If I were making this video, I think I would separate the two issues: (1) HOAs and (2) 55+ Communities. Buyers often are stuck with all the rules of an HOA when they buy a house period. A 55+ Community probably adds more rules and restrictions. One nice thing about an HOA is that they can keep investment firms from buying up the houses and turning them into rentals. I haven’t researched this point but understand that federal law prohibits HOAs from prohibiting the placement of a TV antenna on the roof of a house.

In my opinion HOA's have one prime directive: maintaining property value. They will lawyer-up to stop nearby new construction or municipal projects deemed to have a detrimental effect on home values. We have an old high school being torn down and several of the HOA developments are working to rezone the land into park and recreational use. This was after the state approved a grant for middle income housing - including demolishing the old building. I imagine there was a "special assessment" people were forced to pay to fund this legal war. Some of these were 55+ communities. Just the fact you could get sucked into something for something like this is a turn-off for me.

After 30+ years of travel to 40 countries as a corporate expat and digital nomad, I wanted to retire abroad but then I launched my own business (at age 60) and had to come up with a new plan that would allow me to be in the US at least half the time. I decided to go flex-pat, dividing the year by 3 months in the US, followed by 3 months in Europe, returning to the US for 3 months and then 3 months in Asia. I keep an apartment in the US year-round, so finances, taxes and visas are not an issue, and don’t own a car or pets. My expenses are very low, and my business revenue funds my travel expenses. I can do most of the work online, so if I ever want to move permanently, I can hire someone part-time to manage tasks that require a physical presence.

That sounds pretty good. We've considered doing this as well. We just think we need more time at a permanent residence. But, we are getting close to making some big changes. We just have to figure out what we are doing with our primary residence. It's too expensive to let it sit empty and we can't do short term rentals where we live. I've had it for sale but no one is buying right now. We will get it sorted out soon.

I can't affords exterminators every month, I just have my cans of Raid Spray that I spray around the windows and doorways every few weeks , I throw a few crushed monthballs on the outside of the house and I also powerwash the windows with a mix of detergent and vinegar that helps a lots with keeping bugs away. Also a house not lived in is fair game in the insect and bug world here in PR, also the elements of heat, humidity and rains does a number of unlived homes. 🤣😂

In your grocery review you did not mention that the reason that the prices are so high is that the USA Dept of Agriculture controls and demands that produce be brought in from the mainland. Although much of this could be grown in PR, it is not allowed as it is under control of the USA. My in-laws operate a dairy in the west of PR and the Dept of Agriculture is always on them to reduce their production as to allow more dairy to be brought from the mainland. Also, the Jones Act is responsible for the reason normal household goods cost are as high as they are. The USA and Crowley shipping have a horrible stranglehold on the island. The USA is a horrible and irresponsible colonizer. Puerto Rico is the oldest and longest held colony in the world.

HOAs vary widely. We can build a fence in the backyard; the only pet restriction is farm animals. You have to read your own documents before you buy. The limited demographic for resale is a thing. I wonder what will happen as the Boomer wave dies off. Lack of age diversity bothers me too. I like lots of kinds of people. Know what floats your boat. Amenities support the value of your property whether you use them or not. You just decide whether that's important to you.
