  • Velux Roof Skylight Leak Inspection. This skylight is on a low slope Lean to shed roof. The upper part of the Skylight flashing on the backside is hemmed over over, to possibly prevent water backing up to far. Because of the low slope that hemmed up part is raising the shingles up causing a bit of a ice damn like effect. Water is coming in a key way and running lateral down in the next Key way on to the roof deck.

    You are correct, that raised hem is from the factory. That installer did not install that head pan correctly. The raised return should have been hammered flat prior to install. The raised hem is strictly for shipping purposes to give the head pan rigidity and keep it from bending.

    Flatten that hem out or cut it off!
    This is the problem with these low slope roofs. The margins are so close. In a 4 to 12 or better this wouldn’t necessarily leak. I would always flatten that hem ( capillary stop?) no mater the slope

    Thank you for your videos I really like the long format and they are very informational.
    I believe if the roof pitch is 3:12 or under you need to use a curb mounted skylight. The one in your video is a deck mounted skylight.
    Here is the instructions from veluxe.
    From the VELUX.
    VELUX skylights can be installed for roof pitches between 15° and 55°, or up to 65° to 90°
    A 2:12 pitch is 9.46 degrees a 3:12 pitch is 14.04 degrees.
    So by the technical data from velux a roof pitch of 4:12 or greater is needed for a deck mount skylight to be installed correctly.

    I could fix it, but I wouldn't be able to warranty the work on a shingled 2/12.

    Anytime you have a low spot on a shingle it’s going to leak right down the same perfect observation my friend perfect observation I showed a video on my channel the other day where it was doing the same exact thing down at the bottom where the drip edges and the wood is definitely rotting

      I love doing the same thing I will call out another roofer quick on my channel. If it’s wrong I say it’s wrong if I know who did it I say who did it in the description or at the end of the video

    Hey man - as a roofer from the UK with over 45 years on the tools i find your channel very interesting. I worked in nashville some 25 years back and spent six months with a company there - they loved me cos i was practically the only roofer in the vicinity who could do natural slate roofing! natural slate is not that common there as you know cos its mostly shingle work which is TOTALLY UNKNOWN over here! did some work with a shingle crew and watched what was happening but it was a very strange process to me haha! and your practices involving slating itself were strange too. The company i worked for had never heard of battoning and instead slated straight down onto sheets of timber which meant that platforms had to be drilled through the slate itself to sit on and then the holes filled up with mastic once removed! i was like, what the fuck is that? haha. It was interesting to experience the way you guys work over there and im enjoying your channel. All the best brother

    Skylight 😂. Why leave that edge up . It does not take much to cause a leak . I agree put as much waterproof material aroun the skylight as you can to stop the water tracking 👍👍👍👍👍

    The worst spot for a bump like that is near at keyway because you only have about 1 inch before the water enters the rolled roofing underneath. And rolled roofing is not made to or felt paper I should say it’s not made to hold out the water it’s a vapor barrier

    3/12 pitch and lower needs to be a curb mounted skylight. that's the original issue. the hemmed ridge under the shingle wouldnt be a problem with a curb.

    Everyone I know with a skylight or chimney has water issues with them. Their roofers have them convinced all it needs is caulking. I really think most roofers don’t know any better. If they did, why wouldn’t they do it right in the first place, instead of having all those call backs whenever it rains? Which is practically every week.

    I can immediately look at it and tell the leak is coming from the top the shingles or the top flange is not installed properly because it shouldn’t look like that

    The hem has gotta be it. I saw it as soon as you showed us behind the skylight. Why someone wouldn't think the Flatt that out I don't know. Even if it's hammered flat it should work the same way. If wicking is the concern a bead of caulking under the shingle on top of the top piece of flashing would solve that 100% 👌

      Yes it definitely would. There's a whole lot more water constantly running down getting in the keyway versus, what little would wick backup.

    Looks like you found the problem. Most common leaks (I see) with curb included velux skylights is people will not tuck the headwall fashing under the rubber gasket on the bottom.

    Skylights : Percentages in favor of poor quality product or poor install and sometimes both. Not a fan of putting extra openings in the roof

    I think the back pans got too much flashing exposed plus you get a blowing rain it’s going get under flashings. Plus you don’t know how far he ran that flashing up. If that was me I would’ve smashed that metal down and put ice shield over that.

    Awesome video. I’m having a roof tune up done and guy said he would apply heavy duty clear construction silicone around my 4 Velux skylights to “maximize” protection
    Is this necessary? They’re 12 years old and never had a problem.
    I feel like probably not but wouldn’t hurt to have it around it?
    Thoughts?

      It shouldn't be necessary. In some cases, caulking things can actually trap water in the wrong spots.

      I have a significant leak around the skylight which has resulted in mold getting into the attic. Had skylight replaced last year thinking that would remedy the problem. Yeah, no. He dropped it in and did not fix the issue. So now have water damage and mold in the attic. Not good if you live in the Pacific Northwest. Going to attempt to fix it myself so wish me luck and thanks for the video 😊

    As soon as you lifted that shingle up I could tell that they were not putting all the nails in because that shingle didn’t have a nail in it wow crappy work I bet that’s all over the roof short nailing

    That’s what you call poor Roofing. The roofer didn’t do a very good job. The flashing wasn’t nail down properly apparently watch the things wrong there
