The answer I can never find is...Exactly where does the split occur? like in a condo. Is it the Floor or the space between the subfloor and the condo below?

That's not quite true - you can also sell your air rights, not only lease them. Especially in NYC
No you can't sell the air rights. You can lease then long term.

When you lease them, what happens if whoever is leasing stops paying? You can't demolish the stories on top 🤔

Mostly the government, over highways is very common.
Imagine an earthquake
