    Thank you for the video! I am a professional nanny from Denver moving to NC in October! I would love to find a place to buy a house. Me and my husband visited NC one month ago and we tried to find a places to live and it was really hard 😅 we drove everywhere and did not find anything. Just made us confused! Haha

    Variation in housing prices in this country is ridiculous. I am in the beautiful mountains of Pennsylvania, 1 hour outside a major city and houses are around $250k, not sure I can afford to move to Durham!

      Supply and demand for sure! Lots of work opportunities and industry here plus more appealing weather in the south with less winter storms definitely drives people this way! Other spots in NC are less expensive than Durham for sure!

    The biggest scam going on in the North Carolina real estate market involves real estate agents, apps like redfin and zillow, social media channels, prominent real estate developers, and some local media channels. Redfin and Zillow have already gone through multiple federal investigations and been fined. The MLS system for displaying estimated home prices is highly dubious. For example, if you have 20 houses on the street, an average of 300k per house, and somehow only one house sells for 350 because the buyer fell into a trap, then the z estimate will increase by about 365k. There is nothing in the area that justifies the prices these real estate agents want. Construction cost is not high. Lumber prices dipped to around $450 per thousand board feet in July selling at Feburary 2019 levels. Bar minimum 25% to 35% carrection is due for cash buyers. Using details of Cary and some parts of RTP, these real estate agents want to sell places within an hour's drive of city centers. There are only a few direct flights from RDU. The beach is 1.5 hours away. There are no suitable urban centers. There are no rivers following between the centers. No city night life. Not even more jobs. There is no adequate rental income. There is nothing in area to justify prices these realtors want you to pay and keep pushing! ua-cam.com/video/--8CFTKIk1w/v-deo.html Look at this video and read previous comment to learn more; PREVIOUS COMMENTS; Actually, the Raleigh real estate market is dead silent, but there is no fuss because foreclosures are not occuring, otherwise the situation is extremely bad. Thousands of properties from builders such as Leenar, Stanley Martin, Pulty Homes and KB Homes are currently awaiting buyers in the area. On the other hand, companies are laying off thousands, including Microsoft, Google, Facebook, IBM, and many biotech companies, including startups that are closing. And the Disney project you're citing is not announced for the Raleigh Durham area. And they just announce it like Amazon did for their office, like Apple did, like Epic Games did and almost every company suspended their project. Fenton, a billion dollar project, has come to the area and is suffering so much that they even stopped building the rest of the project after spending only a few hundred million. Hines is behind Fenton and if you check the report, it says Denver is #1, where again Hines has a big share. IBM was smart to sell its portion of Durham campus to Hines for $66 million. Brother, in my opinion, the team that provides you with data is complicit or incompetent. Unfortunately, real estate agents just want to go back to that 6 month post-covid period where everyone was trying to buy a house due to low interest rates and down payments in their pocket due to covid unemployment and relief program money. Paycheck protection. The situation is so bad that in some parts of Cary and Raleigh luxury apartments are offering 2-3 months off rent. Soon real estate agents realize that it is a dead market and begin to tear it down, it will be more favorable to them. According to Zillow, in the last 7 days, properties sold in Holy Spring, Cary, Raleigh, Durham, Garner, Fuquay, Chapel Hil, Clayton and surrounding territories are only 200 and properties coming on the market for sale are 450. If you are not trying to push the dead market, deny the facts with facts and I will provide you with authentic data. Wake up to reality. 2)---Hmm, Raleigh is nowhere near California or Florida. People who sold properties in the Cary/RTP area at premiums between 2021 and 2022 mostly moved to those two states to buy cheaper. Additionally, many future retirees from the town sold up and moved to Florida because Florida has no state taxes and both Cali and Florida are major tourist destinations with many fun places, including nightlife. People who moved to the RTP zone between 2021 and 2022 have already started complaining. Several new projects in the area are delayed or stalled. Layoffs in biotechnology, pharmaceutical and information technology companies in the RTP worsened the situation. Everywhere you go, you'll see signs that leasing is now offering atleast one months off rent. The county/town is also trying to bank as much money as possible from people who recently moved by reassessing home values. Hear yourself about D.R. Horton construction company that also builds in Raleigh. ua-cam.com/video/yA7slbKX-0I/v-deo.html Move here if you want to raise kids but buy only in Cary! 3)---Except real estate, everything he said is 100% true, but he presented things of different cities and counties as if they were part of one. Broadly speaking, he looked at the 1,545 square mile area as one (Orange County, Wake County, Durham County), and on the other hand, Austin-TX is only 305 square miles and Seattle is just 84 square miles. Compare to experience and opportunities which Florida, Texas and California offer, the RTP is 200 times behind. The real estate situation is very bad in the RTP area and surrounding counties. According to zillow, there have only been 18 real estate transactions in the last 7 days in Cary; of which only 3 transactions exceeded one million but less than 1.5 million. Contarary 33 new properties located in Cary hit the market for sale, while hundreds of previously unsold homes await buyers. People who live in the area know well that Cary is the most desirable and expensive place to buy and when the situation is this worse even in Cary, imagine what is happening. 4)---Chris on low interest rates: It's the best time to buy. Chris on high interest rates: It's the best time to buy. For Chris it is always the best time to buy and prices go up. I don't know where he gets all these figures from, may be zillow (Wrong Interpretation Of Data) when in reality the market is dead. Inventory is skyrocketing and people are leaving. There is nothing in this area that justifies the prices Chris exudes. Investors are not at all interested even on cash because in the financial world it is a general rule that rental properties should generate 6% net in rental income on properties purchased in cash and with bank loans around 8% to 9%. For example if you invested 300,000 in a rental property, including all taxes and fees. You should then make 1500 net rental income per month after all taxes, HOA fees, cost for building depreciation, maintenance and other fees that occurred. Before Covid in the RTP area it was possible, but no longer. On the other hand banks offering 5% on one-year term deposits, which means 300,000 will give you a net 15,000 a year without any problem. Bonds and other financial market instruments offering much more, in some cases even above 8-9%. World wide governments taking steps to discourage money to go in property and future for investors in property is pretty tough in U.S. 5)---According to Zillow, 31 properties have sold in Cary in the last seven days alone and 43 have come on the market for sale. The current inventory only on zillow waiting for buyers in Cary is 165, plus builders are waiting for buyers for their hundreds of single-family homes that have yet to be built on lots. Cary is a gauge for the entire rtp and raleigh area. The market is EXTREMELY! bad and it should be because real estate agents are greedy for their commissions and in fact the value of homes based on the inflation published by the Federal Reserve in the last three years, the environment and reality of the area is HALF!!!!! Social media channels, apps like zillow and redfin, and some media outlets like wral and cbs are all part of this fake news business about the Raleigh real estate market. I suggest sellers not to listen to these real estate agents and accept offers if they are 25% to 35% below, otherwise in the next few days you won't even get them that easily. Pandemic is over, unemployment money and pay check protection program is gone, interest rates will stay near 6 because CD rates are above 5%, Lumber (USD/1000 board feet) going towards historical low 566 in March 2024 and in April 2021 it was 1500, lastly there is nothing in area to justify these vlogs.       They're both really great suburbs. 2 of our favorites actually! Have you ever been to the area? Wake Forest will feel more like a leg of Raleigh and Apex is going to feel more like a sister of Cary. WF has a great mix of new and old. Lots of great commercial additions in the last 5 years. Apex feels a lot newer all around and it shines in the park scene. They are both amazing spots! Feel free to shoot us a message we'd be happy to hop on a Zoom call and explain more in detail!

      Currently, the ruling is that commissions cannot be advertised on the MLS come August of this year. We aren't exactly sure how it will play out as each state will have to create its own rulings and new forms to adapt to the change. At this point, it seems sellers will decide how much they will or won't offer to a cooperating buyers agent (as they have always had the chance to do) but it just can't be shown on the MLS which means it wouldnt be shown on syndicated sites like Zillow. Agents will have to call to get confirmation of compensation prior to each showing. If a seller isn't offering comepnsation to a buyers agent and a buyer wants to use a buyer's agent, this will have to be paid by the buyer, or written into the contract as. a negotiated term for the seller to provide. One of the biggest changes will be that a buyer will not be able to tour any home without a written contract prior. It is going to be hard for a buyer to casually look without a commitment to an agent ahead of time. The biggest imapct for this fall will be that is a bit more tedious for buyers and their agents to tour the homes than it is now.

    I think that you are spot on about your perception of things being spread out because it's your life criss-crossing the entire Triangle. I don't think that's how most people experience it. I think that most people have their base city/community, but have easy access to the others when they want a different experience or when they want to access a specific activity.

      Thank you for sharing your experience! That is definitely true. For an occasional drive to another area for a restaurant or even it definitely isn't bad! We live a different life crisis crossing into 2 or 3 different towns almost every day!

      @@raleigh-durhamnc My experience could hardly be more opposite as I am downtown and choose places that I can access by foot first, and only take my car when there's no other choice. I consider it a car-light experience. I can't even imagine how much you fill up your tank. I'm only doing it once a month at most.

    Coming from Florida, where the theme park was the main attraction, I can say that you don't want to deal with the endless traffic. I love that Raleigh has so much nature to offer and I personally would not want theme parks in the area

    Raleigh desperately needs an “identity”! And many more walkable districts. That’s ultimately what attracts people to city.

      As someone who lives in a walkable area of Raleigh, I completely agree. I also think that "more is more" in the walkable districts that we have, and I encourage additional density.

      Absolutely! As of today in the triangle there are nearly 600 options at that price or below! There are single family and townhome options. However, you will have more options with a townhome!

    Yes and even my grandparents grew up here. Us locals hate it. Everyone that i grew up near has left and said this isnt home anymore. There propertys now has hundreds of houses on them. Its gentrification and its very sad. I can hardly afford to live in my childhood home and its not only the amuont of people its the type it feels like im driving to l.a just to go to food lion. Btw It takes me 45 min to an hour to drive 17 miles down 401 to raleigh and there's a bypass now so yea. Try driving through youngsville and say our infrastructure can handle it. The surrounding areas are growing faster than raleigh by alot

      Great question! We have helped a lot of folks with new builds! It’s important to remember a builder rep only represents the interests of the builder, so it’s great to have an agent helping advocate for you with inspections, repairs, and getting adequate updates for things like timelines. Fees are similar to the resale market meaning it’s always case by case! though most builders will offer to pay a fee or portion of a fee. Hope that’s helpful!

    Great video. We love Wendell Falls my only con is the Farmhouse and the area surrounding it is very dated tons of cobwebs/spiders so it does need a bit of an update considering it's been around for almost 10 years. Hopefully they will make the necessary updates but overall beautiful community.
