    This video was so helpful! I believe I was scammed from a large leasing company in Northern Virginia. I am a tenant. I do not think they are following the new Tenant Laws. Thank you for your video!!

    Make it simple : 2 months fee for early lease termination. But make sure you collect 2 months deposit. You can spend a lot of time adding clauses to your lease but at the end you have to ask yourself are you gonna be able to enforce them and how much time and money you re gonna have to spend to go after a dead beat. Save yourself the headaches . do the screening and collect at least 2 months security deposit. I manage my own apt complex and l ve seen some management companies completely destroy the properties they manage BC they will let in any body to rent them.

      Do tenants pay 2 months security deposit? It’s hard to find someone who pays 2 months security deposit.

    For the clause on renter's insurance policy, how does it unblur the lines to benefit the landlord.I didnt quite understand that last part.

    I am a bit confused about the early termination piece. Lets say the rent is 1000 a month and there are three months left on the lease even though the tenant wants to break the lease for example...would you still charge the remaining 3000 foe the months missed, charge extra fees to do so or take the security deposit??

    um, holdover does not apply to a month to month tenant, they are not a hold over until you give them notice to vacate...or they give notice and then don't leave

    My landlord won’t address our fire hazards and other problems in the house. We pay 2500.00 per month for this townhouse. Can we hire people to fix the problems and subtract the cost from the rent?

      you can contact your local city officials, tell them about your issue, they will direct you to right source..fine the landlord if they don't fix the problem. just contact any city official so they will direct you...that is one way to handle it...that what a tenant here when I live did...and an inspector came out...

      we had a similar issue, but smaller repair $300, we didn't' get the landlord approval and didn't get reimburse. We learned we need to get any authorization in writing first from the landlord otherwise we'll have to pay. good luck
