Thanks for the video. Decent location, but wow! Small, low ceilings, and needs full remodeling. That walled-in backyard looks like a mini prison yard. At least it's got the "textured acoustic ceilings"! If that's what $283K buys in TV, I'm going to have to adjust my budget.
Seems over-priced for a very dated 1100 sf, 30 y/o patio villa. There are brand new patio villas available way down south in the Shady Brook village in the Eastport area by the Saluki Rec center for less.

It's pretty grim in it's current state.

Acoustic texture aka popcorn. You do try to put them in the best light but at $250 pr sp ft? It needs some help. The best part was that it was not turn key, a relief that a dumpster is not needed. Sorry, it has potential but needs some investment.

Finally a house that has no bond. It's definitely dated but nothing that would deter me. I'm wanting a little more room at a good price point and also with the backyard fencing. We have three indoor dogs that we let out in the back to do their business. I love the side patio and the Lanai. Thank you for this. I hope you can show more in this price range just a little larger but with the backyard privacy.

That's one reason I am wary of these courtyard homes: People with dogs prefer them so it's very possible for someone to buy a home here only to find out their neighbor lets their dog(s) out in the courtyard (sometimes leaving them outside for hours at any time day/night) and they constantly bark/annoy the REALLY close neighbors.
I hope you don't let YOUR dogs do that.

@@prettygirlus9008 YW...that's one reason, and although I DO like those courtyard homes (partly because they're more affordable and do have enough space for my needs), I'd be looking for a home with no fenced-in yard...people can't leave pets outside "unsupervised" -- gators will get them! ;-)

@@billredding2000for what its worth, I live in a block and stucco courtyard villa in the northern section. Many neighbors have dogs but people aren't leaving them out to bark all day. I never hear dogs barking. It's too hot to leave the furry friends out.

Nice job with the house tour! It's kind of a neat idea to not have any lawn to mow.

Acoustic ceilings aka popcorn became popular in the 1970s condo building craze because they muffle noise from the unit above you. We had them in our 1975 condo. But it boggles my mind why the Villages would have put them in single story homes. They serve no purpose other than to collect dust and hide imperfect drywall work. 💡

That little door by the garage is the pantry. Please open the door so we can get an idea of how deep they are.

it's overpriced; it needs at least a 100K rehab; but it does have potential

No, 25 to 30,000 would do a nice makeover if you do the work yourself. Replace floors, take down popcorn ceiling, replace kitchen appliances, cabinets, all fixtures and vanities. Replace that shower and do something about the door hitting the toilet. Tidy up the patio.

I'd have to gut this house. Nothing would stay. Walls would come down, the floor plan would be totally different.

There's probably a good reason for that (look at the clues) -- I wouldn't be so judgemental (but more understanding). It's not a bad house at all, just needs some fixing/updating, nothing serious.

    • @DisMindy5767
      @DisMindy5767 19 днів тому +1

It looks well kept but it's laminated counters, laminates yellow over time. The appliances and flooring are worn out. Everything just needs to be replaced in this 31 year old time capsule. But it's also priced according.

@@DisMindy5767 At my age I'm probably dated (but not laminated) time-capsule and (almost) worn out. A likewise-condition house like this would be a good fit, so I can't be too critical of the previous owner. ;-)

A total rebuild is not a bargain in my opinion.
