very interesting point about resisting doing the work yourself.. just finished my fourth and all you really do is earn a wage... but nevertheless if you can do it its hard to let go a often pay someone else to do something you can do better! mindset shift needed! many thanks for the vids👍

I know you don't talk about financials much because you don't want to get in trouble for giving advise but... What would be useful, would be some information on the options available and a discussion around the pros and cons of each. Such as; some information on how tax works in various scenarios, buy-to-let vs buy-to-sell, pros and cons of getting a mortgage on a more expensive property or buying a smaller property (say a one bed flat) with all my own money, best and cheapest ways to quickly increase value. Some other useful information would be how to fairly accurately calculate the expenses and income of a buy-to-let. Are there any hidden costs I should factor in. I haven't looked through all of your content yet so I'm not sure if you cover any of this. Thanks for taking the time to reply, I'm really enjoying the content.

i see a lot of Americans mention 1031 exchange do we have this in the u.k or something similar? also do you rent furnished or unfurnished or does that vary to the housing and tenants. thanks tony

I would like to ask you about, it is worthy to cast buy a 1960 concrete build house in a good location that are not morgable by banks and are cheap on the market and renting it out later.
Do you have any information about this kind of houses.

And regarding books... To be honest... I don't recommend any specific books, i would just suggest you pick one or two you like the look of and get started. I would suggest that at this early stage ANY kind of education would be a good thing for you because there's an awful lot to learn.
Better yet... Have you consider doing any formal property education?
To the tip "who does the work". I'm student doing part time job. If I somehow get hold of a property would that be a bad idea to work on it after school when I have nothing better to do? I mean I won't have money for other deals sooo that seems ok but idk, u r the expert :D but nice vids I love this, I struck a goldmine finding you ;D oh and have you made vid about paying water/energy/etc bill for ppl or you let them do it themselves?
I think it's fine to do the work on the first one yourself... In fact I'd encourage it, you'll learn so much 😊
Hi, Do we need building regs certificate for remortgaging after renovation?
Although I can't really offer advice on mortgages (as I'm not FCA approved) the lender will instruct a surveyor to evaluate the property and I have no idea if they'll request a building regs certificate to be honest because I have no idea what work you've done there. Best bet is to ask your mortgage broker.

That's a great question, but to be honest with you, in not personally convinced that adding new windows would increase the value of the property MORE than the cost of doing the work (if that makes sense)
I'm really enjoying these videos and finding them very informative and helpful. However, since this is a discussion i do feel that as landlords are the only ones who have the power to improve the environmental sustainability of property (windows/insulation/efficient appliances etc) we do have a responsibility to do so.
