I’ve kept dual residence between New York, and Las Vegas, now going on 32 years. Las Vegas over the past 20-25 years has become “Big City”-One of the fastest “growths” imaginable. I love Las Vegas, and once we get COVID out of our lives, the city will be back to being a “go to/move to” destination. We will have all the major sports here in the next seven years. Las Vegas sells itself, but everything you said about the city is true.
I have been planning to move to Henderson. My biggest hang up is the brutal heat from May to September. When it is near midnight and the temperature is still over 90 degrees, that is brutal. We will save more and probably buy into a gated community where we can leave Henderson during the most brutal part of summer heat.

Expect your automobile insurance to be three times what you are paying now.
To be more clear, a $200,000 home in Vegas is about $500 of property taxes per year. A $200,000 in Chicago is about $4,200 of property tax per year. Now just need to figure out the water situation.

As a Business owner, they are the Worst in The Country at Being "business friendly" pay like $800 for a business licensee vs some places in the South less than $100. THE majority of these Politicians arent nothing but, fkn Employees hanging on to a job, no knowledge or experience in the Business World at all. The Casinos Dictated to the State How they want things to Run...This place has the Worst Business Level Illiterates you can find in the Country, School System is still rated in the Bottom 47th in the Country, so you have a large Illiterate Class of Employees you have to deal with sooner or later...
Las Vegas is a horrible place. The traffic is terrible all day. There is no mass transit. The weather is so hot for 8 plus months out of the year, you can fry an egg on the sidewalk. By the time the AC in your car cools you off, you are covered in sweat and freezing. There are no arts (unless you count the casino shows). No art museums. No opera, symphony or serious theater. Vegas is the largest city population wise in the country without an art museum. In all directions there are endless miles of tacky little cheap-looking homes by the tens of thousands spaced 6 feet apart with barely any yard. City parks are few. Mostly concrete. Yes... there are sports, but that's about the only positive thing I will say about this awful city in the middle of the desert. And they are about to run out of water.
To all Californians considering moving to LV, listen to Ron! He’s right. And Nevada doesn’t need your stupid liberal politics. Stay in CA and everyone’s happy.
Wrong. There is no traffic. There are tunnels and wide open freeways. Far hotter in Arizona. Three month of heat. The rest of the year a delight. There is world class art in the Bellagio. The opera house is called The Flint Center, brand new, Art Deco styled. Vegas has it all, world class entertainment, sports, golf, water sports, aviation, no state income taxes.

I live in Portland, Or and visit Vegas twice a year. The lower property taxes are appealing - but I won't move there due to the brutally hot Summers.
