      Here bmrda approved and panchayat both will get e katha only. A or B katha for bbmp limit, bmrda will not come for bbmp limit. Since panchayat limit, bmrda approved.

    Hi Sir If I need to buy a panchyat khata plot is it possible to register this plot under new government norms as per mandatory khata? If yes then the vendor should register this as Khata approved property so my question is which khata vendor will get and what are the documents required and where to apply and how much cost it will take for 1200sqft?

      Need to get latest ekatha, e-aasthi is the system thru which need to apply. This application UIs not simple, take some expert help near panchayat office or sub registrar office and get it done. Documents reqd: Sale deed Property Tax receipt Encumbrance Certificate Aadhar id Passport size photos absolute owner Previous owner katha

    There is a B katha plot which is in Green field and it is not Dc converted, can we buy this plot sir?

      If not DC converted, owner wont get b katha because this is agriculture land. Farm house can build here.

    Can we purchase flat without OC & CC. As per sanction plan they have G+3 floor but they extended 1 more floor and balcony little bit deviated. Owner of the building is telling that land is A khata and even Flat also A khata and you will get E khata once you purchased. Shall we buy ?? Plz reply sir. As the property is in Benson town and it's in first floor. Property is in very prime location. Need your advice

      I bengaluru 70% are b katha, it is upto you to accept with some % of risk and deviated property from bylaws. Most recommended is with oc and cc, a katha. Check A katha, without oc and cc, bbmp will not issue a katha.

      Check websites of bda, bmrda, bippa, or respective location's planning authority approval. Ekatha wl be issued only for approved layouts. If not agriculture site, make sure DC converted, and govt bylaws compliant. Rera approval also important. Occupancy & completion certificate. Also consult with lawyer also and make sure you get proper legal opinion in writing before your proceed.

      eswathu.karnataka.gov.in/ This is the site for ekatha, usually their application user experience is bad, even you submit, inside push required. Better near ekatha issuing panchayat office, find a reliable person who did this already for other sites and give document and get it

      I wl try, it is simple, sites DC converted, ie District Collector approved from agriculture land converted non agriculture like commercial and residential purpose but those land not approved by planning authority like BDA, BMRDA, KIADB, KHB etc. Those land called revenue site. Example KHB, BMRDA sites are not revenue sites. Private unapproved layout sites are revenue sites.

    Hi sir, one doubt. In this video you say that BBMP A khata & B khata is based on the violations made by the building like additional floor, not following all regulations prescribed by BBMP for construction, etc. But generally when u look for properties, the A khata vs B khata is dependent more on the area/location in which the property is present.     Hi Sir, how about sites in devanahalli? The "ECO NIRVANA" and "ECO PANORAMA"? These are from " BSNL POSTAL & INFORMATION TECHNOLOGY EMPLOYEES HOUSE BUILDING CO-OPERATIVE SOCIETY LTD". The rates looks attractive, but all arw E KATHA sites.

      Be cautious about bsnl, postal etc. I too saw the leaflet, check developer credibility by visiting his earlier completed projected projects, see reviews, bippa approval, legal clearance etc and decide. Location good.

    Instead the old airport at Domlur can be developed and for HAL and defence purposes another airport can be built elsewhere .

      Our roads same, everyday vehicle increasing, HAL can't handle planned 1 million passengers. That's why KIA also built.

    I don't think current Bengaluru Airport will ever touch 110 mn. Because growth rate of Bengaluru reached 7 decades low under 3% due to IT slam. All NRIs who are purchasing anywhere inside or outside will be in veru hefty loss. All those who purchased post 2014 in Bengaluru are loss. Today 1 Lakh+ properties are listed for sell. So see the actual data everything is available and rely on that. Reverse migration is possible seeing the IT slowdown.

      Ideally submit all documents 3 days before.. or atleast 2 days before. Pay stamp duty a day before, after paying stamp duty your appointment will be allotted. This way you can avoid last minute rush.

    Appreciate the efforts taken to put of such good and reliable contents !! But it is sad that we have such infrastructure at old airport or HAL .. we could have saved money. Or Mysore would have been good 👍 as blr mys express highway would have saved time , boosted economy + local business. But they are eating away 4-5k of acer land which are cultivation oriented. 😢

    Hello Sir, I heard news that from 25th or 30th of this month, registrations of manual kahta - panchayat will not be done and will be stopped. Only e kahta property registrations only be happen but not manual kahta 1) is the above news is genuine or fake 2) if genuine what is the way to proceed forward Thank you

      Yes I too heard.. pl apply for ekatha and take it.. manual katha risk of fake, doing 2 registrations for same site..

      2nd category approval with property deviation.. example b katha, no oc & cc properties. Few nationalized banks won't fund.

      This has additional terrace space, 1350 sqft, Bigger than regular ones, highrise, 11th floor. Same road pl check new ones in Manipal County road, tvs jardin, Mahindra zen projects start from 1.10 (compact ones 2bhk) cr to 2 cr for 3bhk. We have other society like vijaya Springwoods and sumadhura anantham, pl call, we wl show little lessor price.

    Very well and detailed explanation. Thank you so much Sir. We have one doubt. We want to purchase a flat and its in an apartment (though not like those high rise buildings projects). The Apartments has only three floors. Its A Khata property. But the problem is its 19 years old. The building is well maintained though. Since rents are getting too high we chose to purchase a flat and pay EMI itself. We are just confused if it is worth it to invest around 60 Lakhs in a 19 years old building? can you please guide us.

      If you are happy and titles are clear, you can go ahead.. risk is society maintenance to older building keep increasing, and see how easy to sale if you decide to exit. If should be quick to sell.

    Hello Sir, I am trying to buy Plot in non dc layout in Bettadasanapura. It has no kahta. Thing is there is a case on each other by previous old owners. However, Broker is saying both will come during registration and keep the signs hence there will be no risk involved. Can you pls says is he correct ? And is it ok to go ahead ? If legal passes ?

      I see risk, pl meet and check with nearby lawyer once and decide. If a residential layout, DC conversion is must.

    Sir, I wanted to buy a flat in Horamavu. Builder is saying Land is BBMP A - Khata but Building is B - Khata. He doesn’t have OC & CC. And he said I won’t get loan from any govt banks. Can I still buy? Is yes, what are the different documents I should collect. Please advise

      If b katha, some deviation in building, if you are ok, then proceed. Since b katha nationalized banks won't fund, you can go builder referred banks. Or lic, canfin homes, indiabulls, dhfl etc will fund. I suggest go with proper A katha property.

    Hello Sir, thanks a ton for the valuable video. Pls help me with this query, I am planing to buy one plot in Hulimangala (Jigani Taluk, Anekal Hobili). But I heard rummers (Might be true/Not sure) that there is a road of PPR Phase 2 Road coming very next to / on the plot which I am going to take. Few people saying Notice also received to the actual main owner in this record. They also mentioned our plot is also marked during while taking measurements. However, they are saying it is not 100% sure. Now I am in a dilemma weather to go for it or not. Pls help me sir. How to verify if the plot which I am going to take is marked by them or not.? Tried searching google of Map. But Detailed plan is only showing for RRP phase 1 which is approved by Govt. but for RRP Phase 2 I am not able to find any detailed maps except the sketch line. Pls help or suggest sir.

      Pl visit nearest panchayat where you pay tax to this plot.. meet senior official and discuss it. If you know your plot survey number, tell them and check. Talk with builder too, he also should aware it. If still not comfortable, better drop it. So many other options available.

      Pl check for ekatha and take from panchayat where you pay tax, few panchayats not enabled for this. If so, need to verify with lawyer and decide to go or not go. Pl also check layout approved by whom.

    So is it safe to buy B khata sites that are DC converted? People say we don’t easily get basic amenities like Cauvery water, electricity legally and also permission for construction..so wanted to know if that is true

      B katha mean you will get govt amenities little late, but important point here is it is having some deviation from bbmp bylaws. As long as you are ok to take such risk then ok. Ex road width 28ft, no parks, no play area, 20x30 sites etc
