Finally condo tour is back, thanks Jon, I was missing it. Decent size condo that would benefit from some renovation, especially bathroom and kitchen area. Love the view from the balcony and the bedroom, a sea of green, perfect!
I rented there 5 yrs ago for two years. The hallways were never kept up (dirty), tenants kept their trash sometimes right out side their door (and it sometimes stank) owners rarely paint their units or do any upgrades. Juristic is marginally helpful at best. And the biggest thing for me was the traffic, and one way only, btw 15:00-18:00. 3-4 schools right there. Cheap as chips, I had a fantastic view, but after 2 yrs I had it.
I believe in Britain a hob is one term they use for the burners/stove top. It's really a metal shelf you put in an old fireplace, probably where people cooked or heated their kettle. They don't really use an oven in Thailand, from what I'm told.
Nice size and balcony plus. Just the seating furniture looks sad. A good couch is missing. It has a retirement home feeling. Hm do you estimate a sales price?
For me this is the perfect location in Chiang Mai. I very nearly bought a fully refurbished unit in this block just last week , it sold before I could get myself organised.
Yep agree on the location, I'd love to live around there. Ah that's a shame, there is 2 bedroom for sale on the 2nd floor at the moment I think that's been fully renovated.
Real old school condo. personally i would rather have a tiny but brand new modern condo room since i'm a single guy. but if it's me an another person or two, totally would go for these older condos. houses in chaingmai outskirts are also tremendous value, but you're gonna need a car - suitable for thais and long term expats with a family.

I'd say it's location that is the main selling point and room size, I don't think 13k is bad for this :)

Great feedback on the building, I've only ever looked for 20 minutes at a time so getting a first hand living experience is good to know :)

There was a similar unit around 3 to 3.5 million a few months ago. Yes, it could do with a reno.
