    It's terrible. No new builds until this summer and 400k for a basic house. Investors destroying the market. Nobody is renting a home for 2K here when we left cities with celebs and 4 star restaurants doing the same thing. Charlotte will never be that amazing. At least not for me. I'll wait for the foreclosures.

      You are correct. Most new builds wont be ready until the summer, and sometimes there is a waiting list on even getting lots.
      We just have to plan out the move and purchase of a new home properly and have the proper expectations.
      Also, I dont believe the foreclosures are coming. Just about everyone has equity in their home (due to the rise in pricing) and instead of getting foreclosed on, they will simply sell the property and make a profit, without the hit on their credit.

    Real good video on the Charlotte market - rentals are stupid -very high - any house on the market in the $250-$275k sells in a day - as you said with multiple offers - well said Sir Ash.

    Great information..As a Charlotte native I never thought the real estate market would get so crazy. My first house was $110k in a nice neighborhood in 08 that same house has more than doubled. Charlotte government has to do something before becoming like San Francisco. Tent cities that have popped up along 277 leading in to downtown is an embarrassment. The people of Charlotte deserve better.

    My husband just ran gas to a home in the HOOD whew the LOT alone sold for $80k... the cost here is out of control

    There is too much overbuilding in Charlotte. There is no way that these new properties are being purchased.

      Yes, they are starting to develop a lot , especially right outside of the uptown area. I work with several buyers and I was shocked by the demand the new construction communities are receiving. The builders are releasing lots slowly, so it's hard to determine if it's a manufactured demand.

      Thank you for watching. Yes, I believe prices are artificially inflated right now but due to the lack of inventory and low interest rates, we keep seeing this constant increase in price. It may level off some, but I dont believe there will be a huge crash. This is the new normal and since the fed has already said that they are going to keep interest rates low ( presumably under 4%) until 2022-2023, these prices are what we can expect for the next 1 to 2.5 years.

    Came across your video and really enjoyed your content. The housing market is Crazy, and the low interest rates are the driving factor. I purchased a new construction home for my Mother who is relocating from NY to NC Sep 2021 sight unseen because I knew about the multiple offers that I was going to have to compete with. I was looking for an existing home but realize the homes were just as expensive as the new construction. Everything you stated in your content is the absolute Truth! Thank you for Sharing.

    Everything u said is so true. I am in the process of moving to Charlotte from New York and everything u said about price increases are so true. Lot prices are staggering and builders are definitely taking full advantage of the market right now. Upside for buyers is great interest rates right now so make ur moves now.

    I’m looking for a Home, I’m in Charlotte and soon as I blink, the home is either contingent.. contract...etc.... smh. I was just told that Gastonia taxes are higher 🤯 I’m going through NACA btw...

      Unfortunately, sellers are considering offers that’s are cash and conventional over fha, NACA, and buyers using down payment assistance from a government program.
      When there are multiple offers on a property, sellers see cash and conventional offers as clean and less red tape.
      NACA also scares away sellers because they may require specific work to be done before the closing can take place. Most sellers don’t want that headache.

    Super duper vid. Your presentation style is profession, credible, and appealing. I'm not even looking to buy in Charlotte, but from my research in the Texas Hill Country, another part of the country that is also being flooded by both West and East coasters, your info is also most relevant.
    My son was outbid three times on three different homes in Kerrville, Texas for more than the sellers were asking.
    I'm hearing that banks are buying homes and then gouging the public to rent them. Is this something you've experienced?
    I've subscribed and hit the bell notification button because you are a wealth of knowledge and expanding that knowledge to the rest of the country will surely get you a crazy amount of subscribers.
    As an example, check out Neil McCoy-Ward's channel. He has incredible macro real estate information from around the world that he shares, and to date he has 287 K subscribers.
    Thanks for this very informative vid. From my experiences as a lay person helping my son and other family members find housing, you are absolutely right on target!

    What do you think about purchasing a property to rent out rooms to a particular age group. Say for instance a seniors home.

      It can be very profitable. I have investor colleagues who rent out rooms by the week and its very profitable for them. Just remember, that it is frowned upon by certain HOAs. Make sure you do your due diligence when purchasing.

      I’m not from here but have been in the area on and off for over 12 years. But yes, I did pronounce it wrong. Sometimes I pronounce my own sister’s name wrong 🤦🏿‍♂️🤷🏿‍♂️.

    What is ur opinion on the so called coming housing crash???

      Good question. I dont believe there will be a crash. Yes, prices may drip some (which should happen in a healthy market) but I dont see a crash. It will all come to supply and demand. So long as there are less houses available for the demand, housing will be solid. There wont be 15% increases like this past year, I think prices will rise 4-8% in the next year.
      Evictions and people selling to avoid foreclosure will increase housing supply but there will still be a lack of inventory.

      The job market is strong if you’re a white collar worker. Blue collar workers have a lot of opportunities as well. Based on my conversations and some articles I’ve read, the service industry workers are taking a huge hit right now.
      However, due to the current state of things, I’m not sure if thats specific to Charlotte or not.
      But I will do a series on jobs in charlotte.
