What To Know Before Moving to Katy, Texas
The Venetian Estates were built 1950’s and 60’s and Sugar Lakes was built in the 80’s and 90’s
Thank you for the reply. Yes, Venetian Estates has many homes built in the 60's and 70's but it does have some newer homes built in the 2000's and 2020's. Thank you
Great informative video! Thank you 🙏🏼

Bridgeland is cool how many trails are there
There are tons of trails. Check out the map on the Bridgeland website: www.bridgeland.com/things-to-do/trails/
Dunham Pointe The developer monopolized HOA held an HOA ZOOM Meeting. NO PARKS are planned for Dunham Pointe, with the exception of a small private park for use by the David Weekly gated community. NO PLAYGROUNDS are planned for Dunham Pointe. $50,000 of HOA monies were spent on POOL FURNITURE. There is no plan to build any schools till the school district is sure the subdivision will have 800-1000 elementary age children. School District just sold back 40+ acres to Dunham Pointe. If you do not have kids - this is the place to buy.
Fairwood.
Not unless you enjoy traffic! 290 is the worst highway to live. TexDot just expanded 290 and the traffic is still horrible.
Jordan ranch just got a new elementary called Willie Melton, Sr. Elementary School. What is your verdict on the ranking…. I am scared it’s going to be B ranking.. or worst. What is your verdict?
Thanks for the question. I wish I had a crystal ball to tell you what it will be rated in the next few years but unfortunately, I don't. :( But if you look at the surrounding elementary schools in LCISD you'll find Lindsey Elementary with an A rating, Huggins Elementary with an A rating, Tamarron Elementary with a B rating, and Randle Elementary with a B rating. So there there is a decent chance that it will be rated highly in the future.
Map of the current school zoning apps.myplanware.com/schoolsearch/lamar
Here's where I go to check the current school ratings: www.har.com/school
@@YourHoustonMove Thanks for getting to me. I would guess it’s in B range. Do you know roughly how many years later they will rank the new school?
@@Xenogoodd I'm not sure and I didn't see anything online so maybe an administrator or teacher can respond with an answer. :)
dude share home cost!
Thank you for the feedback. I'll be sure to do that in future videos. :)
@@YourHoustonMove Thank you!
What do people think of Morton Ranch !??
Morton Ranch has some affordable homes, and is close to I10. If schools are important to you, I'd look somewhere else.
Just shut up and post your list.
Thanks for this
How about commonwealth
Yes, I definitely regret not adding Commonwealth. It’s a great neighborhood and I should have added it in around 7 or so. Thanks for the comment!
I'm actually disappointed you didn't say Memorial Parkway.. Great older homes, Taylor High school , very low tax rate, low crime and connection to lots of shared hike and bike paths. .. Many of my neighbors have sold their newer homes to come here.
If you live in Sunterra currently, what has your experience been like so far?
Have you had any experience building a new home with any of these home builders? If so, please share your experience.
It's not that great now that the world is moving here. Beware. Traffic is really bad, crowded everywhere. Sorry if you think differently.
I enjoy your videos, thank you. Any videos on tomball and spring? Iam new to Houston.
Thanks for the response. I don’t have any videos on Tomball or Spring yet but I plan on filming Tomball this fall and then Spring and The Woodlands. 👍
What about Sugar Mill?
Sugar Mill is great! I have some clients in the neighborhood and they like the location and the community.
Affordable in question? High property tax + high HOA + high home insurance = not affordable at all
Yes, even with these more affordable homes in Katy, the cost of owning a home has definitely increased since 2020. Some of these neighborhoods don't have a very high HOA and I've seen property taxes come down in the last year but homeowners insurance is crazy expensive now.
We are looking to relocate to Texas but having a Hmart/asian market close by is a must. It has been so hard to find anything because another must for us is at least .25-to 1 acre lot but unfortunately I see must house are so close by. Any advice?
Thanks for reaching out. I have a few thoughts on some areas that may be of interest but it depends on your budget and criteria. Please feel free to reach out: paulholub.com/schedule-a-consultation/
Nice video but please let these people know about flooding power outages and traffic.
Yes, thanks for the comment. Hurricanes and flooding do happen in Houston from time to time. I made a video on some negatives for living in Houston but didn't dive into hurricanes too much. Mostly flooding. Check it out: ua-cam.com/video/VEl_ZHHj778/v-deo.htmlsi=RaJBVJ_7W8SI_os1
What about schools please 🙏
Great question! I went into detail about the 3 school districts in and around the Energy Corridor in this video: ua-cam.com/video/RbcHey2Yt0Q/v-deo.html
I would love to see a similar video for cypress! This is great.
Thanks! I'll add that to the video creation que :)
I love Cinco Ranch, elementary schools, junior high and high schools are the best schools!!. Great location, parks and amenities. I live in Cinco Ranch, my neighbors are very nice ❤.
I totally agree! Thanks for the comment!
Older smaller neighborhood that DOES NOT FLOOD Williamsburg Settlement
Great suggestion! I like Williamsburg Settlement as it has some beautiful homes for more affordable prices. 👍
Plz don’t move to Houston where the jobs are. Nobody lives here for the weather, u can get a flight@Bush 2 anywhere n the world. Many nice suburbs, best run big city n the USA, #2 port, largest diverse population n the country, largest cluster of medicine on the face of the Earth.
I swear that the red brick house you showed while highlighting New Territory @ the 14:00 minute mark is my old home or is exactly the same model. I lived in New Territory from 1994-2005 and really enjoyed it. Life is really "sweeter" in Sugar Land as those who live there like to say.
That’s awesome! I don’t remember exactly where I was in New Territory. It might have been in Clayton’s Bend but I do like New Territory. I have many friends and clients there and they love it 👍
I’m not to familiar with the concept of HOA’s. Are they really necessary? What do they really do? Can you take them to court? Why is there a fee when selling the house?
Good questions. An HOA (homeowners association) helps protect your property value by maintaining the rules and the bylaws for a community. For example, an HOA’s helps prevent someone from parking a busted old car in the yard or turning a house into a mechanics shop. They also maintain community areas like pools, tennis courts, common areas and more. They are very helpful in Houston as we don’t have any zoning laws, although you often get HOA board members with ego trips. :/ Most neighborhood fees in Houston range from $500-1200 annually but the larger master planned communities will often have additional fees when you buy or sell in the neighborhood (capitalization fees, community enhancement fees or foundation fees). The foundation fees can range from 1/4 of 1% to 1/2 of 1% of the sales price of your home. You can take them to court but the fees are already set by the neighborhood when you purchase and you agree to abide by the rules and bylaws when you buy a home there. There are other areas around Houston that are not in an HOA but it’s very common to be in one, especially in the suburbs.
@@YourHoustonMove thanks for the detailed explanation.
You’re welcome!
Great Video!
This is truly a masterpiece of content-both informative and engaging
Looks really nice but the crazy weather. Has made me re- think Texas all together. Good luck.
Yes, we have had some crazy weather the past few year. Thanks for the feedback and best of luck!
I didn't see Sunterra listed. Maybe its in another video?
Do they give reduction for sinors?
Thank you for the information.
Lake Olympia, Riverstone are in Missouri City, not Sugar Land!
That’s correct. I included other neighborhoods in Missouri City so not every neighborhood is technically the City of Sugar Land. Thanks for the comment 👍
Part of Riverstone is in Sugar Land (not in the city limits, but they do have Sugar Land addresses…check the University/LJ Parkway area). The homes going back towards hwy 6 in Riverstone have Missouri City addresses.
What's the best neighborhood to move to for asian/black mix family, we love Asian food?
LET ME REALLY TELL THE TRUTH ABOUT TEXAS (Sugarland area for the most part not bin anywhere else) STUPIDITY IS A NORMAL WHEN YOU GET THERE BE READY TO DEAL WITH SOOOOOO MUCH STUPIDITY,YOU WILL FIND YOUR SELF NOTICING HOW STUPIDITY IS PART OF TEXAS SO MANY THING ARE JUST SOOO STUPID(Texas slab wheels shows it bit who cares about that )IVE GONE TO GET FOOD THEY RUN OUT LOL wtf... IF YOU DRIVEING DOWN THE ROAD AND YOU NEED TO GO TO A BUSINESS ON THE OTHER SIDE YOU LITERALLY HAVE TO GO 1.5 /2.0 MILES DOWN THE ROAD AND MAKE A U TURN,TRAFFIC LIGHTS WORK IN A VERY DUMB WAYBAS WELL(That's the least of the texas stupidity) MINIMUM WAGE IS 7$😂 WHO THE FK CAN LIVE OFF THAT & NOTHING COST LESS DONT BELIVE IT!!! COST OF LIVING IS NOT LESS,ONLY HOUSES AND GAS BUT BY VERY LITTLE,ROADS 🤦♂️OMFG TERRIBLE THEY CANT BUILD A FLAT ROAD IF HUMANITY'S FUTURE DEPENDED ON IT,UP AND DOWN UP AND DOWN,A BOAT IN THE WATER DRIVES MORE FLAT.SOME STORES YOU CANT JUST GO LIKE EVERY OTHER STORE,HAVE TO MAKE AN APPOINTMENT 1ST,EVERY THING IS MORE COMPLICATED IN TEXAS(well its not the state just complicates things)FOOD SUCKS,IM ACTUALLY REGRETTING MOVEING HERE AND I MOVED FROM A SHITTIER STATE IL..CHICAGO TO TOP IT OF COPLETE SHIT HOLE,I LEFT TO AVOID THE COLD BUT I THINK IS WAS BETTER THAN THE NORMAL STUPIDITY ITS JUST RIDICULOUS AND ANNOYING AF.REALLY CONSIDER WHAT IM SAYING PEOPLE DONT TALK ABOUT THAT
You’re really going to mention top 10 and not include Elyson which is literally the new cinco ranch
Elyson is great! I went over it extensively in my “New Homes in Katy” video so I thought I’d review some other great neighborhoods of various price points.
@@YourHoustonMove I get it but Ventana lakes in top 10? Come on!
I know it isn't the most fancy neighborhood but I didn't want to just put in the most expensive neighborhoods in Katy. I wanted to have a few that were zoned to good schools and that first time home buyers can afford. I could have put in Tamarron or Sunterra or another affordable neighborhood but I'll be adding those to future videos. I do appreciate the feedback!@@luxyvip
Check out Brighton homes, a new construction community in North Sugar Land
Elyson is the nicest community in all of Katy in my opinion. We toured it and fell in love. The amount of commercial they have is insane
Gosh no love for North of Hwy 10.
Haha, there are definitely some great neighborhoods in North Katy. I plan to review my favorites in another video. Which neighborhood are you in?
Wouldn’t recommend it. Ghettoer than you might think. Water is the least of your concern
Kelliwood edges out Nottingham Country to me. And I definitely would have mentioned Pin Oak Village and Firethorn are zoned to Woodcreek Junior High which is highly desired. Cinco Ranch did not start developing until the early to mid 1990s off Mason Rd, there were no homes built in the 80s.
Thanks for the feedback! Good point about Woodcreek JH and yes, my mistake on the homes in Cinco Ranch. They actually started selling homes in Cinco Ranch Greenway in 1990, I mistakenly thought it was 1988 or 1989.
What are your thoughts on Elyson?
Elyson is a great neighborhood! They have some great builders and I like many of the floorplans. I have clients in the neighborhood and they really like it there. The taxes are rather high, so just be sure to factor that into your monthly budget.
Thanks for the feedback! @@YourHoustonMove
Pretty good summary. A couple of corrections. I’ve lived here close to 30 years. 1) It is the Headquarters for SYSCO (the food service company) , not CISCO (the computer company). 2) It is NOT a good commute to downtown, the Galleria and especially the Medical Center.
Ah, good catch on the Sysco Headquarters. Thank you for letting me know! And yes, commuting to downtown can still be rough, but it is not as bad as the suburbs.
Nice description of Katy Neighborhoods. Thank you
You bet!
Where would you rank Seven Meadows?
Seven Meadows is a great neighborhood! It was another great neighborhood I could have put in the top 10 due to the great schools, location and style of homes but I just couldn't get every great neighborhood on the list.
If you currently live in Sugar Land, what other information (positive or negative) would you share with someone considering relocating here?
All of the people that were born and raised here are slowly being priced out of their own city because of the people moving in (mostly from California). Traffic is also getting worse. I'm surprised you never mentioned the northern part of Sugar Land that's close to the border with Houston. I live in that area in one of the older neighborhoods just a five minute drive from the old Imperial Sugar factory.
Thanks for the comment. I definitely need to cover the northern neighborhoods in Sugar Land in a future video. Also, prices have increased dramatically in Sugar Land since the crash in 2008, and actually across the US. The average sales price for a single family home in Sugar Land in 2008 was $228,000. Here in February, 2024, it’s $488,000.
What do you think about Sunterra ??
I like Sunterra. They have a ton of inventory currently so they are dropping prices and offering more incentives. The tax rate is high, around 3.5%, so just be aware of that when budgeting.
@@YourHoustonMove thanks for your analysis
