    Created as a labor of love, Gemini’s breathtaking grounds are a world-class Caribbean-themed botanical garden that seems decades old and provides the setting for outdoor recreation. On the oceanfront, the pristine beach is lined with reinforced dunes that also border the PGA-standard golf practice area. From sand-carpeted paths among the foliage, two passageways, one large enough for a golf cart, connect to the Intracoastal side where a dock and pier serve the shoreline, within convenient access of the navigational inlet, rebuilt with a mangrove-cloaked revetment giving Old Florida beauty as well as protection and privacy. Near the freshwater pond that creates a bird sanctuary, the sports complex features a regulation tennis court, half basketball court, playground, miniature golf course, and charming butterfly garden with large-scale model train. By the delightful Robinson Crusoe-style tree house are a spa and cold plunge pool.
    The gardens themselves are a naturalistic wonder, landscaped with some 1,500 species of tropical trees and plants including over 120 species of palms, plus ancient cycads, epiphytes, ficus trees, ferns, orchids, bromeliads, and vines. Meticulously planned, the gardens are assembled with plants grouped according to their geography, ranging from various Caribbean islands to Central and South American regions.

    I love this home because of its quality of construction and architecture. If global warming is true it could pose a problem for many homes in Manalapan, FL. which sits at just 2.953 ft above sea level. $165 million spent should last a hundred years plus. The next owner may not have 100 years to enjoy this beautiful home.

    While the pristine appearing property and location are worth a lot, the estate the feel of a generic resort. It does not have the cross ventilation you need in the tropics. Air conditioned air is bogus. Even the lovely stone does not demand the $200,00,000 tag.

      The numbers are so large its easy to doubt! But I also know that there are no 15 acre parcels left undeveloped like most of this property is in Palm Beach, Broward or Dade County. One property in Palm Beach sold for $95 million and the home was torn down and the property split into 3 parcels each priced at $35-$40 million. $20-$30MM profit potential. It's happening all up and down the South Florida Atlantic coastline. I enjoy watching high-end real estate. But I am definitely not a customer either!
