Hi there! I am Joseph.
I have been an immigrant / expat living in central Portugal along with my beautiful girlfriend Mariana for eight years now.

The house is the size I'd need and of beautiful granite stones 😍. The variety of trees on the land are wonderful. And a mountain spring!
Was the only bathroom the one downstairs?

Hi! Thank you for the lovely comment!!! 💕 For the bathroom - pipes inside the house are all fitted and ready to be connected to the capped well and to a septic tank, septic would cost about 1,500 euros 😊

That was a great tour of the place. Very well done. Would love to know the average temperature of the area for the four seasons and how much heating is required to be comfortable in the winter months.
they are the extreme temps, day temp for most of the winter is 10c, day temp for most of the summer is in the mid 30’s, we have radiators throughout our house and honestly rarely use them, last year they didn’t get turned on once, two woodburners in a 300m2 house is enough

I like this property, location and aspect. I note the capped well as potential house and land water supply. Is there mains water supply nearby? Does the property have mains electricity?
The back wall of the property would be my main concern, being built into the slope, it could be at risk from damp and flood, surface water runoff?

Based on your experience and estimate, what will the cost be for a new-build, if you consider a higher standard and per square meter? Also what can you expect to pay for a borehole? Your feedback is highly appreciated. Regards AJ
For a new build (bigger or higher) you will need first of all an architect. Next thing you will have to request permission from the town hall (or camara or other office).
All this paperwork will take probably a year or two years. If you get permission. Another thing (problem i see) is taking the building material up the mountain. Of course it all can be done. If someone really wants to do it.
Borehole is the smallest problem. Depending how deep they need to go it is between 1500-2500 euro's i think. Also connecting electricity will cost something like that maybe, or even cheaper.

Hi, no, I don’t sorry, electricity can be found by asking EDP, water isn’t necessary as it would be cheaper (and better) to either use the capped well or install a borehole! Mountain spring water on site is better, in my opinion, than municipal water 😊

Not to my knowledge, there are lots of borehole companies too so I’d be very surprised, they do need a license for the installation though, maybe it’s that?

I have noticed something about Portuguese fincas for sale that really annoys me, I have been searching Spain and Portugal for the past 3 years and in Spain when you have a property on the land it's usually near the center so you have good privacy but in Portugal, most of the plots have houses on the very border of the land which means you need to buy the parcel next to it also to guarantee any sort of privacy, I believe this is a Portuguese strategy that I really dislike.

@@jorgebasso7320 no, but I believe the plots that were one large plot are split and sold separately knowing most want privacy, and will have to buy both.
In some cases, few, it's possible that heritages make the splits that way. But it's not intencional for sure. There are various reasons for that could hapens (logistics, facilities, roads, services, etc), but that is not one of them, for sure.
@@jorgebasso7320 granted but I have had a few disappointing experiences while negotiating a purchase, both times I found plots I fell in love with but both times I needed to negotiate with the owner of adjacent plots to ensure privacy or to remove shared access so the property can be gated, secured when I'm not there, but both times I was faced with the smaller adjacent plot owner playing hardball expecting way more than market value, knowing his plot dissects a more desirable plot and in both cases, I later discovered the same family-owned all those plots. I rarely encounter this type of land split in Spain or Catalunya. It's a shame, I love the Portuguese but am not so fond of their strategic land splits. Have a good day.

Alpedrinha. About 1200 residents. It belongs to the district Fundao. So Fundao is the bigger town there, about 8 km distance from each other.

Such a shame! Would have been perfect, been looking for over a year now but, as soon as you said you were "Going off roading" and showed the public track going right by the house, that finished it for me. The whole idea of buying a house away from people and alone in the mountains, is to be alone, not have quad bikes, jeeps and god knows what else roaring past your house!

Hi there, the mountain is full of trails, not just that one road, look on google maps at the gardunha and you will see them all, vehicles passing the house itself might be one or two per month!
It is a pity that you can see and hear the national highway 400 m away..plus very difficult access and need to invest teuro for solar as there s no edp posts..not an easy floorplan..

I really don't like the interior of the house. The bedrooms are too narrow and downstairs looks like a cave. Why didn´t they put a window in the bathroom? I can´t understand how these type of houses are approved here in Portugal.
I don’t think “finishing touches” quite covers the extent of additional renovations required. This project is half done at best.
Just wondering about the permit to make that your home. Most of these places are only allowed for agricultural purposes.
One hundred percent not true… We always make sure the properties we advertise are either already legally with the ability to live in, or that they can have the paperwork changed if necessary, this is then passed all onto the buyer and their legal representative

The Farmhouse looks beautiful , reasonably price in my opinion. the only thing that bothers me is that theres no electricity connected perhaps its too far from the main line which made the house not legally habitable as residential ? ,thats why the owner give up living there .
Hi, I mentioned the electricity, it would be 100m roughly, EDP can connect, they can get a quote for you also.The owner never lived there, he built it to sell it.

I've just had them put on my roof here in South West Wales and we probably only get half the sunshine, I'm not sure about who gets the most rain though🤣 BTW how much does it snow up there ? Does it snow? Will my cross country skis get any use ? I also like this property ... of course as one of my main considerations are my 11 dogs, they are Pyrenean Mountain Dogs and even my Welsh Sheepdogs are mountain sheepdogs both breed should be in their element on the mountain, but unfortunately it seems that this beautiful place has no outbuilding that can be utilized as accommodation for them. all the same, I have it marked down as a" favorite ❤"
Another little question: Can you please explain about farming subsidy from the Portuguese government.... If I understand it correctly, to qualify ones farm needs to have at least 1 hector of "clear land" ? meaning this does not include ant land on ones farm that is taken up by forestry or by farm buildings? As this is three hectors how would this property stack up ? does it have any such "clear land" What does that even mean? I would certainly if at all possible like to have a property that qualifies for such support.... I'm guessing that farm machinery tractors etc costs a hell of a lot, compared with the UK for example, just like the cars in Portugal ???? I'm of course presuming, rightly or wrongly that such a government farming subsidy would certainly help towards buying such essentials !? Any clarification you could provide would be greatly appreciated
