reminds me of 2009-2011 time frame when dwarka expressway was hailed as next big thing..... it took 15 years for that expressway to take some shape..this project is too big for a state govt to handle...lets see how this develops..but seeing past record highly sceptical on this

Also, it would be unfair to launch this at a time when so many private builders have invested so much in commercial land within gurgaon to build up Grade A business parks… DLF, Intellion, Capitaland, IREO etc.
Ideally if the project were in a greenfield area far from existing commercials it would have added positivity to the ecosystem.. or if it were launched at the same location after most commercial plots had been built-up / exhausted, it would be fair to builders..
If this were to come up now, it would take down a lot of big builders who have invested in building up commercial land banks / started business park development.
I would think most probably this will help delayed by 5-10 years OR if the government is impatient, would get shelved and the land would get auctioned to builders for residential, normal commercial plots
Next 20 years mai bhi nahi ban payege....may be next generation would witness it...

"Khatara" sarkar se basic roads and street lights to bante nai hain.... Just look at the sector 81-Pataudi road work... They build the road and then dig and then rebuild and so on...1.5 years passed with nothing completed still...😂😂

Probably not the right timing to launch this… the world is falling into recession and most investment in such a project be it at the construction or occupancy stage is targeted towards international players… no one will be willing to commit to such a large investment when they are in a cost cutting mode.. to add to that the government is behaving like a profit making entity by trying to charge astronomical rates for FSI.. such futuristic projects only come up when the government makes the initial investment push (subsidy / free land) to attract international investment..
