    What the western world needs is more designers and builders creating high-performance homes for lower-income households. People who are actually struggling to pay their bills are the most able to benefit from and appreciate a house that keeps itself warm and cool as appropriate all year around without energy bills. We need small net-zero houses: two bedrooms, bathroom, laundry in a cupboard, kitchen, living/dining. If we can get the cost of living in such a house down low enough that young adults don't see "having a child" as "financial suicide" then they might even decide to make the second bedroom their child's bedroom instead of leasing it out to another young adult or couple.

    I really enjoyed your evaluation of this home's performance. One of our favorite past times is walking through homes under construction. Until we started following you, it was to voice our (typically harsh) opinions of the design and layout but now we eyeball it's potential performance too.

    In talking about vent fans and there not being one in the master shower you neglected the whirlpool (jacuzzi) tub. Imagine the humidity coming off that big boy 😂

    I’m going to call BS on their claimed blower door number. If that number is real, it must be the “final” number from the AeroBarrier installation where they have every window, door and vent taped up to keep the sealant out of everything operable.
    With all those sliding glass walls etc. there’s no way they’re getting to below PH numbers, even with an otherwise perfectly sealed envelope. I’m betting a real blower door test comes out with 5X that air leakage.

      I install Aerobarrier and agree with this. It's easy to get to that number at the end of an aerobarrier seal, not so easy to include windows, doors, and exhaust fans.

    What i like is they show off the rangehood. Here they hide it as much as possible. The smallest legally allowed, pushed back to the wall, and the front edge only goes halfway across the burners
    What they do here with big windows is put jail bars across them to reduce heat gain. But it still has all the losses of the windows.

    David Warfel talks a lot on his Light Can Help You website about the bad habit of using 4 pot lights and a ceiling fan in bedrooms (on his webpage click on the Resources tab, then the "view all" tab on the right side of the "read the blog" section. His Do/Don't Do articles on lighting bedrooms discusses this.
    Why do million dollar homes do it if it's bad lighting design?

    Hi Corbett, I have a video idea for you. Why don't you interview David Warfel from Light Can Help You about proper lighting design on your channel? You've presented a lot of information over the years on proper design of the building envelope, every kind of HVAC system, plumbing efficiency, electrical systems and equipment (LED lights, energy efficient appliances, etc) but I don't recall you discussing how the design and layout of the lighting can affect human health and the enjoyment of a home. Bad lighting is not only a waste of money but it can lead to eye strain and depression, as well as potential accidents such as falling on a poorly lit stairwell or cutting yourself on a poorly lit kitchen counter while you're prepping food.
    A second video might be an evaluation of your own homes lighting design and fixture placement by David. You're always talking about verifying your systems to see if they work properly - it would be interesting to hear what he thinks about your choices.

    Manual J out the window when you open the patio wall. Air curtain? The bath fans will not have any flow at those static conditions. Need to review their PV curves.

    I'm a local home inspector bored with our standards of practice, and 'planning' our new construction possibly forever home and I am (we are) in planing stage and the wife just wants it done NOW. We need (I need) a tour of your home. I'd like to spend a couple hours with you with myself and the wife for personal and enhancing our business model reasons. The wife does not understand the purpose of planning and she won't hear it from me and needs it from alternative sources (the horse). Corbett is my horse. Help! Please reply.     Would it be a better strategy to just run continuous ERVs that have a manual or automatic boost mode for bathrooms and not have additional bath fans?

      If you gotta have an ERV, then yes it’s a shame to throw out air that’s not stale

    If the new American home is being built by a large developer who builds track homes.
    I would not be in line to go see it.
    Show me the plans show me deduct layout, show me the model and size of equipment being used .
    Give me a list of the building materials being used
    And I’ll show you and tell you where they made all their mistakes and where they cut corners to keep Price down .
    This is what they show you as planned .
    But the (AS BUILD”) will be so together fast quick skips steps will be skipped put together by guys who really don’t know what they’re doing.
    Approved by people who really don’t know what they’re doing
    Inspected by people who really don’t know what they’re doing, and our friends with the developer 💰
