What Did I Find Inspecting a 2008 Newmar Essex?

- This day found me at Premium Coach Group in Gilbert, Arizona inspecting a 2008 Essex. I also check the underside of the slides before. This is a gel-coat one piece fiberglass roof and standard dicor self-leveling acrylic roof sealant is what is used on the roof and 100% clear silicone everywhere else.

I’ve had three Newmars and every bedroom slide had that white plastic and all of them had rot. I replaced the one on my recent Newmar after watching your video.

That is a perfect size pine cone hole!!! They are a 9 pound missle. I would repair the hole with surf board resin verses replacing. The rest of the coach is simply 13 years old with very little roof care. Newmars are well built. Looky at RV Geeks and how beautiful theirs is due to non stop care for everything between the bumpers!!
Newmars with a fiberglass roof are built very well. The RVGeeks really adore their Newmar and it's great to see.

That sounds nice. I generally am working 12-14 hour days 6-days a week so I am nt sure where I'd find the time. I keep trying to slow down it's just not happening
The one slide looked like someone had peeled the plastic off and maybe painted it? Just a guess from video. Thanks for another educational video, it is nice to know what to look for on the different rigs. Thanks again for the video and your time to do it. Stay safe and healthy.
maybe, but if they did it was a clean job, I didn't see any remains of plastic or fabric under the bolts or plates

At the 2:08 mark in the front corner there was a piece of white or beige covering that looked tore. Looks like it was covered with something before maybe unless that was a paint mark too.

I do my best to estimate but dealers tend to get a much better labor rate :)

From a scale from 1 to 5 with 5 being great, how do you rate that Essex roof?
I'd rate this a solid 4.8, a few touch ups after 13 years is a great sign.

Does the old (not eternabond) tape have to be removed and cleaned or can you put new over top?
Do you have a video where you deal with the Monaco problem (wall completely falling apart) you mention at the 45 second mark?

Hmmm. what's that on the right hand side, toward the extreme right hand side of the edge of the picture at 12:13. Looks like there was some kind of "coating" or "Covering" there and it was ripped away.

OK Mr. AZ Expert, I have seen many of your videos showing the sun damage to the clear coat on the top of many motorhomes. Mine Is only a couple of years old and does not show the sum damage....yet. What would you suggest that I and others use to prevent this from happening? Should I cover the exposed edges with PPF? Use some sort of UV spray? Does a UV spray even exist? Your advise would be appreciated.

many people swear by Eternabond and refuse to believe it can fail, so obviously if the roof tape is failing...it's not Eternabond.

You have to like flex seal. You can build a boat out of that stuff. ha ha I criticized flex seal in one of my early videos. The comments were hilarious.

When you do the inspection, are you able to also do the repairs?
sometimes I do the repairs too but not everytime
for a 13 yr old roof, it's pretty good. I get on my roof 3-4 times a yr to clean it and wax it, but it's not a 2008 either. I'm surprised the owner(s) didn't care enough about it to maintain it better. If I had an Essex (which is my #1 pick together with the Foretravel), I'd "baby" it and keep it (maintain) it better than my present one, which I go over with a fine comb every 3 months. And if I had an Essex I sure as hell wouldn't use FLEX SEAL on that bad boy. What tha F#@* was the owner thinking? I would use Urethane all the way, like you alluded to in your previous video.

Would some preventative maintenance solved any of those problems you found?
cleaning the gutter drains yes, the foam flashing is merely sun exposure, the paint peeling could have been helped with waxing but mostly it's just age and it's aged well.

the white abs is not uv stable and starts to crack, I'd just rip all of it off and paint it for moisture protection

Out of site, out of mind. I don’t understand why folks don’t take the time to inspect their roof and make minor repairs, even once a year.
Are you inspecting that for a potential customer, or for the dealer on a trade-in?
Without a ladder on the back, inspections can be more difficult. Even the extension ladder is questionable as an inspector. But I agree, these RVs need attention to last. This was an pre-sales inspection so the dealership knows what needs to be done or make allowances for. Thanks!

it does, but I don't see damage from it and often these are washed with the slide out so it would not be uncommon to get wet.
