Same in Australia. You get a letter or email stating when and what time for the inspection and regardless if you're home or not the agency will enter and do the inspection. The laws need to change in the UK to protect the home owners

For any one interested, please looking the UK Policing and Crime Act 2017 --it increased the penalty for stalking or harassing. Automatic jail, up to 6 months depending on the severity. And they expanded the definition of harassment. I wouldn't go looking for any lapsed tenants. Hire a solicitor and hope they can get somewhere with your owed money

I lived in my house for 4 years and never had a mould problem. Rented my house out for 6 months and there was mould in the bathroom. The tenants never opened the bathroom window or doors after showers which caused mould growth. So it wasn't the house it was the tenants fault. I moved back in, cleaned the mould and never had mould again.

It takes time to get the courts to evict. It takes about 6 months to evict someone and then put a lien on anything they own or get a judgement against them.
