Hello there, apologies for the delay. Unfortunately we are unable to respond to your question because it would involve providing legal advice, which we are unable to provide. If you are still dealing with this issue, consider consulting a local attorney. Best of luck!
i would have to disagree about not using regular mail to serve notice because regular mail IS delivered, but certified mail can be rejected by tenant...plus landlord can sign the affidavit of service notarized...either way, I would use both methods at the same time.
Thank you for your interest! You are correct that it is possible to avoid receiving a certified letter. And using both methods is certainly even better. Ultimately, different states will have different requirements about when using certified or regular mail is acceptable, and it is always best to consult the rules for the state where the property is located. Best of luck!
Hello there, apologies for the delay. Because we are not able to provide legal advice, we are unable to respond to your particular question. However, in general, each person with a legal right to be in a property must be the subject of an eviction notice and a damages claim, should they qualify. Hope that helps, and good luck.
Hello there! In general, some states have stricter requirements than others. Some permit landlords to leave notices or send them by mail, while others require a formal process server. When it comes to electronic notifications like a text or email, some states permit these forms of notice if the lease agreement the tenant signed states that electronic eviction notices are permitted. Ultimately, the answer will depend on the laws of the state the property is in. To find eviction rules for each state, go here: eforms.com/eviction/ Hope that helps!

'few weeks to 6 months'...the law favors squatters to live rent-free...and good luck getting any payments even after you win your case in court.
