    Thankyou for another great video Sonya.
    The funny thing is my wife and I saw this same house (the same that Sonya went in) a few weeks ago with my realtor in Lakeworth. Due to the shortage of building materials, there are a few things to consider since these are built by Pulte. These were explained to me and my wife and realtor when we sat down with the onsite Pulte consultant during our "VIP reservation meeting" at the Pulte at Ranchette Square.
    1. Due to the shortage of housing materials and it being the season of a seller's market frenzy, all these houses/townhomes are bid only. So you cant choose a model/lot, put down a down payment, sign the papers, and walk out and wait 10-12 months for it to cook in the oven, Nope. After the April round of bidding was completed, my Pulte consultant reached back out to me and told me the winning bids ranged from 10k-30k over the asking price.
    2. In the bidding form you fill out they have a comments box. They expect you to put in a reason on why you should be selected. So if you and another buyer bid the same, they would use the comments box as the final deciding factor. Even if you had the highest bid they will still consider the comments box notes for lower bidders.
    3. After you win the bid, Pulte requires you to purchase the lot first which can range between 20K-100K depending on location (Lakeview, Treeview, etc) before purchasing the house. So for example, if the house is 399K, and the lot is a lake view (60K) then expect to pay closer to 500K after closing and other costs (not including the items mentioned below, keep reading).
    4. Pulte builds 10-20 new homes at a time that are unoccupied. Every month they will release 1-3 at a time for bidding.
    5. Currently, you can't buy these at a base of $399K for example (this was my original plan to get away from constantly being outbid for used homes).
    6. All houses are pre-upgraded and are personally selected by Pulte builders. The cheapest unit had 28K in upgrades which brought the price up to about $430K without the lot. So you cant choose the type of tile, cabinets, faucets, counter tops, etc.
    7. Finally all units being built currently do not come with a washer, dryer, and refrigerator again due to the shortage. Earlier buyers in this community (pre-covid) received these items.
    Keep in mind bidding on new construction is not just in South Florida but all over the US. I even heard that Lennar is doing the same as well. Not sure about D.R Horton. For those looking to buy new or used. Good luck. We looked at over 20 homes and put in 5 offers in South Florida (West Palm and Broward County). Thankfully with persistence and deciding to bid a little higher than what we normally bid, a seller accepted our offer and we are currently pending closing on our first used home. It's a tough market out there. Good luck on your hunting and don't give up.

      @@SonyaLopezRealtor 👋 Hi Sonya, No disrespect, but, I love as in care to speak the made-up beautiful words of sign language for myself rather than you nor other person/s saying words that don't match what I have chosen to say and or person/s words don't match and or are not like the way I'd like to say the words of sign language for myself.↗😘 Soooo↗ I don't like the house, but, saw the house is beautiful as said; sooo many different kinds of beautiful, but, the most important beauty of beautiful are person/s personality to be fair and natural doing by also the made-up is not natural business of including words and things of including housing are not the most important beautiful.😘↗Also; in regards to watching rental apartments and house shows for sell, I say; if I don't forget, I say to be just watching the housing show to try to limited replies back to me from customer servicing persons about housing.↗😘

      I wish I had the authority to change the price. Florida home prices are increasing. If you are looking to build equity quickly Florida is the place to do it and this is a good price point to get in to a brand new home.

      You're absolutely right about that. Growing up in Ft. Lauderdale and seeing the changes in the past few years have a lot of people shook. Just continuing to save money until I have enough for a strong down payment.

      The market in South Florida is changing. And sometimes what we expect for this price is no longer what the homes are being sold for. So it is important that I start posting on a regular basis again. Some of our cities here in South Florida has doubled in price since 2020. So it’s a different market
