I love Cinco Ranch, elementary schools, junior high and high schools are the best schools!!. Great location, parks and amenities. I live in Cinco Ranch, my neighbors are very nice ❤.
Kelliwood edges out Nottingham Country to me. And I definitely would have mentioned Pin Oak Village and Firethorn are zoned to Woodcreek Junior High which is highly desired. Cinco Ranch did not start developing until the early to mid 1990s off Mason Rd, there were no homes built in the 80s.

I just moved to silver ranch. When I tell people I live in silver ranch, they say “oh, you live in Cinco Ranch.” When I say no. They say everyone considers silver ranch as apart of cinco ranch area. That means aka, no one cares about y’all. I guess that isn’t a bad thing lol.
We are looking to relocate to Texas but having a Hmart/asian market close by is a must. It has been so hard to find anything because another must for us is at least .25-to 1 acre lot but unfortunately I see must house are so close by. Any advice?

Elyson is a great neighborhood! They have some great builders and I like many of the floorplans. I have clients in the neighborhood and they really like it there. The taxes are rather high, so just be sure to factor that into your monthly budget.
Jordan ranch just got a new elementary called Willie Melton, Sr. Elementary School. What is your verdict on the ranking…. I am scared it’s going to be B ranking.. or worst. What is your verdict?
Thanks for the question. I wish I had a crystal ball to tell you what it will be rated in the next few years but unfortunately, I don't. :( But if you look at the surrounding elementary schools in LCISD you'll find Lindsey Elementary with an A rating, Huggins Elementary with an A rating, Tamarron Elementary with a B rating, and Randle Elementary with a B rating. So there there is a decent chance that it will be rated highly in the future.
I like Sunterra. They have a ton of inventory currently so they are dropping prices and offering more incentives. The tax rate is high, around 3.5%, so just be aware of that when budgeting.
Seven Meadows is a great neighborhood! It was another great neighborhood I could have put in the top 10 due to the great schools, location and style of homes but I just couldn't get every great neighborhood on the list.
Elyson is great! I went over it extensively in my “New Homes in Katy” video so I thought I’d review some other great neighborhoods of various price points.
I know it isn't the most fancy neighborhood but I didn't want to just put in the most expensive neighborhoods in Katy. I wanted to have a few that were zoned to good schools and that first time home buyers can afford. I could have put in Tamarron or Sunterra or another affordable neighborhood but I'll be adding those to future videos. I do appreciate the feedback!@@luxyvip

Morton Ranch has some affordable homes, and is close to I10. If schools are important to you, I'd look somewhere else.
