Taxes
The difference is Taxes, They give a Tax rate, and that’s about it, they don’t explain that in 1st year, because the development was mostly land, it was cheaper, but as the community gets more mature and prices go up, well your Taxes will go up too!
Upcoming plans for the next phases
They want to sell what's on their books right now, so they might tell you we only have these 5 lots available when in theory they might have 10 more lots in a different part of the neighborhood. Still, if you show enough interest, and the lot is really the only thing holding you back, they might turn around and say oh we have these other ones….
Extra Fees, Incentives
Lender fees such as processing and underwriting are sometimes higher
The incentives are tied to their lenders, they call it a different company (ABC Builder, ACB Mortgage, SURE!)
We’ll pay for your Title policy, in regular resale as well, even though it’s negotiable, the seller almost always pays for the title policy
Relational Service Vs. Transactional Service
Their lender says I'll give you X and you’ll do Y as opposed to a mortgage lender that could give you tips and tricks and best practices, etc
Build Time
6-8 Months build time, but in their contract, they are giving themselves up to 24 months and that’s perfectly within the lines of protecting themselves
