I’m not affected by the insurance crisis, yet. Concerned that buyers may not be able to afford the insurance when I sell. Home in my area are staying on the market longer in my subdivision. Not sure if it’s the economy or the insurance. Always concerning you try to sell in these times. And don’t get me started on the incoming administration and their plans to muck up everything.

Hello, this is KS. I asked my Homeowners Insurance company about the Rumore of Increasing HO Insurance cost due to CA wildfire. He replied to me that he has not heard anything. I hope no Increasing it...

I’m convinced that my homeowner and car insurance in SW Western WA is increasing because of losses insurance companies are accruing in other places like CA and FL. Sounds like there’s a mad dash for remaining real estate and apartments in the LA area since the fires. Also, lots of price gouging going one there right now.

We sold our house near LA just this past fall. We feel so incredibly lucky that we got out when we did. Our buyers really struggled to get insurance and we were very concerned that they would walk away from the sale. Ultimately they had to accept a policy costing them $8,000 per year. I know some folks here in WA aren’t too happy with the influx of people from CA. Just remember that there are very good reasons why we fled!

I’ve always thought the Vancouver area was lacking in good bakeries so I’m looking forward to trying this new one.

Even though there is no state income tax - beware. When you die, there is an estate tax on your total assets (including your house) on everything past $2 million PLUS there is a death tax (one of the highest rates in the US ).

I'm a West Coast native currently residing in the Gulf Coast, but I'm looking to come back to the West Coast in the next couple of years after my kiddo finishes school, so I can be a bit closer to my mom since she's getting older. Great video! Running in this area is such a joy, especially with the scenic views along the way. I love finishing up with a quick snack at Camas Market & Bakery. The Heritage Trail is a great route, stretching just over 3 miles from the south parking lot to the north.

hi, this is KS.. yes, this area has been developed a lot since 2001, I am now getting use to use that Roundabout but when I just came here, I was very much confused. It used to be Camas Product and it was very ordinally shop. but I was not aware that it has been renewed and got a Bakery.

The roundabout near there always confused me.

Great video! However, it is missing the one main con, the weather here in winter is very gloomy. That is one of the key factor which is missing in this video.

I live in the Hidden Crest neighborhood in Barberton. I can’t look in any direction without seeing new residential or commercial construction. When I bought 4 years ago they were building large houses on large lots. Recently they built many small 1,300 sqft two stories on small lots with one car garages. They also built a lot of townhouses and apartments recently. Most of the townhomes were purchased by investors and rented out. At least 50% of the of the single family homes that sell in the neighborhood are purchased by investors and rented out right after closing. It’s shocking how many properties are being purchased to rent.

What a great topic! We just moved from Southern Calif Feb 2023 where I believe where great restaurants are. We have found Thai Orchid downtown, Los Patrillos Mexican off Lakeshore in Felida and La Valentina off 99 hwy and Minnehaha.

I'm not understanding less population (declining birth rates), but more housing density??? Why does the zoning not match the population? I know the word is this is required for "affordability", but really?

You are very thorough in you analysis. As a former Home Inspector and a current City Inspector for a municipality I can concur with your findings. The fees and permitting process has gotten a bit top heavy for the municipality. In my area we only see either million dollar+ homes, Mid Housing Land Division (MHLD) which includes cottage clusters and essential townhomes where you own a small portion of the land and finally large commercial apartment complexes. There are essentially no single family homes with a yard being built unless you want to spend over $1,000,000. I have also inspected construction loans as a side hustle for the last 6 years and get to see the itemized list of what the cost to build, they almost always go over or have out of pocket costs and its continued to rise. Housing has become a luxury of the haves that use equity in their current real estate/ investments to buy up or invest in rentals, while the have nots scrap buy and are typically found rubbing 2 pennies together hoping they make a big enough family to afford a home. Its gotten pretty rough out there. I just recently bought my first home after a lot of sacrifice, hard work and good fortune. The American dream is being taken away by the corrupt and greedy. If we aren't careful its going to be like the not so distant past of the majority of housing being possessed by slumlords and the masses living in financial squalor. I feel bad for the kids today. Who knows what hell they are going to have to endure.

This is great info, but about the no income tax, something you didn’t mention but you probably should is the fact that a lot of people who live in Vancouver and Camas actually work in or out of Portland or somewhere in the tri-county area (Multnomah, Clackamas, Washington) because of the huge diverse metropolitan job markets those areas offer compared to Clark County, and if that is the case, even though you LIVE in WA you are still paying Oregon State income tax every paycheck unless you live in WA and have an interstate exemption like long haul truckers or other jobs that consistently cross state lines. Even those people living in Clark County and working from home for a business or agency based in Oregon still pay Oregon income tax, even if they never drive across the Columbia to go to work. The only little saving grace to this predicament is that if you happen to shop in Oregon, or buy something online using an Oregon mailing address while still residing in Washington you will not have to pay any state sales tax to Oregon since Oregon receives the bulk of its state taxes from its state-based employee’s incomes (notice I said employees not residents).

This "build to rent" thing for single family homes is alarming. That's the home builders acknowledging with their actions that the houses they're building are out of reach for most people, which one would hope would motivate them to focus on being more affordable, but no - this is what they do instead. I had never heard this before, thank you for illuminating.

Would you please post 10-15 minute videos of the top 5 -10neighborhoods (include zip codes), showing what the locations look like in 2025 during normal business hours M-F 8AM-5PM and on screen provide vyal stats such as average lot sizes and average prices; proximity to main shopping areas in miles or minutes during business hours, also note any special features of the neighborhood such a proximity to Lakes (inlude lake name), Rivers (including Colombia river or Ocean), drive by current listings.😊
