Thanks Hannah, watching this from Austin where we are seeing home prices starting to decrease. There was a tech boom for a short while, which drove prices up. Many folks who moved here for the lower home prices are now starting to leave for a number of reasons. We're going to be visiting Vancouver in November to get a feel for the area as well as Portland. Hannah this was informative. Thank you. It seems to me however that there are no Realtors out there that have the guts or experience to tackle updates on vacant Land in Clark County and building on it. Yes there are fewer buyers that want to do this but it’s still part of the market. Please consider this. Happy Holidays!
Hey thanks for watching! Wow that's so true. Vacant land is really really tough in Clark County these days for a variety of reasons. I don't specliaze in vacant land (or know it anywhere as well as any other sector of the market), so I likely won't be making a video about it anytime soon, but I thank you greatly for the suggestion! I would consider Barberton it's own area, Barberton 😀 But for the sake of shopping, community, sports clubs etc, most of that is located in Salmon Creek. There is nothing much in Barberton besides houses and land.
Google maps shows I-205 as the dividing line between the two neighborhoods. But on the RMLS market report map it shows Salmon Creek as a larger area I believe.
Realtors always believe now is the time to buy real estate. In the inverse I can show you many charts that will show 2025/2626 is a terrible time to purchase a new home. According to Redfin Vancouver home prices were up in September only 1.7% compared to last year in. Short term cash is still paying close to 5% for 12/24 month CD's etc. The smart money is to wait and let the overpriced RE market drift down 10/20% over the next few years following along with the anticipated slow drop in planned interest rates anticipated. For those that need a place to live in Clark County rental units are many with rent prices increases hitting a floor and even dropping.
Please don't lump me in with every realtor in the world...I am not like the others 😆 The time to buy is always the time that is best for YOU. Though primary homes serve as a nice investment over time, they are also a home, a roof over a head, a place to raise a family etc. People need a great place to live and that has intrinsic value. That is why a lot of my buyer clients this year have said "yes, this is a good time for ME" despite taking higher interest rates and payments. Cheers!

@ RMLS only has a handful of neighborhood areas, and their boundary lines aren’t always drawn in the most accurate areas in my opinion. Good catch!

That housing price chart is just depressing to look at - almost looks like an exponential curve.
