  • The US housing market is on an epic roller coaster ride, with nearly a quarter of homes experiencing price cuts in June, the highest rate for this time of year since 2018, according to Zillow. High costs and rising inventory are leading to easing competition, helping buyers regain their footing. Zillow's June report highlighted that 24.5% of home listings faced price reductions due to cooler competition and changing market dynamics. Although booming construction has alleviated some of the supply crunch, inventory is still below pre-pandemic levels. The demand-supply imbalance has now been the smallest since 2020, with the lowest monthly growth rate since 2011 for June. While prices continue to rise, the appreciation rate has slowed, diminishing the seller's market advantage. Regionally, buyers' markets have emerged in Southern cities like New Orleans, Miami, Austin, Jacksonville, and Tampa, driven by high prices and insurance costs pushing buyers out.

    So far in the last 18 months, there have been 10 new buildings go up and completed in about a 6 block radius from my house. All of those have been 4 plex rentals. Not one house. The only homes I have seen built in the last 2 years are high end homes, that they are asking a million or more for.

    Housing market slowing down, but no crash. There is not enough inventory compared to demand.

    We have a few of those sears and robucks still around. They have a great history of families from over the years. I have picture of a guy selling watermelons in front of his sears house on a dirt road as a child, he is now in his 80’s. Love the dancing

    the cap is only for owners that have more then 50 rentals.But to be fair they need to cap insurance also ...just cap everything lol

    Kristina, I totally agree and understand about the heat and humidity because it actually makes me feel ill also. Having lived in Florida and Las Vegas and visited Thailand I know that the day after day heat and humidity affects my health. If you have an extra room to rent in Michigan or Maine, let me know. 😂😂😂

    Property taxes are too high in states no escaping that one 😢 beside we do not own our home quit fooling yourself.

    A person needs $4 million upon retirement to have a comfortable life anywhere in the world, but in my opinion, investing in the stock market rather than Canadian or Indian real estate will have a detrimental effect on our finances.

      Blah Balh reading in the coffee. UA-camrs, especially realtors who don't profit from real estate in this market, want to talk about things to make money. In the end, nobody knows, but consumer sentiment plays a significant role in real estate, with 80% of homebuyers believing that this is a bad time to purchase a property.

    By law a rental only has to be broom clean, in NY anyways. The biggest problem here is that everyone is a criminal today, laws mean nothing.

    A solution to the house insurance problem is to pay off the mortgage and drop the insurance and take your chances. Those having mortgages would be forced to paying even more for insurance.

      Unless you make enough money to rebuild that house in the devastating the Mize I recommend at least get a high deductible policy

    We will remember this Sunday. Housing market about to collapse. 12k mortgages and new tax assessments about to hit into reality. People pay those mortgages if trees grow to sky but rocket is in full reversal. Don’t hold on, sell get into a rental property, it’s what rich and smart money is doing.
