I’m working on a slowed down version, sorry I know it’s all a bit too quick 😂🤪 It cost about £60k, but we did that in stages! That would include everything - we had to have central heating installed from scratch, all new double glazing, partial rewire and consumer unit, new kitchen, bathroom, flooring, porch added to the front, garden office etc etc. Took 3 months to get the place liveable but the whole project was over 5 years!

As you might have realised from the other comments, the property is an EX council house, and has been since the 1990s (the owners previous to us bought it off the council). So I think you might need to relook at your finger pointing for what money I’m “allowed” to spend on renovating my own house before suggesting I’m in some way exploiting the system. And FYI there are plenty of people who moved into council houses when they needed them, who now earn a fortune and could afford their own home if they so chose - I’m just not one of them. Sorry to disappoint! Hope you like what we’ve done with the place regardless!
We paid around £300k about 6 years ago for it, spend £60k renovating. We actually sold it in late 2022, making around £100k profit (just to add we didn’t buy it with the intention to “flip” it, we just wanted a bigger house after we had our 3rd child). In terms of the price we bought the house, we are not far north of London, just to add some context! At the time we bought, that was the cheapest 3 bed (by far!) in our search radius!

Couldn’t agree more! Properties have a ceiling price, ex council houses particularly! With any work we got done, we would always review how much we were spending vs cost added to the value of the house. Sometimes it’s worth spending over and above though if you’re living somewhere a while and it makes a big impact. For example we replaced some upstairs walls to change some of the room sizes. Won’t have added value but transformed the functionality of the rooms for how we needed them!
Honestly everything is so sterile looking no style now Yea its a vast improvement but those old council flats atleast had decor Everything looks same 😊
I don’t disagree that maybe my colour palette is a little bland. BUT you know the saying if you don’t have anything nice to say, don’t say anything at all. Maybe you should try it! 🤦🏼♀️

It’s from amtico, I think it was their “form” range in the shade Sienna Oak. Oh how I miss that floor, the floor in our new house doesn’t even come close to this ☹️

Not in this case, it was always intended as our family home. Bought in the state it was in as it was the only 3 bed home we could afford on our budget in the area 😊

Not sure if that answers your question or not!

@@AniGstringNo you were right to ask...seeing as there is a shortage of council property as the righ to buy never included rebuilding new ones, enough to meet the requirement. But like the owner has said they have bought it off some one beforehand, which is quite common. Its a lovely house and great job ☺️

Thanks so much for your comment ☺️ I always try and be as honest as I can with costs. I try and be savvy with how much I spend as I love a bargain but the reality is that we did a lot of work on the house and that work costs money! But I’m so happy with the results! Now to replicate it with house project number 2!!
@George Collins all depends what part of London tbh... prices vary wildly depending on borough (ie Richmond is very expensive) and closeness to the city.. rightmove will show the current costs in London...

Don't overinvest in property renovations. People who buy council houses don't / can't pay extra for marble...

Some people do it to upsell to people not from the area and gentrify it then regenerate the area.
