    • @stevegreene94
      @stevegreene94 8 місяців тому

      What do you think about Evaristo Morales? I started investing there. Piantini if of course great but it’s already super developed with no land left to build on. Also see more price appreciation per square meter in Evaristo Morales compared to Naco, Seralles etc

    • @dankerchum
      @dankerchum  8 місяців тому +1

      @@stevegreene94 my personal take is that Evaristo Morales likely gets you a higher ROI, but is a bit riskier. If I'm choosing where to live, I choose Piantini. If I'm choosing where to invest to maximize the upside, then probably Evaristo Morales. But something can be said about investing in a place where you'd like to live. For some people that's a totally different neighborhood.

    • @stevegreene94
      @stevegreene94 8 місяців тому

      @@dankerchum that’s a good and valid point. That’s the main reason why I wanted to invest in Evaristo. I ended up calculating high cap rates for myself personally in Evaristo when compared to Piantini, Mirador Sur, Naco etc.

    Other areas for middle class to upper middle class are Los Prados, El Casique, El Millon, La Meda; all within a 20 minute drive to the center of the city (well, depending on time of day).
    I love La Zona Colonial, it has so much potential, great restaurants, shopping, cool breeze all day long.

      Amigo por favor... Ni siquiera son zonas "invisibles" del país. Las zonas céntricas son las que más se promueven para asegurar el turismo😂😂. El 90% de la población no vivimos ni viviremos ahí nunca. Podría hacerte 100 comentarios hablándote de toda la precariedad que hay en el país o de los lugares lejos del centro, abandonados por Dios y el estado. Ni siquiera es un buen país para ser clase media... no hay movilidad social real. Las personas clase media que conozco son excepciones dentro de las excepciones, que pagan muchos impuestos al gobierno y aparte de eso, deben recurrir a servicios privados... Más del 90% de la población vive en hacinamiento y pobreza, suena dramático, pero la pobreza real no es dramática porque está normalizada. Simplemente la gente sobrevive así, disfrutan su día a día con música, seres queridos y cultura... Pero, ¿En serio van a promover esas zonas privilegiadas en donde no vive todo el mundo? Me parece enfermizo y clasista.

    This is great, but the video shots are all of Santo Domingo, Romana and Punta Cana. Plus, not all the areas. Why no shots of Puntacana Village? Cap Cana? Vista Cana? Playa Nueva Romana? Juan Dolio? Metro Country Club? Santo Domingo Nautiical Club? That is just in the east. Santo Domingo itself has many more areas you could has included shots of. Isabel Villas, Vista del Oeste, Alameda, Ciudad Modelo Mirador Norte, Altos de Arroyo Hondo Ii, Viejo Arroyo Hondo are only a few additional ones I could think of.
    What really bothers me is that nowhere in the Cibao is included. You’re going to have to make one only of the Cibao region, my friend. You can’t leave out many areas of Santiago such as La Trinitaria, Quintas de Pontezuela, Los Samanes, Villa María, Cerros de Gurabo and more in that city alone. Then there are more places in Jarabacoa, La Vega, San Francisco de Macorís, Puerto Plata, Sea Horse Ranch, Bonao and many more.
    Though less, there are many nice places also in the South. Check out the southern half of Baní, Palmar de Ocoa, Puntarena…
    Nice concept but very limited with what you show of this side of the Dominican Republic.

    Only a small number of Dominicans can realize those luxuries and live in those places without trying so hard. The other Dominicans (low-income) have to save and work too hard to go to such exotic places. at least once every year or once every two years. and there are others who can't even go to those places, like me.

      True, the luxuries are enjoyed by the wealthy few in all countries, but DR has a quickly expanding middle class with more people becoming high earners each year. Yet Santo Domingo is a city of almost 4 million people. Sure there’s bad areas even slums on the outskirts, but this is a major business and culture center and the buggest economy in central america and xaribbean. Very diversified. Also Santiago is a major city. People get surprised when they ser we have a metro system… out own highly developed financial, retail and manufacturing sectors… yes, upscale living is a thing here fir MILLIONS of people.

      I see too many people using terms without knowing what they mean. You cannot “gentrify” Piantini, Los Cacicazgos or similar areas. Gentrification means changing the character of poor areas with wealthy residents moving in. But these areas were already wealthy, it’s just that there are more high-income Dominicans each year that prefer to live there. If you think Los Cacicazgos or Piantini are some kind of expat enclaves, you haven’t been to DN in a while. It’s mostly successful Dominicans that live here, but for some reason there is a significant portion of Dominicans abroad that are writing factually incorrect statements like this.

Wasn’t it a few months ago that SD was under water, specifically the areas you mentioned, half million dollar cars , apartment tower basements submerged under water. SD needs LA River ( CA) style investment to curb those floods, and redo of the electric grid so a cable doesnt fall with the lightest winds. That among dozens of other things, high speed rail system, expansion of roads, better law enforcement, education from K-12 and specially university. Not to mention sales tax of 18-60% is mind blowing.

    Yeah, obviously Piantini and Naco are amazing but that's not real, the rent for example in Piantini is up to $600 at least normally even more than $1000, if you earn money as an American this is cheap but for most dominicans, the country that you're talking about is not real, the majority of dominicans earn less than $600 per month, and they have a family, $600 for a man, woman and children, you can't just afford live in a place where the 100% to even 300% of your monthly salary goes to rent, my country is a third world country, obviously if you have money you can be good even in Gana or Zimbabwe, but the Dominican Republic that you're talking about is just real for less than the 10 to 15% of the population and I'm not saying that poor people couldn't afford that live, literally no one could unless you're rich, a teacher, an accountant, a policeman, a normal person with a normal salary would never enjoy the country that you're talking about, never, I'm a very privileged teen in this country, my father lives in the us, and we live very good, but this is very rare for most of my compatriots, my country is not for americans who lives in these riches place, my country is for the dominicans who can never afford this lifestyle, stop focusing in the 10% of the population and start caring about all my people.
