    Reese another great video!
    I’ve said it before and I’ll say it again-These weekly clips in my opinion are in the top 95 percentile as far as video quality, informative, educational and just darn interesting as far as farm tubers are concerned.
    If I were retired I would love to work on the Ivers farm on a volunteer basis.
    The operation is just simply organized, professional, and ran by really down to earth and honest appearing folks.
    Very classy operation, and always bring a nice little highlight to Sundays.
    Thoroughly enjoy the videos, kindly keep sending them out Reese, and thanks for the effort that goes into putting them together!

    My great uncle paid $2.68 per acer on his first 60 acre farm when he started out in the 1940's. Paid $325 acer for the last 80 acer farm he bought in the 1960's. Only farmed around 400 acres total all his life. After he passed it all sold for $1400 an acre back in 1980's. And nun of it was as nice as the crop ground as I have seen you all farm were your at. @joeyhughes8842 Рік тому +2

      @@jonathanpauk9386 make a payment, pay the taxes etc. As I said I’m not a farmer and am unfamiliar with land loans. I would assume that they’re 30 years? So I’m assuming they would need $60k-$70k profit a year from that 80 acres. So when I say pencil out I’m saying it’s hard for that 80 acres to pay for itself stand alone. ….the more likely scenario is they had a bunch of cash to put down to lower the payment or they have land already paid off that can help cover the payment. Either way I think it’s a good investment as prime farmland is. Also, like I said judging off of what I perceive as an impressive operation, they’ve got it figured out.

    18k? Good grief! I’d be spending their money too 😂. I’ll agree to disagree with your explanation on why you can and can’t irrigate because of replenishment of the aquifer Reese. Here is why. Granted every area is different, but we irrigate 160 acres with 40gpm. We use drip on a lot of acres now days but 20 years ago we had more water and used drag tubes on the pivots. We still do on a couple we haven’t converted. We also used a gathering system with concrete tanks to hold enough to pump while keeping a constant gpm. I don’t miss those days but now instead of electrical problems we deal with gophers eating the drip tape 😂 but our yields have doubled and cut our water usage by two thirds.

    • @dennisivers1602
      @dennisivers1602 Рік тому +5

      We are in complete different deal with our irrigation in indiana where we irrigate you get to gravel on 60 feet that country will never run out of water unlike the aquifer in the planes because it rains a lot in this part of Midwest, most of our land in Illinois there is no chance of irrigating you hit stone down about 40 feet and we have to drill 200-300 just to get enough water for house about 40 gal per minute and our best ground is like the 18 k can’t get water but good ground that needs very little that is by far the best and fortunately we have a lot of that

    • @peteparker7396
      @peteparker7396 Рік тому +3

      @@dennisivers1602 that makes sense. Unfortunately in my area it’s sand and we get maybe 10-12 inches of rain a year. It’s either cotton or peanuts. Good ole west TX. Drip saved us. Or we would be out of water. I know what you’re talking about that rock. Dad made me go to school before I could farm. I became a geologist.

    $18K per acre. You know, the way a lot of farms got started in this country, the
    ones that say 'Farming here since 1800 & whatever' well, in 1800 & whatever
    it was free government land. What a guy would do is he would claim himself a
    section and his wife would claim a section & they would swear on a bible the
    kids were 18 & they too would claim a section each and the family would end
    up with one hell of a lot of land at $0.00 cost to them. Thats why farmers today
    cant hardly afford to increase their farmland or start a farm because it is $18K
    per acre.

    I have to plug my nose and just pay it if it touches what I already farm. When buying ground, it’s often with money I’ve already spent per say. It’s been put in a corner of the books where I can’t use it for anything else.
    2 years ago, I did pull out some equity and parked it. Not being political at all, but the hand writing was on the wall. Money would never be cheaper, and the rates were going to have to go up, which would soften up prices some. And it has to a degree. I picked up a couple of pieces like you did, and around here, we’ve had land go well in to the 20’s, but I payed a lot less.
    I don’t sit around and wish for bad things to happen to anyone, but if we did see interest rates in the teens again, we’ll, in the land of the blind, a one eyed man is king. I’d be one land buying lunatic.
