Michael is a natural in front of the camera. That's such a shame about all the houses being sold to investor landlords. It completely changes the complexion of the street. TBH, if I were him, I'd limit the home upgrades for now and start looking for a different home but on a street with full-time residents. He's in a better position to look around with less time pressure now.
Yes but it's expensive to buy and sell a house around 60k easy. Who's to say his next neighborhood won't turn into renters. I'm surprised TV allowed so many rentals in one location. Some of his upgrades could enhance his ability for a better sale.
We don't live in The Villages but I've been watching several channels over the last few years and not all renters take care of the property. Michael is making costly improvements and should have neighbors who are at least part time resident like "snowbirds." The developers (or whoever) should block out specific streets and make them all rentals/air B&Bs and not sell them to residents without telling them the situation.
Hi Debbie thank you for the nice comment - I’ve thought about limiting upgrades and sell in December for a nice hefty profit, but I absolutely love my home and living in Richmond - since this video was shot, I’ve met a few more neighbors here - and we think some of these investors are going to flip and sell their homes at the end of this year, and maybe the new buyers will be resident-owners - we’ll see.
What a great interview. this guy is nothing but class and has such a great attitude. I hope it all works out great for him. I'm sure he will become a great resource for the people who will be renting those homes by him and he may make more friends than he has time for.
Great video- My Guess is that Michael will be just fine. No Matter whom your neighbors are renters , snowbirds or full timers, get out , join clubs, go to squares etc and you will make new friends . Life style visit countdown 10 days, we cant wait!! See ya when we get there!!

A little tip to those who have a few months before moving to The Villages- We will move to TV in August. 3 months ago we called The Villages Golf Cars dealer and put a deposit down on a new golf cart. It will be ready for us to pick up the day we move in, rather than living in TV without a cart, and wait several months as Michael had to.
Hi Jerry and Linda. Tell Michael that he shouldn’t feel too bad. We moved into an established neighborhood (4 years old) almost a year ago and we had one person knock on our door when we moved in.

It's a shame that his neighborhood isn't what he expected in terms of camaraderie, but his willingness to put himself out there will overcome that I'm sure. Hi -Big risk leaving the comfort and familiarity of beautiful Colorado (and I do miss my friends greatly) - but I have no regrets of moving to The Villages and wake up every day excited for what new adventure and new people I will meet that day.
Wife and I stayed in Village of Citrus Grove in a brand new Airbnb villa, but next time we will get one in Richmond next to Michael because he seems like a kind genuine guy and I know he will thrive in TV!

We joined the Ohio club and have met many nice people, we too tried different activities to figure out what we liked most. We have two GC my wife has the new Quite Tech with hard sides and loves it. We purchased used home up north of 466 but checked out south also. We have met many new friends here in TV. We also did a lot of home work on the cost of living here and nothing has surprised us, I highly recommend do a bunch of research on line and come and experience TV life before buying.

Michael seems like a lovely guy. I love how he is jumping right in. His dilemma being surrounded by so many second homes and rentals is the same issue I am grappling with currently here in Hawaii. An area I am very interested in turns out to be mostly second homes and I am wondering, as a single, if I will make friends, or if I will be surrounded by a rotation of strangers who aren’t here seeking new friends. Merry - I have met so many wonderful people in just the last two weeks - so easy to meet good people here in The Villages - trust me, as a single person, you will have no problem - however, you do need to take initial step and put yourself out there.

I was looking forward to this video and was not disappointed. Still scheduled to start my house hunt June 26th. I also like the Topaz model and have been following them on the homes for sale sight along with the Durham, both are two bedroom, two bath, two car garage, and around 1200-1300 square feet. Hi Jim - I love the Durham model - and that was my first choice, but never “won” the lottery on that model here in Richmond. But, I am very happy with the Topaz - extra large garage and super large walk-in master bedroom closet. One downside for some, would be no dedicated place for a large dining room table, but being single, I’m ok with that - and will be purchasing an outdoor dining table once my birdcage is built.
@@MichaelofTheVillages I didn't know they had built any Durhams in Richmond. They have stopped work on two sites across from Richmond that were supposed to include Courtyard Villas and possibly a Durham model in one of the areas, according to Gold Wingnut's latest construction update. (#125)
I'm one of your neighbors as well- and I was surprised to find your in Oliver Villas as well- I have found that about 3-5 houses on my street, or more, are rentals. I was surprised about that too- and not too many people have dogs. I'm trying to attend as many Richmond events as possible so I can meet more people- do you know about the Oliver Villas get- together today? They're being held on the last Thurs. of every month at the Clarendon picnic tables- maybe I'll see you there!

Homeowners in The Villages have been renting out their homes in The Villages since at least 2012, and probably before then. That is the year my friend bought her home in The Villages, and she rented a home for about a month to get acclimated before she purchased her home.
Super nice man. Friendly and honest. Great interview. Renters are not optimal. My parents had renters for decades. They are also nice people too. Renters as great as they are don’t own the property and just don’t have the same intensity as owners about the property. I think what would be worse than being a renter is to live near the highway or turnpike. I would not want to pay hundreds of thousands of dollars to live near traffic all day long and all night long. Bottom line: as all the people in the program said do a lifestyle visit and know what you are getting into.
We just bought our first home...not in the Villages but in Tanglewood , Sebring..we wanted to see if we could handle the heat and if we make use of all that is offered...it we like it then we will be in the villages in the next 2 years.
Short term rentals are a plague. That is one reason that we are going to look at top of the world. My understanding is that it is strictly gated and does not allow rentals of less than seven months. At least that is my understanding. We currently live in an oceanfront condominium in Daytona Beach Shores, which allows minimum two week rentals. Anything less than six month rental is problematic.
That’s what hotels and zoning are for. The residential zone is intended to be stable and quiet. Partiers and tourists stay in the business zone, where they don’t disturb residents.

The massive development that took over my neighborhood has a 55 and older community but, my pool guy said they are only required to have 20% for that age group , so those who bought are surprised to see many home owners that are not 55 and older , and renters

That was exactly the reason I Ieft Florida. I had a condo in Palm Beach got 4 years, and over 60% were snow birds. At least my villa didn't have all those non sense social activities or even a golf course to jack up the HOA.

I was looking forward to this video and was not disappointed. Still scheduled to start my house hunt June 26th. I also like the Topaz model and have been following them on the homes for sale sight along with the Durham, both are two bedroom, two bath, two car garage, and around 1200-1300 square feet. See you when I get there.
Hi Jim - I love the Durham model - and that was my first choice, but never “won” the lottery on that model here in Richmond. But, I am very happy with the Topaz - extra large garage and super large walk-in master bedroom closet. One downside for some, would be no dedicated place for a large dining room table, but being single, I’m ok with that - and will be purchasing an outdoor dining table once my birdcage is built.
@@MichaelofTheVillages I didn't know they had built any Durhams in Richmond. They have stopped work on two sites across from Richmond that were supposed to include Courtyard Villas and possibly a Durham model in one of the areas, according to Gold Wingnut's latest construction update. (#125)
The Durham model in Richmond I lost out on is at the end of Monument Way.

I'm one of your neighbors as well- and I was surprised to find your in Oliver Villas as well- I have found that about 3-5 houses on my street, or more, are rentals. I was surprised about that too- and not too many people have dogs. I'm trying to attend as many Richmond events as possible so I can meet more people- do you know about the Oliver Villas get- together today? They're being held on the last Thurs. of every month at the Clarendon picnic tables- maybe I'll see you there!

The renter situation, would be a problem for me. I’m surprised the villages allows this.
Homeowners in The Villages have been renting out their homes in The Villages since at least 2012, and probably before then. That is the year my friend bought her home in The Villages, and she rented a home for about a month to get acclimated before she purchased her home.
Super nice man. Friendly and honest. Great interview. Renters are not optimal. My parents had renters for decades. They are also nice people too. Renters as great as they are don’t own the property and just don’t have the same intensity as owners about the property. I think what would be worse than being a renter is to live near the highway or turnpike. I would not want to pay hundreds of thousands of dollars to live near traffic all day long and all night long. Bottom line: as all the people in the program said do a lifestyle visit and know what you are getting into.

We just bought our first home...not in the Villages but in Tanglewood , Sebring..we wanted to see if we could handle the heat and if we make use of all that is offered...it we like it then we will be in the villages in the next 2 years.

Short term rentals are a plague. That is one reason that we are going to look at top of the world. My understanding is that it is strictly gated and does not allow rentals of less than seven months. At least that is my understanding.
We currently live in an oceanfront condominium in Daytona Beach Shores, which allows minimum two week rentals. Anything less than six month rental is problematic.
That’s what hotels and zoning are for. The residential zone is intended to be stable and quiet. Partiers and tourists stay in the business zone, where they don’t disturb residents.
Will be easier to change the flooring anyway before all the furniture arrives. Congrats on your new 🏡

The massive development that took over my neighborhood has a 55 and older community but, my pool guy said they are only required to have 20% for that age group , so those who bought are surprised to see many home owners that are not 55 and older , and renters

That was exactly the reason I Ieft Florida. I had a condo in Palm Beach got 4 years, and over 60% were snow birds. At least my villa didn't have all those non sense social activities or even a golf course to jack up the HOA.

I feel for Michael. This gentleman didn’t sign up to have that around him. I have no doubt though that he’ll have no problem finding friends etc…Truly they should not allow rentals…period. I am sure my opinion about that is not a popular one.
