I actually bought this unit. But reading all the negative comments... I would have still buy it. 😂 Of cos, i have an important factor that many people don't have that is the unit is super close to my work place (3 min walking). Maybe I bought the bigger unit, even at high floor, its cost around 930 per sqft for me, bought it in end 2019. I can compile some thoughts of pro and cons here: Pro - - Super convenient to all my favourite shops and restaurants. I think with the neighbourhood mall open, will have more option. Hope a good grocer can operate there. - Wet market is literally at door step. The market has good range and reasonable price, importantly fresh. I doubt it will have smell, since the lowest unit start at 8th floor, if not mistaken. - The view on top is not too bad consider there is no highrise nearby obstructing the view. - Walking distance to school like Yukchai, which i have two kids just started there. - Quite low density with 200++ units only. - They have been upgrading the unit with a lot better quality material. (they have change to better tiles and some fitting than the original plan) - Many better quality fixture and electrical appliances are installed, included in the price. (hopefully maintenance is not too costly) - While PBB may not be the best developer, at least they shouldn't have any issues completing the building. Cons- - So far exterior design and appeal is really so so, for the price it should look more "atas". Hopefully it looks better when it completes. - Lrt is there but quite a bit of walking distance(10min?). Crossing major road is risky for kids and old folks because cars are quite fast. - Traffic jam....of cos its my least concern since I work nearby and kids study nearby too. The traffic is still better than most places. - Surrounding doesn't have any sense of serenity, buzzling whole day long, especially the front also facing terrace house. - With the price...i also agree many options available. Wishlist - - Hope to get a good grocer in the mall and some cafe(which is currently lacking). - Good security - Better Gym facilities(so i don't have to go to private gym anymore)
Actually when taman road becomes main road it also brings traffic and business to local shops, like someone may not have stopped by a kopitiam had they only use the LDP, now when they turn in to avoid traffic they discover this interesting kopitiam and stop by for a drink. In a way it’s a good thing also la even though with some congestion.

I'm not too sure on the main reason, but the storm was really bad. Even tempered glass shattered. So it's just design and construction work that went through a bad weather that we rarely see.

If you are talking about the same par in terms of price, the example of Surian Condominium or reflection residence already won without a question. Good condo like five stones in SS2 or landed property in Kelana Jaya also won by great extent. I am not advertising the property or whatsoever. Just humbly answering your question. And with that price range, bandar utama is also another viable choice with good environment, connectivity and vibe. I don't understand the mindset of pj people will always stay in pj honestly because that price, you can even afford properties in Mont Kiara or DPC. So many are out there Sean, and I really feel bad about those who gt ripped off by the Megah Rise developer at such a high price...
That's why it depends on what you're after for a property. And there's no rule apartment cannot be more expensive than landed homes. And for houses around that area, that lack of gated and guarded element is one main reason many people choose to leave.

I don't wanna badmouth the area or whatsoever but I think facts need to be addressed. Firstly, do you have any idea how smelly is the wet market (pasar pagi)? It's disgusting! I am sorry but we are not in Europe where wet markets actually smell pretty freaking nice. We are in a very humid country, those 'raw ingredients' will smell like 'rotted ingredients'. Believe me, the reason those hardworking uncles and aunties are working so hard for their children to go to college is so that their children won't have to endure that kind of smells. Kudos to them. So if you wanna pay so much to live like that, hey who am I to judge? :) Or if not, I really hope that the government can upgrade that wet market to make it airconditioned like those in the supermarket. That will actually make the entire experience of the ENTIRE AREA to be improved by 1000%. Secondly, there are so little trees in that area. It's so hot! There are no shades either to block the sun or the rain for pedestrians. The entire area is so 'kampung'. Why can't the government just upgrade everything there? Thirdly, there so many old school second car dealers there. It makes the whole area looks industrial. It's not homey. And someone should really fix those broken pedestrian walkway. Lastly, that name... WHAT THE ****? AHAHAHAHAHAHA! WHAT?! There are just so many 'why's. People are really buying there? Looking at the demographic in that area, I hope it's not those uncle and aunties who were confused by those salesperson to put their savings into those properties so that they THOUGHT their children will appreciate that. If the developer is playing the 'nostalgia' card to trick people that they should not forget their roots or childhood memories, that's evil. Because it's not. It's plain old and of low quality. Ya ya I appreciate the good materials provided but not on a ****** piece of land. Try to digest what I am saying here. If the government to build a better walkway and shades, improve the wet market, plant more trees, repair and refurbish the old real estates, make the entire area the basic standard of good, the PRICE PSF SHOULD BE PLACED AT RM3000, correct? Well, we have PEOPLE BUYING (HOPEFULLY NOT SCAMMED) THIS KIND OF THING at RM1100 psf 'like nobody's business', I think only RM3000 can buy you something of basically GOOD. Trust me, salespersons hate me because I am teaching the purchasers to want more. Developers hate me because what I am teaching causes the costs to increase. Those who bought this, I am sorry. But those who are going to, think.
