My understanding is the whole QOF program is scheduled to sunset as of December 31, 2026, making any investment since December 31, 2021 unable to become fully realized. Is that true? Are there any work-arounds?
Question, let’s say a make 1,000,000 gain in the markets. Do I have to that entire gain(1M) and put it in an opportunity fund or can I just put in what I would be taxed and keep the rest for myself?

If not this would be a beautiful double triple quadruple dip or any number of dip that you would like to call it because you’re not paying taxes on your gain and you’re getting a tax deduction for depreciation
How does depreciation recapture work on original asset which i sold to realize the cap gains? Is that deferred too if I invest in QOF ? Or only the cap gain portion is deferred ? In my case depreciation recapture is much much higher than actual cap gain. For example, hypothetically , cap gain portion is 70k and depreciation recapture 140k. Non accredited investor. How much do I need to invest in QOF to defer all cap gains ?
If I buy a building that's brand new, hasn't had an occupancy permit, and has a double net lease of 10 years from say Home Depot already has this lease signed do I still have to invest more money into that property? example land is $1.2M and the building is $3.8M do I have to add $3.8M more into this property? I have read the book "Only the Rich Can Play" by David Wessel. My understanding is that I don't have to pony up $3.8M. Does this sound right has something to do with Original use? I do have to create debt so that I can use depreciation to offset some of the tax I will owe in 2026.

If I purchased a piece of property through a turnkey operation ( in an opportunity zone) would it work to have them sell it to me at a lower pre-rehab price and then charge me for the rehab work.Couuld that scenario meet the requirements for putting money into the opportunity zone investment as long as it was equal to the initial "purchase price" For example sell me a house for $50,000 then do $50,000 worth of work and add that to the purchase price. Would that make a difference to their tax consequence? I am a small time landlord and prefer to do things myself as opposed to investing in a fund but I am not a contractor and I thought that might be a workaround. What are your thoughts? Thank you

I would be under the threshold if I were to pay 18% per year for 5 years (assuming 10% forgiven). My current gain is $700k. If I put $700k in an OZ can I keep the money in the OZ and pay $126k of the $700k gain every year for 5 years while still keeping the $700k in the OZ?
I need Mark to make a chart showing which parts of the capital gains we are talking about. eg., the capital gains before the $500,000 IRS exclusion. eg., if I bought a house for $200K and sold it for $1M I'm married and filing jointly, can I take the $300K of capital gains that are above the $500K exclusion and use the QOZ to defer just that part? --

that is correct but you can still get the 10 year benefits for later investments.

I have 9k in gains from NFT's and a few more I could sell. Is there opportunity to invest at 14 to 17k in opportunity zones?

Say you had short term capital gain of 200k, can you only move 150k into the fund to get defer & pay tax on 50k ?
