The Villages are great if you want to play golf, swim, play tennis and drink and eat. You most likely will be giving up a nicer place at home to get a more expensive and smaller place in the Villages with the attraction that you’ll be in the sun. The Villages is not for everyone and yet good for many. These videos are helpful in understanding what you are getting into with the Villages.
IN the early 80's I moved from Virginia as a young guy and ended up working at the Cable TV company in Leesburg for about 2 years. I lived near lake Weir so each day I traveled down to Leesburg passing through or by Orange Blossom Gardens. Honestly it was a bunch of doublewides in a field in the middle of nowhere. I swear there wasn't a tree taller than 6 ft. in sight or no golf course in sight. We called it OBG and was pretty much thought of as not a great place to be. I was offered by a nice lady there once three lots for $5000 but thought I wouldn't give you $500 for them in this place. She was headed back up north and just wanted to get rid of them. I passed! That area is now smack dab in the middle of the Villages today and those three lots now would be worth many many times more than that each! I never dreamed that OBG would ever amount to anything much less what The Villages has become today. I guess I missed that boat!!
OBG isn't "smack dab in the middle of The Villages! It's what we call the historic side. There are mostly manufactured(mobile) homes and site-built homes. When Harold asked his son, Gary, to come down & help him because Harold was not allowed to sell land by mail anymore d/t a new law, it was Gary's vision to build quality homes.
Not sure but I don't think Spanish Springs is the "original" town square. The first town square - which was recently demolished - was on the east side of US441 near the post office. Once the golf cart bridge across US441 was built work began on Spanish Springs. Those "condos" you refer to were where the developer housed new home buyers while they went through the order process around 2002. My wife and I stayed in one after being picked up by a village owned white limousine and driven up from mco! Those were the days:-)! The units at that time were furnished with many of the items you had to choose from during the ordering process. Each door handle for example would be a different style and finish so you could see first hand your options.
Another informative video! I commented on another video as to how much I LOVED the home for sale in the Villas. As a recently retired widow the Villas interest me so much! If I were to come for a lifestyle visit I’d like to talk to you and perhaps be on a “wait list” or something if one comes on the market. I’m in Indiana and can’t leave my 93 y/o mom (who thankfully is recovering from covid) right now but sometime in the future it might be an option!
You’re right never heard of these areas. Would Love a drone flyover of the new Morse family compound. Interesting history covering Mr. Schwartz & friends properties. Tax numbers interesting. No doubt a strategy as you mentioned to have taxes appear low. Sneaky. Tks👍
I've done it with Google Earth but of course you don't get the same picture quality that you do with a drone. Someone would probably shoot the drone down. lol. Yes, Mark et al have become very sneaky this year.
Ira are there any RV friendly areas in the Villages. Meaning are there homes with RV garages or driveways where RV’s are able to be parked? Thank you in advance.
Great job. There is something in this video I have NEVER seen in any Villages video (a fullcourt basketball court, 15:44, kind of ruined by the tennis net in the middle). Also, seconds after that you say that "Harold Schwartz is the father of Gary Morris." I might be missing something obvious but why isn't Gary's name Schwartz?
You most definitely start previewing The Villages now. Most people don't know that inside The Villages they have an 80/20 Rule allowing younger people the chance to purchase a home here before the age of 55. According to the 80/20 Rule 80% of the population has to have a person in the home over the age of 55, however the other 20% of the population can be for those who are not yet 55 years old.
Ok thanks, My wife was telling me she thought that was the case, but when I was checking on ON TOP OF THE WORLD, they said they don't do that and one person must be 55 to even look at properties.
Villages is a good place to live if you don’t mind old cranky, privileged people. You don’t want to do a business in Lady Lake which is part of the villages they are definitely anti-business , anti-religion and bullies!
My thoughts too! Spanish springs area seems less over built and by far the most beautiful part! As you see the newer communities, especially by drone, it's horrific! Just a pig pile of roofs! Looks like "the family" has gotten away from original plans and I suspect greed has taken over!
God's waiting room, for seniors who think like a senior. Republican mecca! Be careful if you do buy, I would rent for 7 months before buying. Please listen to me, was a Realtor from ,2002-2012. I know what the story is! 🥇
Good video and info.
I hate it when businesses are not upfront with all the information and hide things.

I've lived here 13 years and never heard that. You learn something every day.
Can't wait for construction to begin here near Okahumpka! Make my property value go up so I can sell and move!!!!
I did not know any of this and found this video so interesting and informative! Thank you Ira. Can’t wait to see part two.
Awesome insight Ira...Thanks!
Love that shirt
WTH The condo association doesn’t blow off the roof a few times a year? You rather have an older person up here? Makes no sense!
Was nice to see those areas that I had never seen on a map & get a tour. Thanks for the bond info on new areas very helpful.
Our pleasure!
Wonderful coverage of another unique aspect of the Villages - thank you
Thank you for you great information
Contradiction…You don’t pay for exterior painting but it’s the maintenance fees that includes that. In other words, you do pay for that!

You should go to this mans channel and watch some of his other videos about “The Villages” .
Outstanding video. Always interested to see what these communities have to offer, and the differences between them. Thank you.
Glad you enjoyed it!

Oh, Mr. Ira, I think these are my fav communities so far. Thanks again for your info.
My pleasure!
Thank you Ira. Very informative
Great video and information Ira, thank you
Are there any new Condos in or out side of the villages?
Thanks for sharing 🙏🙏
Can u do a preview on the mobile home area?are there many is it gated?
There is only two villages with mobile/manufactured homes (around the Spanish Springs area) and both are gated.
What's the pricing?
Spanish springs unit are 593 monthly. Seems expensive for what they do, Are these part of the Villages, and with that more fees?

There are a few in Harmswood.

I believe Harold Schwartz was the biological father of Gary Morse. Gary was adopted by his stepfather, whose last name was Morse.
@@lauralampe1664 Good job... You get the prize... :)
My wife is 51 and I am 49. Can we preview the Villages now for a likely future move?

@@nathangrandmasterk9760 There is only one stern rule and that is , no child under 19 can live with you...
Awww....thank u for doing this...thanks again from michigan
You are so welcome
How old would these homes be? Built when?
Well, there are some MFG Homes in there... They were built in the late 1980's into 1990's
Interesting stuff. The information about the taxes was surprising. Thank you IRA for sharing.
Does that hoa include the access to everything like the 159 fee the homeowners pay
Super video!
thanks ella
Too bad I just reach out you, I m going to be in the Villages 4/11/22
Great video Ira. -Tom Wible
Thanks Tom
Plus the landscaping looks like crap!
Interesting!
This was very informative.
Why do we care about that home and its bond? Great story, compelling and rich!!! zzzzzzzzzzzz

Are there no zoning restrictions in the Villages? I have never seen so many ugly houses in one place!!
OK???? Your opinion I guess
@@HomesAroundTheVillages So...No zoning restrictions?
