ WTF ⁉ And, all these people watching their kids from AFAR... BTW An employee at the residences told me "You dont want to live here"... I said "Why ?" They explained the HOA fees are grotesque and always going up ! And the residences are super-arrogant....
Being born and raised here since 1969 I don't understand how people are shocked about the sinking. Just look at pictures of the coast line from Miami to Fort Lauderdale and you'll see the massive change.. let them keep spending millions on these big eye sores and then loose everything.
I understand and appreciate your advice/information and thoughts. But as a resident of Naples I must admit there is no major panic or sense of a stall/decline in the market of many of us here. Not sure if it's the belief that the positives of SW Florida living outweigh these upcoming condo state regulations? Maybe the group of buyers that are attracted to live in SW Florida have different concerns/interests? I don't know. What I do know... the buyers of Florida today are not the same buyers from our grandparents day . Thank you again for all your info in helping folks make a good decision for themselves to live in a wonderful area of our country .

The developers thought it's not their problem since they could take the money now and feint ignorance later. What's odd is the same requirements are not being placed on hotels.
The people who live in the condos will ultimately end up being responsible for the work that has to be done. That is why the fees are going up so high.

Although Naples is a high end area with many people of means, just wait to those assessments come in.
