WHAT IS AN ADU?
ADU stands for accessory dwelling unit. An ADU is a permanent additional housing structure built on a property that already has a main home or main structure. You may have heard them referred to as granny flats, casitas, guest houses, or in-law suites. They can be built on a single-family lot or multi-family lot (duplexes count as multi-family).
An ADU has its own entrance, separate from the primary house, as well as a kitchen, bathroom, and living space.
Accessory dwelling units can be rented year-round and add a lot of value to your property. They can be garage conversions, stand-alone units, attic or basement conversions, or be attached to the main house.
ADUs are exceptionally flexible, and most owners find that their use for the unit evolves over the years. They can be used for passive rental income, housing relatives, or in Nicole's case, a place to call home.
After the pandemic forced many senior centers to close nationwide, Nicole stepped in as a full-time caretaker to her 94-year-old grandmother with dementia.
Eager for her family - husband and four pets - to have their own place near her grandmother’s home to unwind at the end of the day, Nicole began searching for a place to live. The average home price in Los Altos is a shocking $4 million, and finding an apartment proved to be a tough feat as well, especially with strict breed restrictions on her two Pit Bulls. Nicole and her husband had to consider alternative options.
The idea to transform the extra space in her grandmother’s backyard into a beautifully customized ADU emerged as the obvious solution once Nicole discovered Maxable. Then, everything fell into place.

It’s gorgeous!! I literally just had this conversation with my husband this morning … “why do we take all our clothes down two flights of stairs to wash them and carry them all the way back again ?” I LOVE the idea of laundry in the closet or a dressing room !

How long did it take from start to finish?
We started at beginning of pandemic, so our timeline is NOT a normal timeline of an ADU. ADU's are fast! 5-8 months probably on average. Ours was 2 years of waiting on supply lines to reopen, restrictions to lift, and materials to restock--everyone was still figuring this situation out. Was 100% worth the wait and we had great support during those times.

I wanted to add that our total cost also included removing a GIANT pool- around 30k extra for the whole process which included a soil engineer and looottss of concrete removal. Plus a whole lot of dirt 😅
